Comprehensive and Preventive maintenance, Testing & calibration of Centralized AC plant and its equipments installed at various locations for a period of 11 months including all minor spares upto the cost of Rs 500/- per job, materials, tools & labour etc Inspecting the AC plant/system consisting of Complete Chiller system including and carryout , details as under :- (i) Open fan section covers AHU, Check belts, cearings and alignment of belt drive refit the fan section , compressor, various in various locations & capacity as under refit the fan section. (ii) Inspect contacts for chatter marks and clean. (iii) Check if there is a rust spots op sheet panels and intermediate drain tray, ambry such spot and patch up with red oxide and paint. (iv) Inspect cables for loose/loaded terminals, rectify if necessary. (v) Checking the system for leaks and then rectifying leaks, if any. (vi) Taking a set of readings and then evaluating them to ensure satisfactory performance of the plant, if required then calibrate and adjusting the setting of the system. (vii) Checking the control and set points for operation and adjusting the setting if necessary.

Item 1.00 contd... (viii) Check flow switch operation for proper operation. (ix) Checking the electrical control and set points for operation and adjusting the setting if necessary. (x) Checking the condition and setting of panel controls, operating controls and safety controls to optimum performance, reliability and replacement of the same, if found necessary. (xi) Check AHU motor mounts for undue vibrations replace mounts if necessary. (xii) The contractor shall detail technician to attend breakdown of any type with in the period of contract. i.e 335 days inclusive of all sundays & holidays. (xiii) Preventive maintenance as per schedule be carried out. However, if any other activity is required to be additionally done for proper maintenance of the system as per the OEM recommendation, carry out the same with prior approval of the accepting officer. The Preventive maintenance shall be carryout for complete HVAC system & its associated accessories installed at various locations. The preventive maintenance shall be carried out in such a manner that overall functioning of the system & functional equipment is barely affected.

Notes : (a) All other items required to replace will be measured and paid separately under relevant item of schedule. (b) In case, the contractor wants to get the payment against this item during currency of contract, payment shall be released only on completion of each calendar quarter on proportional basis. (c) If contractor to fails to execute any of the works as mentioned above , no payment against the item shall be allowed. (d) All other items costing more than Rs 500/- per job required to replace shall be measured and paid separately under relevant item of schedule.

Supply, commissioning as in repairs scroll sealed compressor of 12.5 TR capacity as existing including valve and other fittings and testing for leakage and rectification by welding / brazing including and charging of refrigerant upto the required capacity complete all as specified. Make : Danfoss /Kirloskar Copeland/Panasonic Sanyo . Note : (a) Refrigerant gas shall be measured and paid separately as Supply only under respective item of this Schedule. (b) Contractor shall produce original purchase voucher along with test certificate from manufacturer / authorized dealer of Compressor manufacturer as applicable. (c) Contractor shall provide the testing facility as the testing of compressor/ installation shall be carried out in accordance to the laid down procedure. Unit rate of this item includes the said element.

Supply & Fixing as in repairs pilot solenoid valve 3 way of brass metal for compressor complete all as specified and as directed. Make : SPORLAN/DENFOSS/SANLAN.

Supply only Refrigerant Gas R-22 of compressor all as specified and directed. Make : MACRON/FLORON Note : (a) Contractor shall produce the original purchase vouchers along with test certificates of entire quantity. (b) Cylinder shall be arranged by the contractor at his own. However, after charging of gas, emptied gas cylinder shall be returned to the contractor. (c) Gas shall be arranged by the contractor as per the requirement given by the Engineer-in-Charge. (d) During transportation if any leakage is found, contractor shall be held responsible for any lapses. However, net measured quantity shall be taken into account for payment purpose. (e) Before top up the gas in the cylinder , it shall be ensured by the contractor that cylinder is in order for filling the gas, necessary calibration shall be carried out by the contractor at hi own and unit rates of this item includes this element. While quoting the rates, this aspect shall be taken into account and nothing extra shall be admissible on this account.

M&L disconnecting of monoblock pump set and motor of capacity 5HP of any make, strip opening and taking out gland packing, bearing carefully and servicing the impeller and motor complete and re-winding with appropriate size of super enamelled winding wire incl replacement of worn out ball bearing, gland pack, rubber gasket, capacitor, nut, bolts and washer greasing complete and refixing on same place and connecting to MS pipe and testing complete all as specified and directed. NOTE : Unit rates of this item includes the cost of services and including replacement of ball bearing, gland packing, rubber gasket, capacitor, nut bolts, washer of required size and greasing etc.

(c) M&L for sealing of all longitudinal joints and circular overlaps with and including Nitrile foam tape /Aluminium foil tape 50 mm wide, to make the insulation leakproof. (d) M & L for securing the insulation with and including mechanically fastened nylon/steel straps of size 12 mm/50 mm at maximum intervals of 1.2 mtr.

Supply, laying/fixing, testing and commissioning the following nominal sizes of chilled pipes insulation, inside/outside the building (alongwith necessary fitting like flanges, union, valves, strainers, etc.) complete with and including insulation 40 mm thick closed cell chemically cross linked fire retardant polyethylene foam insulation of density 30Kg/cum. Taking down old UNSV sensor from chiller/ condensor unit and replacement of thermo-electrical sensor of existing model , include testing and commissioning complete all as specified and directed.

Taking out Centrifugal electric motor 10 HP capacity, 3 phase, 440 Volt of any make and model, from the existing foundation, transporting to workshop, rewinding with super enamelled copper winding wire of existing wire gauge including other allied items such as varnish tape, sleeve, greasing, bearing, bushes etc of suitable size for following capacity of motor including necessary repairing of rotor shafts if required and refixing after testing and commissioning complete all as specified and directed. Note- All T&P required for repair shall be provided by the contractor at his own without any extra cost.

Taking out Centrifugal electric motor 7.5 HP capacity, 3 phase, 440 Volt of any make and model, from the exisitng foundation, transporting to workshop, rewinding with super enamelled copper winding wire of existing wire gauge including other allied items such as varnish tape, sleeve, greasing, bearing, bushes etc of suitable size for following capacity of motor including necessary repairing of rotor shafts if required and refixing after testing and commissioning complete all as specified and directed.
