(A) CHILLER SYSTEMS -
1. Check flow switch operation for proper operation.
2. Checking condition and setting of panel controls, operating controls, safety controls to ensure optimum performance, reliability and replacement of the same if found necessary.
3. Cleaning of Pot strainers in water circuit.
4. Lubricating all bearings as required.
5. Checking of alignment of coupling in direct driven components.
6. Checking of AC systems and monitoring for any oil or gas leakages.
7. Checking of pressure controls (HP/LP/OP/WP), refrigerant pressure gauges, water pressure gauges, temperature gauges, expansion valves, refrigerant valves, strainer/driers, thermostats and solenoid valves etc.
(B) CHILLER / CONDENSER WATER PUMP -
4. Checking/rectifying of alignment of coupling in direct driven components.
(C) AHU SYSTEMS -
1. Checking, rectification, repair and replacement of GI ducting, thermal/acoustic insulations, dampers, tinkering, welding and painting to ensure smooth function of the equipments.
3. Checking of AHU fan motor, Impeller housing, shaft and bearings.
4. Checking of belt tension and alignment of motor, tightening of V-belts.
6. Checking the electrical control and set points for operation and adjusting the setting if necessary. Inspect cables for loose/loaded terminals, rectify if necessary.
9. Check for V-belts and filter assembly/canvas cloth condition and replace if required. Note : Cost of V-belts and filter assembly shall be measured and paid under the relevant items of this schedule.
10. Motor terminals shall be checked and properly tightened.
11. Checking of alignment of coupling in directed driven components.
(D) COOLING TOWERS
1. Checking of cooling tower nozzles, sprinklers, cooling tower motors and fans.
4. Checking and rectification of any leakage from valves,Joints or Basin
(F) ALL ELCTRICAL PANELS AND CONTACTORS -
1. Checking the electrical control and set points for operation and adjusting the setting if necessary.
3. Checking electrical panels & cabling at plant room and all control cabling.
(H) FAN COIL UNIT -
(H) CENTRIFUGAL FAN, EXHAUST FAN -
(K) GENERAL -
1. Checking the plant performance.
2. Checking of faulty spare parts of all electrical panels/motor control panel, pump panels, winding of motors and relay etc. and taking out defective spares against repaired or new spares. Note : Cost of new spares will be measured and paid under the relevant items of this schedule.
3. Checking to be done to notice abnormal operational noise in the running of plant/condenser/chilled water pump and corrective action to be taken as required.
4. The contractor should check over heating of compressor/ condensor/chilled water pumps and corrective action be taken as required.
7. Contractor shall ensure proper ground earthing of plant, motors and requisite corrective action is to be taken.
9. Checking of all water pipe lines, water line valves including non-return check valves, water strainers and repair/ rectification/ replacement of defective parts.
10. Checking, maintaining and ensuring smooth function of the equipments without any abnormalities in noise, temperature, pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts. Note : Spares to be replaced will be measured and paid under the relevant items of this schedule.
(L) RECOVERIES FOR NON PERFORMANCE -
2. Call made before 1600 Hrs shall have to be attended on same day. Call made after 1600 Hrs shall be attended by 1000 Hrs on next day.
4. The corrective/breakdown maintenance is to be carried out any time during 24hrs inclusive of all Sunday & Holidays.
5. Minor Maintenance :- Inclusive of Repairing and Replacement of all Spares/Components and all other associated accessories which are covered otherwise and attention of all defects other than major defects. (i) Respose Time (Maximum) - 03 hours (ii) Attending Time (Maximum) - 06 hours
6. Major Maintenance :- Inclusive of Repairing and Replacement of all Spares/Components and all other associated accessories which are covered otherwise and attention of all defects other than major defects. (i) Respose Time (Maximum) - 03 hours (ii) Attending Time (Maximum) - 24 hours (Should be in proportion with the type of failure).
7. In case of major complaints such down of system more than 36 hours whenever the standby equipment is not available for service a penalty of Rs 1000/- per day shall be imposed subject to maximum of Rs 15000/- depending upon the continuity of the shutdown.
8. The complaints which cannot be attended to within above specified time limit on technical grounds, be brought to knowledge of Engr-in-charge for taking suitable remidial action.
9. The scope of work includes preventive maintenance of air conditioning plant, etc. The same should be carried out on Saturdays, Sundays and holidays with prior intimation to Engr-in-charge. Contractor shall work out time schedule for carrying out preventive maintenance in consultation with Engr-in-charge.
