87633 COMPREHENSIVE MAINTENANCE OF CENTRAL AC PLANT AT EHB AND RAJALIKA AT ARAKKONAM

Dismantling and taking down the defective reciprocating open type compressor from the central type AC plant 45TR Capacity of Make: Voltas, Model No. 5H60 by disconnecting suction and discharge valves after pumping down the system and other controls, dismantling the compressor for overhauling, servicing, cleaning all the internal parts and check for damage / wear and tear of any part and replace if required/ accessories as listed in Schedule 'A', re-assembling the compressor in all respect, re-fixing and reconnecting all disconnected lines including pressure testing as per the OEM recommendation / specification, conducting vacuum test, checking for leakage, arrest if any & commissioning for proper function of all instruments like pressure gauge, pressure switches, solenoid valve, expansion valve etc., replace if required, complete as specified and as directed.

Note for Sl Item No 1 here-in-before:- (i) Unserviceable parts / accessories required to be replaced will be measured and paid for under relevant items. (ii) Unserviceable parts / accessories listed in schedule 'A' will be replaced only after the approval of GE. (iii) Labour charges for removing unserviceable parts / accessories and replacement with new one shall be deemed to be included in the unit rate. (iv) Any minor spares / parts /accessories not covered in the Schedule 'A' but required for completion of job shall be provided by the contractor and the rate quoted shall be deemed to have been inclusive of such items. (v) Leak test, gas & oil charging shall be measured under relevant items. (vi) Renewal of control wiring in the system/panel with suitable size copper cable as per site requirement is deemed to be included in the unit rate quoted.

Material and Labour for gas charging by vacuumising the complete system of central type air-conditioning plant of capacity 45/50 TR with double stage vacuum pump of (-) 2 Kg/cm2 vacuum pressure after repairs to compressor or repair in refrigeration system, charging the dry nitrogen gas & hold up to 24 hrs and rectifying the leakage, if any, by replacing the 'O' ring & gland packing of service valve including top up the compressor oil and charging the gas all as specified, instructed & directed. Note : (i) Once the gas charged in it, it should hold in the system for minimum six months, if any gas leaked from the system the contractor has to charge the gas for free of cost. No extra cost on this account is admissible. (ii) Refrigerant gas R-22 required shall be measured and paid for under relevant items.

Material and Labour for servicing of oil pump including supply and replacing all un-serviceable parts of following compressors:-

Make : VOLTAS compressor, Model - 5H60 , Capacity-45 TR at Auditorium.

Make : BLUE STAR compressor, Model - 403677, Capacity-50 TR at Engine Holding Bay.

Material and Labour for descaling the condenser coil of Central AC plant of capacity 45/50 TR by circulating descaling chemical through re-circulating pump set up to 2 to 3 hours and open the end cover of condenser and manually cleaned the inner tubes with nylon brush until complete scale is removed and flush out with fresh water, reconnecting the condenser end cover by replacing rubber gasket, bolts, nuts and including cleaning of cooling tower, make up water tank etc... as required including commissioning in all respect for the followings plants :-

Material & Labour for dismantling unserviceable Non-return valves any type, 100 mm dia, including supply and fixing new Non-return valve 100 mm dia , alongwith replacement of bolts , nuts , washers and rubber gaskets etc... complete all as specified and directed. Taking down existing corroded MS pipe of 100 mm dia including cutting the existing and Supply and fixing including welding in its original position, new 100 mm dia MS pipe line, medium grade, alongwith all specials/Joints and applying two coats of synthetic enamel paint over a coat of red oxide complete all as specified and as directed. Make: TATA/JINDAL/ZENITH/BST

Taking down existing corroded MS pipe of 150mm dia including cutting the existing and Supply and fixing including welding in its original position, new 150 mm dia MS pipe line, medium grade, alongwith all specials/Joints and applying two coats of synthetic enamel paint over a coat of red oxide complete all as specified and as directed. Make: TATA/JINDAL/ZENITH/BST

Supply and fix MS flange 150 mm dia including Bolts ,Nuts, gasket etc... and taking down old corroded one complete all as specified and directed

Material and Labour for dismantling unserviceable water strainer any type upto 100mm bore dia, supply and fix new water strainer 100 mm bore dia, both flanged "Y" type and suitable for existing location butterfly type, including replacement of bolts, nuts, washers and rubber gaskets complete all as specified and directed.

Taking down the centrifugal pump set,12 to 15 HP , 3 phase, 415 volts, 50 Hz ( condenser & chilled water re-circulating pump set) for servicing /overhauling by replacing unserviceable bush & bearings, gland packing , studs, gasket etc... including machining work to shaft reassemble the pump set and painting with two coats of synthetic enamel paint, erecting testing and commissioning complete all as specified and directed.

Material and Labour for dismantling and removing the unserviceable thrust bearings from the Air Handling Units (AHU) of the central type AC plants and replacing with new thrust bearing No - 6306 of same type / model, assembling back, reinstalling, connecting and testing all as specified and as directed.

Material and Labour for servicing of following Air Handling Units (AHU's) with humidification pumps of central type AC by cleaning air filters, fire dampers, blowers, spray nozzles, condensate water tray, greasing of blower bearing/ blower motor, tightening all bolts, nuts and testing for proper functioning all as specified and as directed:-
