REPAIRS AND CONSERVATION WORK AT SAINT PAUL CHURCH

Providing double scaffolding (cup-lock system) on the exterior/ interior side of building/structure for carrying out Repair of existing Floral and heritage design on roof and walls both interior and exterior in phased manner and other works as mentioned in estimate, including erection, maintaining the scaffolding in service condition for the required duration, providing working platforms, guard rails, safety arrangements and dismantling after completion of work, complete as per CPWD Specifications and as directed by Engineer-in- Charge.

Providing labour for carefully removing existing weathered, damaged, or loose plaster from the surface of walls/structure at all heights and levels, including raking out joints, cleaning the exposed surface thoroughly of dust, loose mortar, laitance, vegetation, and other foreign materials by brushing and washing, and preparing the surface to receive new plaster and disposing debris 100m from the site

Providing and applying 20 mm thick traditional lime plaster in three coats over prepared masonry/structural surfaces, using matured fat lime putty, sand, surkhi, and marble dust, incorporating traditional organic admixtures, complete in all respects as per conservation specifications. First Coat (Scratch/Base Coat): Applying 10 mm thick base coat in lime mortar of proportion 1:1.5:1.5 (lime : sand : surkhi) using coarse sand, well compacted and finished rough with suitable scratching to provide a mechanical key for the subsequent coat.Second Coat (Brown/Intermediate Coat): Applying 8 mm thick intermediate coat in lime mortar of proportion 1:2:1 (lime : sand : surkhi), properly levelled and finished to receive the final coat.Third Coat (Finish Coat): Applying 2–5 mm thick finishing coat in lime mortar of proportion 1:1 (lime : marble dust) using fine materials, finished to a smooth and even surface as specified The lime mortar shall be prepared using traditional organic admixtures, including: Jaggery (gur) Bael fruit pulp Fenugreek (methi) Natural fibres (jute/coconut) Pulses (where specified). These shall be incorporated in appropriate proportions to enhance workability, cohesion, crack resistance, and durability, as per traditional conservation practices.All materials, labour (including skilled heritage masons), mixing, application, curing, complete scaffolding, tools and plants (T&P), and all incidental works necessary to complete the plastering work.and as directed by the Engineerin-Charge(Lime shall be properly slaked and matured (lime putty) prior to use Each coat shall be applied with adequate curing and surface preparation before application of the next coat Surfaces shall be cleaned, wetted, and properly keyed, final surface shall be true to line, level, and plumb and Beating the surface thapi tell it make no impression on the surface and rebounds readily when struck. During the process the surface is sprinkled with a mix of lime water jaggery(Solution) and bael fruit/organic additives to create a dense, water proof skin., complete as per the, specifications, and instructions of Engineer in charge.

Restoration of historic ornamental work including careful removal of incompatible cement repairs, cleaning, desalination where required, consolidation by lime grout injection (1 Lime :0.5 Marble dust: 0.5 Fine sand), reconstruction of missing decorative mouldings and motifs using matured lime putty, marble dust, fine sand, surkhi and approved organic additives, preparation of silicone moulds from original surviving ornament, lime casting, hand carving, stainless steel pinning wherever necessary, finishing to match original profile, texture and colour, curing, scaffolding, tools and all incidental charges including documentation complete as directed by the Engineer-in-Charge.

Providing, fabricating and fixing replica Portuguese period heritage entrance door in first-class seasoned teak wood, matching the original size, design, carved panels, mouldings, frame sections, traditional mortise and-tenon joints and all architectural details, complete with hand-forged wrought iron hinges, tower bolts, holdfasts, locking arrangements and other approved fittings, preservative treatment, one coat wood primer and three coats heritage-compatible breathable paint/linseed oil finish, including careful dismantling and taking out of the existing heritage timber door and frame without damage to adjoining masonry, stacking, numbering and depositing the salvaged original door, frame, fittings and reusable components at a designated location within the monument premises as directed by the Engineer-in-Charge, making good the jambs in lime mortar, fixing, alignment, testing and commissioning, complete in all respects.

Providing, fabricating and fixing replica Portuguese period glazed timber window in first-class seasoned teak wood, matching the original frame sections, glazing bars, mouldings and architectural details, complete with 5 mm clear glass fixed with teak glazing beads and linseed oil putty, brass/hand-forged iron fittings, preservative treatment, one coat wood primer and three coats heritage-compatible breathable paint/linseed oil finish, including careful dismantling and taking out of the existing heritage timber window and frame, stacking, numbering and depositing the salvaged window, glass, fittings and reusable components at a designated location within the monument premises as directed by the Engineer-in-Charge, making good the jambs in compatible lime mortar, installation, alignment and all incidental works complete.

Providing and fixing UV-stabilized, weather-resistant, knotless HDPE/nylon bird protection netting of approved quality, having mesh size 25–50 mm, for preventing entry and nesting of birds inside the church, at a height up to 25 m above ground level, complete with SS-316 grade perimeter/support wires, tensioning ropes, clamps, hooks, fasteners and all necessary accessories, including cutting, stitching, fixing, tensioning, adjustment, tools, tackles, safety arrangements and all incidental works, with suitable reversible/minimally invasive fixing arrangements to avoid damage to the historic fabric, architectural features and decorative elements of the protected monument, complete as directed by the Engineer-in-Charge.
