SUB - HEAD - I (Facility Management Services for New Domestic and International Terminal)

Facility management for all Internal and External Electrical installations at Terminal Building T1 and its ancillary buildings etc. to ensure satisfactory serviceability through providing repair/maintenance services for all Internal & External Electrical installations involving repairs and maintenance of LT feeders at switch rooms, repair/replacement of circuit wiring, switches, lamps, fixtures, DB's (Materials shall be issued by AAI) i/c providing consumable materials like cotton waste, oil, grease, insulation tape (HT/LT) etc. & other sundry material required for cleaning at site etc. as required, including ensuring 100% serviceability of all Electrical installations in Terminal Building (including city side and air side), preventive maintenance, maintenance of records / data entries and documentation including effective supervision etc. as per the detailed specifications, special conditions, terms and conditions covered under the tender clauses for round the clock in 3 shifts on all days including Sundays and Holidays.

SUB HEAD-II: Rate Contract for DSR SCHEDULE ITEMS (Separate man power other than man power mentioned in SH-I shall be deployed on as and when required basis.

Execution of Items of CPWD Delhi Schedule Rates (DSR) E&M 2022 as and when required for attending Repair and Maintenance, Breakdowns and Upkeep of Internal and External Electrical Installations as per Direction of Engineer-In-Charge at All Locations under Chennai Airport conforming to CPWD General Specifications for Electrical Works Part-I (Internal) 2023, Part-II (External) 2023 and Part-IV (Substation) 2013 and also to relevant BIS Specifications. Note: The Bidder shall quote the Rate in INR only for the Job corresponding to the Base Rate (Rs. 20,00,000.00 as per Proposed Estimate) and Percentage (%) Above/ Below shall be calculated by AAI (Based on Quoted Rate w.r.t Base Rate) and the same % shall be calculated by AAI (Based on Quoted Rate w.r.t Base Rate) and the same % worked out will be applied on DSR Rates while executing the DSR Items and will be paid as per Payment Methodology given in Annexure - B).

SUB - HEAD - III : Miscellaneous Electrical works like rewinding of Air circulators, Calibration of meters, Overhauling and servicing of ACB’s etc. as and when required basis.

Rewinding of following fans as per original characteristics with super enamelled copper wire and `E' class insulation material, replacement of the worn out bearing etc., as required i/c dismantling, making arrangement for transportation to workshop and reinstallation of the same at site, making supply connection, providing and fixing of necessary nut & bolts etc. (To be carried out as & when required basis).

a) 600mm Sweep air circulators

c) 1200mm Sweep ceiling fan

d) 400mm Sweep wall mounting/pedestal fan

e) 300 mm Exhaust fan

f) 450 mm Exhaust fan

g) Roof air extractor (Up to 5 HP)

Calibration of following Electrical measuring instruments and submission of certificate regarding calibration etc. from NABL accredited laboratories as required.

a) Lux meter

c) Insulation Tester

d) Multimeter

e) Earth tester

Inspection/Overhauling/Servicing of ACBs of L&T/ C&S/ ABB Make of Various Capacities provided in the various LT Panels at Various locations of Terminal T1 & T4 by Deploying Authorised Service Personnel of Manufacturer/ Service Dealer including cleaning of ACBs, opening the same, inspection, servicing, cleaning of contact surfaces, arc chutes, overhauling of operating mechanism, lubrication of moving parts, Checking of UV Coils, Trip Circuits, Checking of Control Circuits, replacement of minor defective spares supplied by AAI (excluding supply of spares), testing and commissioning etc., as required.

Repair of existing DB's by replacing required accessories like Hinges, magnetic locks and providing handles for opening DB's including painting with approved colour of two coats etc. as required.

Providing lettering for LT Panel boards, DB's, Street light Pole as per the direction of Engineer-in-Charge etc. as required.

Spray Painting of LT feeder pillars/DB's at Terminals T1 & T4 car park with one coat or primer and two coats of synthetic enamel paint of approved shade, quality and brand including scrapping, cleaning the surface etc. as required.

Servicing and replacement of defective Stainless steel hand drier spares like Euronics, Kallerians & Anand make (Spares shall be supplied by AAI) as required.

Painting of 4 Mtr height Street light pole at Terminals T1 & T4 car park with one coat of primer and two coats of Aluminium paint of approved shade, quality and brand including scrapping, cleaning the surface etc. as required.

Supply of Panel lock having size of 20mm dia with key

Calibration of following Electrical measuring instruments and submission of certificate regarding calibration etc. from NABL accredited laboratories as required.
