Note: (i) Spare parts and winding coils as mentioned under respective items of schedule shall be measured and paid for separately as supply only. Note:- (i) Four preventive Maintenance calls shall be provided during the contract period of one year. They shall be as per dates and time provided by customer during normal working hours ( Monday to Saturday between 9:00 AM to 7:00 PM) on any working day. Washing the condenser coil with water to remove the dust accumulated inside the coil. Cheking the refrigerant pipe joint with solution for any leakage in the system and ensuring that the entire piping is made fully functional. Checking & Tightening all bolts & nuts. Cheking & making fully functional all electric connections of control panel. Cheking & making fully functional all electric connections of compressor & condenser fan motors. Cheking the suction/ discharge pressure of compressor to study any abnormal running condition & rectifying the same if noticed. Checking voltage & current to study / detect any abnormal running conditions and assist in rectifying the same if noticed with in our set free unit. CARRIER, on its own, would carry out rectification steps in the equipment if needed, otherwise advice customer to take corrective action at their end. Checking voltage imbalance between phases and pointing out any problem to customer for corrections, provided any correction required in the equipment would be corrected out by CARRIER. Cheking of unloading solenoid valves and ensuring smooth functioning of the same.

(ii) The quoted rate include comprehensive maintenance, Repair and replacement including attending All major breakdown like compressor failure, replacement of electrical control panels and PCBs, Remote control etc. The quoted rate include the periodical washing of filters as per OEM recommendations. Repairing and replacement of expansion valve, safety devices and valves, replacement/ rewinding of motors and pumps, electrical contactor and relays, repair and replacement of filters etc, and other routine items such as Refrigerant gas, compressor oil and grease, Lugs, Gland, Wires and cables etc required for smooth operation of plant shall be provide by contractor at his own cost as per the manufacturer's instructions shall be deemed included in the unit rates quoted by the contractor.

(a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be included in quoted rate. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with M/S CARRIER Company. The contractor shall upload submit scanned copy of MOU with M/S CARRIER alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Blue-Star (original OEM) will visit the A/C plant minimum one time in a month and will submit inspection report to the Engr-in-Charge. Necessary repair action will be taken immediately if/as required and periodical maintenance of plant will be carried out by contactor as per technical instructions OEM.

(e) In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor:- (f) Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbally. (g) Thereafter Rs. 10000/- will be added every day till rectification of fault/ replacement of unserviceable spares as directed.

They shall be as per dates and time provided by customer during normal working hours ( Monday to Saturday between 9:00 AM to 7:00 PM) on any working day. Washing the condenser coil with water to remove the dust accumulated inside the coil. Cheking the refrigerant pipe joint with solution for any leakage in the system and ensuring that the entire piping is made fully functional. Checking & Tightening all bolts & nuts. Cheking & making fully functional all electric connections of control panel. Cheking & making fully functional all electric connections of compressor & condenser fan motors. Cheking the suction/ discharge pressure of compressor to study any abnormal running condition & rectifying the same if noticed. Checking voltage & current to study / detect any abnormal running conditions and assist in rectifying the same if noticed with in our set free unit. BLUE STAR, on its own, would carry out rectification steps in the equipment if needed, otherwise advice customer to take corrective action at their end. Checking voltage imbalance between phases and pointing out any problem to customer for corrections, provided any correction required in the equipment would be corrected out by BLUE STAR. Cheking of unloading solenoid valves and ensuring smooth functioning of the same.

(ii) The quoated rate include comprehensive maintenance, Repair and replacement including attending All major breakdown like compressor failure, replacement of electrical control panels and PCBs, Remote control etc. The quoated rate include the periodical washing of filters as per OEM recommendations . Repairing and replacement of expansion valve, safety devices and valves , replacement / rewinding of motors and pumps , electrical contactor and relays, repair and replacement of filters etc , and other routine items such as refrigent gas, compressor oil and grease, Lugs, Gland, Wires and cables etc required for smooth operation of plant shall be provide by contractor at his own cost as per the manufacturer's instructions shall be deemed included in the unit rates quoted by the contractor.

(a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be included in quoted rate. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with M/S Blue-Star Company. The contractor shall upload submit scanned copy of MOU with M/S Blue-Star alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Blue-Star (original OEM) will visit the A/C plant minimum one time in a month and will submit inspection report to the Engineer-in-charge. Necessary repair action will be taken immediately if/as required and periodical maintenance of plant will be carried out by contactor as per technical instructions OEM.

(e) In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor :- (f) Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbally. (g) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

Comprehensive/ Routine maintenance of VRF/VRV type Acs for following size and capacity VRF/VRV. (Make:- DAIKIN) (A) OUT DOOR UNIT 12 HP:- Air cooled VRF/VRV system - 04 Nos (I) IN DOOR UNIT (Air Handling Unit) :- Capacity (3200 CFM - 02 No) (B) OUT DOOR UNIT 16 HP:- Air cooled VRF/VRV system - 01 Nos (I) IN DOOR UNIT (Air Handling Unit) : Capacity (4000 CFM - 01 No.)

Note:- (i) Four preventive Maintenance calls shall be provided during the contract period of one year. Comprehensive maintenance including replacement of defective/unserviceable parts/ fittings of Hot water Generators (Make: Rapid Cool)- (02 Nos) complete all specified and as directed. Contractor shall be responsible for repair and replacement of all the defective parts of complete hot water generator including pipelines and connected infrastructure and connected accessories during entire contract period. Replacements of all defective/Unserviceable parts and periodical painting, fabrication work, if any required to maintain smooth functioning of equipments, control and power wiring etc required for smooth functioning of 02 Nos equipments during entire comprehensive maintenance period shall be included in rate quoted by the contractor.

Note:- (i) Rate quoted by the contractor shall be for two Nos Hot water plants on monthly bases. (ii) Quoted rates shall be inclusive of labour element and replacement of defective/unserviceable parts/ fittings during complete comprehensive maintaince period. Old parts shall not be re-used and shall be deposited in MES store yard by the contractor. (iii) Contractor shall provide all kind of tools without any extra cost as per OEM recommendation. (iv) Tradesman shall take all preventive measures as per Code of practice of IE rules and the department shall not be responsible for ant type of untoward incident. (v) Tradesmen shall rush to spot of fault within 2 Hours of lodging complaint by the User Rep, JE in Charge or Engineer in Charge telephonically or by any other means at their own arrangement to restore the faults of equipments and to attend the complaint. If the complaint is not attended within 2 Hours, a penalty of Rs 500.00 Per complaint per Hour shall be imposed on contractor. (vi) Contractor shall provide insulation tape, cotton waste and all tools i.e hand gloves, spanner set, tool kit, tool bag etc. without any extra cost to Govt. (vii) Equipments / Machinery shall always be kept neat & clean and maintain in presentable condition. (viii) Proper Protective clothing of maintenance staff employing in breakdown duty shall be arrange by contractor without any extra cost to Govt.

Supply and fixing Rigid PVC piping 32 mm dia complete with fittings, supports and duly covered with 9 mm thick closed cell nitril rubber insulation complete all as specified and directed. Note: Providing and fixing in position the following size of PVC (UPVC quality) pipes, cut in required lengths and joined with PVC cement and also providing and fixing in position the necessary "U" trap elbows, tees, and reducer and all types of fittings. Cost to include all necessary as required. Necessary Wall cutting and making the wall good and its cost should be included. The pipe to be insulated by 9mm thick nitrile rubber thermal insulation of class 0 category.
