Comprehensive Repair/ Maint of Central Amenities and OTM Accn AMC C and C of AGE B/R-II Under GE (East) Lucknow

Ref to MOU and Sch 'A' Notes :- The work under item No. 1 to 6 of this contract shall be executed in accordance with the Memorandum of Understanding (MOU) for Welcome Maintenance Periodic Services and shall be carried out in Phase-I and Phase-II. The Contractor shall procure, in advance, 100% of the approved requirement of paint (20-litre packs), primer (20-litre packs), and wall putty (20 kg/40 kg packs) directly from the Approved/Authorized Company and submit the original purchase vouchers/invoices to the Engineer-in-Charge within 15 (fifteen) days from the date of commencement of work. No substitute material or product of any other manufacturer shall be permitted. All painting works, including surface preparation, putty application, priming, and finishing coats, shall be executed exclusively through the Authorized Applicator of the Approved Company in strict accordance with the manufacturer's specifications, application methodology, and warranty conditions to ensure the desired quality, durability, and finish. The Authorized Company shall certify the quality of materials supplied and workmanship executed, and such certification shall be subject to acceptance by the Engineer-in-Charge. OTM shall be handed over to the Contractor in batches of approximately 5 to 8 OTM per month, subject to availability, and each OTM shall be completed in all respects and handed back to the user/occupant within 7 (seven) days from the date of handing over of the OTM to the Contractor. Any delay beyond the stipulated completion period, if attributable to the Contractor, shall attract liquidated damages at the rate of Rs 1,000 (Rupees One Thousand only) per day per quarter, and the amount so recovered shall be deducted from the Contractor's Running Account (RA) Bills. However, the total recovery on account of such delay shall be restricted to the value of the painting work certified by the Approved Company for the respective delayed quarter(s), without prejudice to any other contractual rights or remedies available to the Engineer-in-Charge under the terms and conditions of the contract.The Contractor shall furnish a valid Memorendum of understanding with the manufacturer (Make mentioned in CA) prior to execution of this item.

M&L for Smart Periodical Services comprising preparation of existing wall and ceiling surfaces using approved mechanical scraper/sander machines only, executed exclusively through the Authorized Company's Authorized Applicator in accordance with the approved MOU, manufacturer's specifications, complete as specified and directed by the Engineer-in-Charge.

M&L for complete removal of loose plaster, defective old paint, and other unsound materia on existing wall and ceiling surfaces by mechanical scraping, executed exclusively through the Authorized Company's Authorized Applicator in accordance with the approved MOU,manufacturer's specifications, and as specified and directed by the Engineer-in-Charge.

M&L for providing and applying 2 mm thick Wall Care Putty of approved make in two layers to fill undulations up to 5–7 mm and obtain a smooth, even and uniform finish using sander machines, executed exclusively through the Authorized Company's Authorized Applicator complete in accordance with the approved MOU, manufacturer's specifications, and as specified and directed by the Engineer-in-Charge.

M&L for Smart Periodical Services with two coats of premium plastic emulsion paint over two coats of approved primer, executed exclusively through the Authorized Company's Authorized Applicator in accordance with the approved MoU, manufacturer's specifications, complete as specified and directed by the Engineer-in-Charge.

M&L for Smart Periodical Services with two coats of 1st quality acrylic emulsion (ready mixed) paint , over two coats of approved primer executed exclusively through the Authorized Company's Authorized Applicator in accordance with the approved MoU, manufacturer's specifications, complete as specified and directed by the Engineer-in-Charge.

Material & Labour for preparation of new surface or complete removal of old surface and applying Two coats of 100% Premium acrylic emulsion paint having VOC less than 50 gm/litre and UV resistance as per IS 15489:2004, Alkali & fungal resistance, dirt resistance exterior paint of required shade (Company Depot Tinted) with silicon additives @ 1.43 litre/ 10 sqm over and including priming coat of exterior primer applied @ 0.90 litre/ 10 sqm Note- Primer and emmulsion to be carried out through air less spray machine (Mechanical means)

Ref to MOU and Sch 'A' Notes :- For item no. 7 and 8- The painting work under this contract shall be executed in accordance with the MOU entered into between the Contractor, the Approved/Authorized Paint Manufacturing Company (OEM), and GE (East), Lucknow for Smart External Periodical Services. The Contractor shall procure and deposit 100% of the approved quantity of paint (20-litre packs), primer (20-litre packs), and wall putty (20 kg/40 kg packs) from the Approved Company with the Engineer-in-Charge within 15 days of commencement of work along with original GST invoices. The approved paint system shall comprise Nerolac Excel Top Guard Exterior Emulsion / Berger Weather Coat Anti Dust / Asian Paints Apex Exterior Emulsion. The scope under the MOU shall include mechanical scraping, surface preparation including rectification of undulations up to 5–8 mm, application of wall care putty, primer, and finishing coats through the Authorized Applicator only, strictly as per the manufacturer's specifications. Each OTM shall be completed within 7 days from the date of handing over after completion of plaster repairs, if any. The OEM shall provide all labour, supervision, ladders, scaffolding, tools and plants, transportation, safety equipment, cleaning, and all incidental arrangements at no extra cost. Delay beyond the stipulated period shall attract liquidated damages of Rs 1,000 (Rupees One Thousand only) per day per OTM, recoverable from the Contractor's RA Bills. GE (East), Lucknow shall make payment only for the accepted BOQ items at the quoted rates, and no separate payment shall be admissible for T&P, scaffolding, transportation, supervision, or other incidental items, which shall be deemed included in the quoted rates.The Contractor shall furnish a valid Memorendum of understanding with the manufacturer (Make mentioned in CA) prior to execution of this item.

M&L for Smart External Periodical Services comprising preparation of existing wall, Chajja parapet wall surfaces using approved mechanical scraper/sander machines only, followed by application of two coats of approved primer and two coats of Exterior emulsion paint of the same manufacturer, executed exclusively through the Authorized Company's Authorized Applicator in accordance with the approved MOU, manufacturer's specifications, complete as specified and directed by the Engineer-in-Charge.

M&L for preparation of existing wall Chajja, and parapet wall surfaces by mechanical meansl, followed by providing and applying 2 mm thick Wall Care Putty in two layers to fill undulations up to 5–7 mm and obtain a smooth, even, and uniform finish, complete in accordance with the approved MOU, manufacturer's specifications, and as specified and directed by the Engineer-in-Charge.