10. The contractor shall be entirely responsible for all safety precautions required
11. All units of the AC plants like Compressors, pumps, motors, blower, etc. should be maintained in optimum condition. They will be checked for proper functioning and defective spares will be replaced if necessary. Consumables like oil, gas, contactors, switches, valves, etc and jobs like descaling, rewinding, gas charging, oil filling etc. will be measured and paid under the respective items of this schedule.
12. No additional payment shall be made for transportation of equipment from the AC plant site to the Firm's ware house or delivery of the materials to the AC plant site at any point of time.
13. The firm shall make good all the losses occurred during servicing, overhauling, repairing and maintenance of plants without any additional cost.
(M) The following maintenance services are not covered under comprehensive maintenance of Central AC plant -
1. Repair/overhaul of the compressor, condensor, chiller, motor, cooling tower, cooling tower fittings, heating/cooling coils, fans, FCUs, AHU, Sheet metal parts, valves, sensors etc.
2. Repair/replacement of electrical main switch/circuit breaker, main incoming cable, fuses and indication lamps.
3. Repair/replacement of component of main electrical distribution board and distribution power control cabling.
4. Repair/replacement of chilled water and condenser water valves and water piping, and all kind of masonry/ structural work.
5. Ducting and its accessories like dampers of all types, Thermal and acoustic installation, all type of piping and valves, electrical panel cabling, control wiring, bulbs and fuses.
6. Repair/replacement of fine filters and absolute filters.
7. Rewinding job of motors etc.
8. Gas charging job.
9. Compressor oil filling job.
10. Descaling job(s).
11. Cleaning of cooling tower
12. Cleaning of AHU and its filters.
13. Cleaning of Air ducts.
14. Painting of any component of AC plant.
Providing and carrying out a comprehensive technical inspection and detailed condition assessment of the existing ZECO/EDGETECH make Air Handling Unit(s) of installed capacity as per site requirement, through OEM i.e. ZECO Aircon Limited,EDGETECH or their duly authorised / accredited service agency only. The agency shall depute OEM-authorised and technically qualified service engineers to carry out a complete system audit of the AHU installation. The scope of inspection shall include detailed examination and performance assessment of the AHU casing and panels, insulation condition, access doors, air filters (pre-filter / fine filter), cooling and/or heating coils, condensate drain tray and piping, fan and motor assembly, belt and pulley system (where applicable), bearings, vibration isolators, flexible connections, dampers, actuators, mixing box (where provided), fresh air and return air sections, and all associated mechanical accessories.
The inspection shall further include checking of airflow characteristics, fan performance, static and dynamic pressures (where feasible), air leakage, alignment and balancing aspects, noise and vibration levels, and overall mechanical integrity of the unit. Electrical components and controls related to the AHU such as motor starters, VFD (if provided), control wiring, interlocks, sensors, safeties and BMS interface points shall also be inspected for functionality and condition. The agency shall record all relevant operating parameters, identify and list defective, weak, deteriorated or non-functional components, and assess the remaining serviceability and reliability of the AHU under existing operating conditions. Based on the inspection, the OEM / authorised agency shall provide technical observations, engineering recommendations and OEM-recommended corrective actions, including suggested replacement or refurbishment items, if any.
A detailed technical inspection and assessment report shall be prepared and submitted strictly as per the prescribed “Engineering Charges / Technical Evaluation Report” format, and With OEM recommendations

S&F in replacement DX TYPE coil with fins, for air cooled package type 11 tr dual compressor of Votas Model NO DPUASC2110Y same as existing coil area, GI coil casing / blank offs, coil section with row (as existing) with single number of distributers, copper tube material, 12.7mm tube dia, 25 SWG/ 0.5 mm thickness of tube, 4 RD cooling, coil copper head. Note :- (i) Contractor shall carried out complete pump down the system with recovery unit and take all refrigerent Gas from the system in refrigerent bottle with recovery unit and store at safe place for reuse. (ii) Contractor shall arrange necessary T &P and experience technician to carring out cutting of existing copper pipe lines from expansion valves to AHU Coils and supply and fixing with addition alteration to new copper tubing as recommended by OEM. (iii) Cost of following works shall also deemed to be included in the rates quoted by the contractor:- (a) Charging of nitrogen Gas in unit & complete system at 300 psi pressure and checking of any dropping of pressure / leakage up to 72 Hrs after replacement of AHU Coil and cutting and addition alteration with copper tuning. (b) Vaccumisation of complete system for minimum 2 days for dropping of vacuum pressure & rectification of leakage if any. (c) Charging of complete system with R - 22 gas stored in bottle recover from system for maintaining the system pressure up to HP - 175 psi & LP - 65 psi. (d) Measure the inlet and outdoor temperature of package unit and maintain temperature as per required at site. (e) Testing & commissioning of compressor after completion.
