SCH 'A' PART-I (MAINTENANCE OF AC PLANTS)

M&L dismantling electric motor of any make, 3 phase 415V of following capacity, opening the motor for rewinding using super enamelled copper wire of suitable gauge to match with the existing winding as per manufacturer design including varnishing & drying and re-assembling the motor, connecting with proper alignment and testing complete including transporting to workshop for rewinding complete all as specified and as directed.

M & L for Servicing of water pump split casing type set by removing & dismantling pump and connected pipes & electric connections etc and replacing of unserviceable parts with new gland packing set Gun metal bushes, bearing, water seal packing complete cleaning of impeller greasing etc reassembling and refixing in original position complete with packing and necessary nut & belt etc including testing for smooth functioning etc of following capacity all as specified and as directed.

Supply & Fix in repairs scroll compressor 13 TR from the unit after disconnecting electrical wiring & piping connection nuts & bolts etc supply & install of new scroll compressor 13 TR capacity and connecting pipe line for existing piping brazing & electric connection etc. at IGLOO,DBM,PMS complete all as specified and as directed.

M & L for disconnecting condenser for descaling & Plugging them & providing of 15 mm tee out let for local circulation of mild acid solution in the condenser (separate container and small pump set to circulate diluted acid solution to be used) PH value of solution to be circulated & to be kept 4 and checking frequently i.e. every one hour during the operation Scalgun WS solution to be used for descaling purpose after 2 to 3 hours of cleaning if ph value remains less than 7 flush with fresh water mixed with sodium carbonate tubes and cleaning with nylon brush after closing the end covers, circulating diluted acid solution as specified above & PH value to be maintained as above & flushing the same with fresh water including recharging of stored refrigerant up to required pressure complete all as specified and as directed for the following :

(a) 3x 120 TR at MTP

(b) 3x26 TR at IGLOO

(c) 3x30 TR at PMS

(d) 2x30 TR at WHJBC

(e) 3x39 TR at DBM

Pumping down the plant to preserve the existing refrigerant gas & leak testing of 26/30/39TR chiller package unit by charging of Nitrogen gas in to entire plant & monitoring for 24 Hrs to find the leakages, rectification of leak by brazing and replacement of necessary gasket packing as wherever required including copper tubes of suitable size vacumizing of the plant by vaccum pump and keeping 24 hrs for testing including rectification of leakages if any finally recharging of existing refrigerant gas to the plant & topping up of refrigerant if required to maintain the standard pressure complete testing of the plant for smooth functioning at IGLOO , DBM ,PMS , WHJBC complete all as specified and as directed

M&L for applying one coat of synthetic enamel paint as per colour code with spray machine on surfaces of 3X120/3x30/3x26/3x39 TR central AC plant comprising compressor motor, Pump, water pipe lines etc by filling cavities if any with filler including preparation of surfaces & indication markings at PMS/WHJBC/IGLOO/DBM/MTP complete all as specified and as directed

Taking down motor, blower fan assembly from cooling Tower, removing unserviceable fins , & providing new PVC fins of size 4"x6" ,after cleaning of Louvers, drift eleminators fill surface by moderate pressure water nozzle to remove all surface impurities incl removal of rust/scale, scrapping down the hard water deposited from bottom tray with chemical and preparing the surfaces and painting with one coat of anticorrosive paint to match with existing colour, servicing of fan and motor assembly including removal of dust, oil, scale of motor body and replacing of unserviceable nozzle,bearings , painting with anti corrosive paint, draining and filling of bearing housing with new SAE 20 grade mineral oil, greasing of bearing with IOCL mobilux etc , & reassembling complete of following cooling towers complete all as specified and as directed

M&L for rectification of defects and making functional duct / floor mounted AC and cold room/cool room of any capacity incl rectification of minor defects such as tripping of MCBs, replacement of MCBs wherever necessary, rectifying loose electrical connections, making fresh connections in electric panel / connector / contactor/capacitor/relay etc, making functional of defective plug / cap etc, arresting condensate water leakage, checking function of compressor of any capacity etc complete all as specified and as directed. Note :- (i) Unit rate quoted shall include for maintaining proper record and obtain the signature of concerned user unit. (ii) Unit rate quoted shall include for sundry items / materials as required. Notes for item No.92 to 97. (a) Contractor has to employ following staff for manning & operation of the AC plants at each shifts of 8 hours

(i) One No operator having minimum ITI qualification in Ref Mech/Electrician trade from Govt recognised institute with minimum 2 years experience in maintenance & operation of AC plants in each shift of 8 hrs (Total 3 shifts )( for item No. 92 to 97)

(b) Contractor will maintain proper records of all kinds of daily, weekly , monthly, quarterly, half yearly, yearly or whatsoever maintenance is carried out during contract period in a binded book/register and will obtain the signature of Engineer-in-Charge

(c) The operator/helper will ensure general cleanliness and upkeep of the installation on daily basis.

(d) The routine maintenance/checks shall be strictly carried out by the operator all as per the list of routine maintenance activities with periodicity as per appendix 'A' to PS hereinafter attached.

(e) The unit rate quoted shall deemed include for maintenance for earthpits, cutting & removing of vegitation and upkeep of the surrounding area, all around the bldg upto 6m from the plinth protection all as directed by Engr-in-Charge. In case of failure, a penalty of Rs 2000/- per month will be levied and recovered from dues. (f) The contractor shall provide 02 uniforms to each operator & helper and design of uniform shall be got approved. In case of failure, a penalty of Rs 2000/- per uniform will be levied and recovered from dues. (g) In case of failure due to absence of operative staff, the contractor shall be liable to pay compensation at twice the cost of a day’s Manning & Operation derived from pro rata rate of Sch ‘A’ quoted rates.

(h) The Contractor shall pay the wages to the operators/helpers (as applicable) through e-payment i.e Adhaar linked bank accounts (credit to their bank account). Engineer-in-charge shall ensure that e-payment made to operator/helpers and their wages shall not be less than minimum wages fixed by state Govt or Central Govt whichever is more. Monthly e-banking statement shall be furnished by the contractor to the Engineer-in-charge and the same shall be kept in record duly verified. (j) It is the responsibility of contractor to deposit the employees provident fund (EPF) to the concerned authority as per the prevaling scales as laid down by Ministry of labour for all operator/helper (as appliable) and necessary proof to this regard shall be submitted to the Engineer-in-charge for verification & record. The quoted rates shall be deemend to be included of above provisions. In case contractor fails to produce the proof of EPF, the same shall be recovered from his dues as per the prevailing scale plus 15 percent profit. (k) The contractor shall maintain all the registers under various labour law rules, 2017 and shall be produced to the Engineer-in-Charge as well as officers detailed by central labour department.

(l) Defective parts of plants will be replaced and measured under respective item of this schedule.

(m)Power supply for operating the installations will be made availiable by department free of cost.
