COMPREHENSIVE MAINTENANCE OF CERTAIN LIFTS INSIDE AND OUTSIDE FORT WILLIAM UNDER GE (FW) KOLKATA

Comprehensive maintenance of electrically operated automatic passenger /goods/ stretcher lift of following makes through OEM for day to day routine/periodical maintenance including supply and changing of all consumable lubricants and repair or replacement of all defective components (spare parts) except major parts as specified in notes here in after and paid separately under relevant items to maintain the lifts in serviceable condition complete all as specified in para 16 of section 5 of part 8 of NBC 2016 including daily maintenance of necessary records & documents complete all as specified and directed. Qty details:- 01 nos lift ( Make:- ECE) + 02 nos lift ( Make:- IBIJ) + 12 nos lift (Make:- KONE)+ 05 no lift (Make :- THYSSEN KRUPP ELEVATOR) + 04 nos lift (Make:- JOHNSON) = Total 24 nos of lift x 11 months Details of lift as mention in Appendix A of BOQ

Notes for items no 1 :- (i) Regular examination and Maintenance:- Regular cleaning, lubrication, adjustment and adequate servicing and dewatering from lift well in monsoon or any other season for minimum one day per week per lift or as such interval as the type of equipment and service demand through lift mechanic (Semi Skilled) engaged by the contractor . In case of any malfunction of lift, emergency breakdown, repair or replacement of defective parts is required contractor shall immediately lodge complaint to OEM of lift with intimation to GE/AGE(E/M)/JE(E/M) for repair of defective lift through OEM designated maintenance team and make it functional on emergency basis within the time frame mentioned in PS on receipt of complaint by them otherwise necessary penalty shall be recovered from the contractor as mentioned in PS . In case replacement of defective parts is essential to make the lift serviceable it shall be done after obtaining written approval from GE based on recommendation of OEM . Fixing of new parts shall be carried out in presence and supervision of one OEM Lift Engineer and in presence of AGE/JE(E&M). Decision of GE regarding repair or replacement of defective parts to make it serviceable is final and binding. In case raising of dispute between repair or replacement of any defective parts to make it serviceable, the decision of the Accepting officer is final and binding. (ii) Fortnight Maintenance:- Each lift shall be visited by OEM appointed one senior lift mechanic (Skilled) once in fortnight to carry out specified maintenance activities as mentioned in PS to ensure upkeep of lift in working condition (iii) Monthly Maintenance:- Each lift shall be visited by OEM designated maintenance team of one Lift Engineer, one senior lift mechanic(Skilled) once in a month to carry out specified maintenance activities as mentioned in PS to ensure upkeep of lift in working condition . Monthly maintenance record in respective each lift shall be maintained as mentioned in PS. Monthly ARD functioning report shall be maintained and submitted to the AGE(E/M). (iv) Quarterly maintenance:- Each lift shall be visited by OEM designated maintenance team of one Lift Engineer, one senior lift mechanic (Skilled) in every quarter to carry out specified quarterly maintenance activities as mentioned in PS to ensure upkeep of lift in working condition. Quarterly maintenance record in respective each lift shall be maintained as mentioned in PS.. (v) Annual maintenance Schedule:- Certain specified maintenance is required to be performed on each lift to ensure longevity and useful life working of lift details of maintenance required to be done and person responsible is provided in PS. An Annual safety Audit got to be carried out by Original Equipment Manufacturer (OEM). (vi) Prior to completion of the work all the lift shall be inspected and tested by the IEM available at the office of Zonal CE. Cont.... .