Supply and fixing in repair of AHU Shaft bearing (02 Nos in each) of for required size capacity AHU as per site requirement complete all as specified and directed.
Supply and fixing in replacement V-belt of following sizes complete all as specified and directed. Make:-polycab,finner ,havelles
Disconnection and after disconnecting electric connection removing of 50-10HP Chiller /Condenser pump alongwith suction, delivery pipe line, control valves etc and opening for inspection, finding out the unserviceable parts and refixing the disconnected parts after replacing of unserviceable items with new of same size and capacity including testing and commissioning complete all as direted.
Disconnection and after disconnecting electric connection removing of 7.5-0.5HP Chiller /Condenser pump alongwith suction, delivery pipe line, control valves etc and opening for inspection , finding out the unserviceable parts and refixing the disconnected parts after replacing of unserviceable items with new of same size and capacity including testing and commissioning complete all as direted.
M&L for repair of leaking joint of 50-10HP Chiller /Condenser pump alongwith suction, delivery pipe line, header pipe line control valves etc by removing existing broken fitting, rethreading of pipes, greasing, glen- dori and rubber packing of pump set re-connecting of pipe, testing of joint will be include in the unit rate including necessary excavation & earth work in any type of soil/floor complete all as specified & as directed.
M&L for repair of leaking joint of 7.5-0.5 HP Chiller /Condenser pump alongwith suction, delivery pipe line, header pipe line control valves etc by removing existing broken fitting, rethreading of pipes, greasing, glen- dori and rubber packing of pump set re-connecting of pipe, testing of joint will be include in the unit rate including necessary excavation & earth work in any type of soil/floor complete all as specified & as directed.
Dismantling of Centrifugal/Monoblock Motor electric driven of any make, any type & any capacity and cleaning, overhauling including repairing to pump shaft (if required) by remetalling, grinding, polishing and reassembling by necessary machining & welding work including minor spares and replacement of unserviceable spare parts and reassembling the components & testing for function ability, complete, all as specified & directed. Notes :- (i) The spare parts required to be replaced shall be measured and paid for separately as “Supply only” under the relevant items here-in-after. (ii) Unit rate (quoted by the tenderer) shall be deemed to include for all minor spares. The decision of Accepting officer regarding minor spares shall be final, conclusive and binding. (iii) Rectification period for centrifugal pump set should not more than 48 Hrs from the time of intimation to the contractor, fell in which penelty of Rs 1000 on every day of delay, will be laible to the contractor. (iv) Unit rate (quoted by the tenderer) shall be deemed to include loading/unloading and transportation to & from authorised workshop or carrying out servicing onsite as required.

Material and labour for disconnecting electrical supply, dismantling the cooling tower motor from its frame installed at height, loosening coupling hardware, removing anti-vibration mounts, lifting and lowering the motor safely to ground level using hydra/crane with all manpower, slings, tools and safety arrangements; carrying out required servicing/repairs after lowering, such as bearing replacement, gasket replacement, terminal block repair, fan cover repair, rotor key replacement, shaft polishing/remetalling (if required), reassembling and testing; including loading/unloading and transportation of the motor to and from an authorised workshop wherever workshop-level repair is required; and thereafter refixing the motor at its original location, tightening angle-iron frame hardware, re-alignment of coupling, reconnection of electrical supply, and testing & commissioning after installation, complete all as specified and directed.