Cont...... (vi) The contractor shall be to submit the Memorandum of Understanding (MoU )on stamp paper duly notarized with Original Equipments Manufacturer (OEM) or their accredited/authorized agencies as applicable lift wise to the effect that maintenance shall be carried out under their overall supervision, maintenance and direction/ instructions within ten days after acceptance of tender, failing which the contract will be liable to be cancelled in terms of General condition of contract (IAFW-2249). In case the lifts of old makes for which OEM/ authorised agency do not exist, theses lift shall be repair through other OEMs/ accredited agencies, registered MES contractors or other contractors listed in appropriate category of CPWD/ Railways/ Other Government Agencies as approved by GE (vii) The OEM or their accredited/ authorised agencies shall be one time training to the all lift operators after start of work. (viii) The OEM or their accredited/ authorised agencies shall be conduct one safety audit during the currency of the contract for each lift and submit reports to the AGE. (ix) That for any break of terms and condition of the MOU by the contractor the OEM shall inform to the AGE. (x)The material cost of control panel, VVVF Driver, ARD,Car door, car door operating system and batteries shall not included in above quoted rate. Repairs/replacement of others spare parts require to maintain serviceability and safety of lift shall be deemed to be included in above quoted rate. (xi) Force majeure:- Any breakdown in lift caused due to natural calamities, i.e flood, earthquake, fire in building other than fire in lifts etc.shall be outside scope of routine/periodical maintenance. (xii) The decision of Accepting Officer on exclusion/inclusion in scope of routine/periodical maintenance shall be final and binding. (xiii) List of building along with nos of passenger, name of OEM and nos of floor as mentioned in Appendix A of BOQ, the bidder/tenderer is advised to visit all existing lift at site and assess the quantum of the work to be carried out in the contract and quoted there rate accordingly (xiv) Before dismantle / taking down of existing BER lift through other agency if maintenance is required, to keep the lifts in running condition the same shall be carried out through this contract after obtaining written approval from GE/Engg-in-Charge (xv) Make and model of part to be replaced shall be same as existing at site or as per OEM recommendation (xvi) Wherever recommendation of OEM is required ,OEM shall submit the same in letter head and same shall be kept in record.

Supply and fixing car operating panel for G+5, automatic lift with acuality push button, door open, door close button, digital floor indicator & direction indicator suitable for 24, DC opeation after dismantling the existing unit complete all as directed and as specified. Make : As per existing at site or as per OEM recommendation

Supply and fixing car operating panel consists of microstroke luminous push button for all floors, door open, door close, fan, light, emergency light, alarm, stop and auto attendence key, emergency light, 9 segment floor position indicator for G+9 / G+10 automatic lift with SS front facia matching the existing cutout after dismantling the existing unit complete all as directed and as specified. Make : As per existing at site or as per OEM recommendation

Supply and fixing Variable Voltage and Variable frequency (VVVF) drive of capacity 7.5 /15 KW, suitable for 415 Volts AC 50 Hz for VVVF system including taking out old unserviceable drive, Make -As per existing at site or as per OEM recommendation

Supply, install, testing and commissioning Automatic Rescue Device (ERD 10) control complete unit with all accessories including maintenance free batteries (EBD Mono 12 V 12AH) 04 Nos suitable for 8-13 passengers lift complete all as specified and as directed including taking down unserviceable one, Make : As per existing at site or as per OEM recommendation

Supply, install, testing and commissioning Automatic Rescue Device (ERD 20) control complete unit with all accessories suitable for 8 to 13 passengers lift complete all as specified and as directed including taking down unserviceable one, Make : As per existing at site or as per OEM recommendation

Supply,fixing maintenance free batteries 7/7.5 AH,12 Volt for Automatic Rescue Device (ARD) suitable for 8 to 13 passengers lift complete all as specified and as directed including taking down unserviceable one. Make : EXIDE/AMRON / AMAR RAJA or equivalent.

Supply, fixing and installation of new auto landing door sets (10 Sets) and mechanism for (G+9) 8 passenger (544 Kg) incl fixing of new door system, recommissioning of the lift and taking down old unsv landing doors complete all as specified and as directed Note:- Existing controller will be used for hoist motor control in case it is matching the Johnson controller philosophy. Location:- JSA Block-1 Offr Lift.

Supply, fixing and installation of car door system incl car door operator (door drive) and motor for 8 passenger lift (544 Kg) incl fixing of new door system, recommissioning of the lift and taking down old unsv car doors complete all as specified and as directed Note:- Existing controller will be used for hoist motor control in case it is matching the Johnson controller philosophy. Location:- JSA Block-1 Offr Lift.