Material and labour for complete descaling of Cooling Tower (FRP ) of any capacity by stopping the system, draining and removing basin water, cleaning and removing sludge, mud, algae, fungus and scale deposits from basin, fill media, drift eliminators, louvers, sump area, internal FRP surfaces, distribution headers and spray nozzles; removing and washing fill packs, eliminators and louvers; brushing andintially with high-pressure jet cleaning of all accessible internal surfaces; cleaning of fan blades, fan guard, motor top and ventilation slots and after that descaling of basin and water distribution parts with approved chemicals (recommended By OEM); refixing all dismantled components properly, ensuring correct seating of fill packs and louvers; checking fan alignment after cleaning; refilling clean water, ensuring uniform water circulation, and functional testing of cooling tower complete all as specified and directed.
Dismantling of existing worn out electric motor of CT Fan of cooling tower and S&F in repair with testing and commissioning totally enclosed weather proof IP-55, Flange Mounted Extended Shaft electric CT Fan Motor with following specification complete all as specified and as directed:- three phase squirrel cage motor, Capacity 15 HP, 960 RPM, 415V, 50HZ with all connected accessories and all fitting suitable for same as Existing cooling tower . Motor complete all as specified and as directed.
Dismantling of existing worn out electric motor of CT Fan of cooling tower and S&F in repair with testing and commissioning totally enclosed weather proof IP-55, Flange Mounted Extended Shaft electric CT Fan Motor with following specification complete all as specified and as directed:- three phase squirrel cage motor, Capacity 3 HP, 1440 RPM, 415V, 50HZ with all connected accessories and all fitting suitable for same as Existing cooling tower . Motor complete all as specified and as directed.
M&L for servicing the existing rotational sprinkler assembly of cooling tower, including removal of sprinkler head and arms (only as required), cleaning scale/sludge/dust deposits from arms and nozzles, checking free rotation, lubricating rotating points (where applicable), rectifying water-throw direction by adjusting nozzles, ensuring smooth uniform rotation, refixing the assembly in position and testing water distribution, complete all as specified and directed.
M&L for taking down the unserviceable rotational sprinkler assembly of cooling tower, including disconnecting water supply, removing sprinkler head, arms and nozzles, supplying and fixing new aluminium rotational sprinkler assembly of suitable size compatible with existing water distribution system, fixing arms and nozzles correctly, ensuring proper alignment, tightening all joints, connecting the water supply and commissioning the sprinkler to achieve uniform water distribution, complete all as specified and directed.
M & L or Aluminium Fan Assembly for Cooling Tower, Single unit complete with corrosion-resistant aluminium blades, hub, shaft, bearings, coupling, and all necessary fasteners. Fan assembly shall be dynamically balanced, vibration-free, as per existing size . Assembly shall be factory-assembled, tested, and ready for direct installation.
Supply and fixing in repair Fins for cooling towers, Flute size 12mm and 19mm, thickness 0.175mm to 0.20mm, 24" x 12" x 6" (600mm x 300mm x 150mm) or any other size as per sample complete all as specified and directed.
M&L for carrying out complete flushing and cleaning of existing Chilled Water (CHW) pipeline network of AC Plant under full system shutdown, including isolation of chiller and pumps, removal of all CHW strainers (pump suction, AHU/FCU strainers and equipment strainers), draining of entire system through all low-point drains, filling with fresh water and performing high-velocity flushing by operating CHW pumps in manual mode, opening all valves to achieve maximum flow velocity, purging sludge/silt/rust continuously through low-point drains, carrying out mild non-corrosive chemical cleaning (where required) with proper neutralisation, final fresh-water rinse till outlet water becomes clear, re-fixing all strainers after cleaning, refilling the system with fresh water, complete air-venting from all high points, restoring system to original condition, testing the flow and ensuring the CHW pipeline is clean, clear, obstruction-free and fit for commissioning/operation. Complete all as directed by Engineer-in-Charge.”
Taking down existing damaged insulation of Chilled Water (CHW) pipeline of any diameter, removing old insulation material, scraping and cleaning pipe surface to remove rust/dust, preparing surface and providing & fixing new closed-cell elastomeric insulation (NBR/XLPE) of required thickness (13/19/25 mm as per site requirement), sealing all longitudinal and transverse joints with compatible adhesive/foil tape, ensuring complete vapour-barrier protection; and thereafter providing & fixing aluminium sheet cladding of 26 SWG (min.) over the insulated pipeline with proper overlapping, bending around elbows/tees/valves, fixing with stainless-steel bands/rivets, making the system fully weather-proof, UV-proof and condensation-free; complete all as per manufacturer’s instructions and as directed by Engineer-in-Charge Make:-A- flex/Armacell/ALPP
