ANNUAL MAINTENANCE AND MINOR CIVIL WORKS AT NON RESIDENTIAL ZONE OF IISER PUNE CAMPUS DURING YEAR 2022-23

ALL QUOTED RATES IN THIS BOQ OF ALL ITEMS SHALL BE INCLUDING COST OF ALL TAXES , GST AND DUTIES APPLICABLE UP TO DATE , ROYALTIES , LEAD , LIFT , TRANSPORTATION , LABOUR . NOTHING EXTRA SHALL BE PAID SEPARATELY.

FLOORING AND WALL TILEING WORK

Repair works in polished granite flooring by removing existing unservisable/brocken granite flooring, removal of base morter , providing and laying simillar shade and texure polished Granite stone flooring in required design and patterns, in linear as well as curvilinear portions of the building, all complete as per the architectural drawings, with 18 mm thick stone slab over 20 mm (average) thick base of cement mortar 1:4 (1 cement : 4 coarse sand), laid and jointed with cement slurry and pointing with white cement slurry admixed with pigment of matching shade, including rubbing, curing and polishing etc. all complete as specified and as directed by the Engineer-in-Charge. Polished Granite stone slab Jet Black, Multi Red, Steel grey , sinduri red , Sadarhalli , Chikku Brown,or as approved bt Engineer In-charge. Quoted rate shall be including removing of existing unservisable/cracked granite , disposing of debries at approved dumping ground within campus , providing and fixing new granite , including grouting with matching pigments as per instruction of Engineer In-charge , etc complete. Quoted rate shall be including GST , trasportation , lead , lift ,wastage, scaffolding etc complete. Nothing extra shall be paid seperatly. Actual area of new granite laid at site shall be measured for payments.

Repair works in flamed granite flooring by removing existing unservisable granite flooring, removal of base morter ,providing and laying flamed finish Granite stone flooring in required design and patterns, in linear as well as curvilinear portions of the building all complete as per the architectural drawings with 18 mm thick stone slab over 20 mm (average) thick base of cement mortar 1:4 (1 cement : 4 coarse sand) laid and jointed with cement slurry and pointing with white cement slurry admixed with pigment of matching shade including rubbing, curing and polishing etc. all complete as specified and as directed by the Engineer- in-Charge : Approved pattern in flamed finish Jet Black, Multi Red, Steel grey , sinduri red , Sadarhalli , Chikku Brown,or equivalent. Repair works in granite kitchen platforms, vanity counters, window sills, facias and similar locations by removing existing unservisable granite , removal of base morter by providing and laying granite of 18 mm thick gang saw cut, mirror polished, premoulded and prepolished, machine cut for kitchen platforms, vanity counters, window sills, facias and similar locations of required size, approved shade, colour and texture laid over 20 mm thick base cement mortar 1:4 (1 cement : 4 coarse sand), joints treated with white cement, mixed with matching pigment, epoxy touch ups, including rubbing, curing, moulding and polishing to edges to give high gloss finish etc. complete at all levels. For Granite of any colour and shade of any area etc complete. Repair works in Ceramic glazed floor tiles in Toilet and allied areas by removing brocken tile , removing of base morter , making area clean for fixing of new tille of suitable size (thickness to be specified by the manufacturer) of 1st quality conforming to IS : 15622 of approved make in colours such as White, Ivory, Grey, Fume Red Brown, laid on 20 mm thick cement mortar 1:4 (1 Cement : 4 Coarse sand), jointing with grey cement slurry @ 3.3kg/sqm including pointing the joints with white cement and matching pigment etc., complete. Quoted rate shall be including removing of existing unservisable/cracked tiles , disposing of debries at approved dumping ground within campus , providing and fixing new tiles , including grouting with matching pigments as per instruction of Engineer In-charge , etc complete. Repairs in ceramic glazed wall tiles by removing existing brocken tiles and providing and fixing new ist quality tiles conforming to IS: 15622 (thickness to be specified by the manufacturer), of approved make, in all colours, shades except burgundy, bottle green, black of any size as approved by Engineer-in-Charge, in skirting, risers of steps and dados, over existing 12 mm thick bed of cement mortar 1:3 (1 cement : 3 coarse sand) and jointing with grey cement slurry @ 3.3kg per sqm, including pointing in white cement mixed with pigment of matching shade complete.Quoted rate shall be including removing of existing unservisable/cracked tiles , disposing of debries at approved dumping ground within campus , providing and fixing new tiles , including grouting with matching pigments as per instruction of Engineer In-charge , etc complete. Repairs in vitrified flooring tiles by removing existing brocken chipped tiles and Providing and laying vitrified floor tiles in different sizes (thickness to be specified by the manufacturer) with water absorption less than 0.08% and conforming to IS: 15622, of approved make, in all colours and shades, laid on 20mm thick cement mortar 1:4 (1 cement : 4 coarse sand), jointing with grey cement slurry @ 3.3kg/sqm including grouting the joints with white cement and matching pigments etc., complete. Size of Tile 600x600 mm or As per site. Quoted rate shall be including removing of existing unservisable/cracked tiles , disposing of debries at approved dumping ground within campus , providing and fixing new tiles , including grouting with matching pigments as per instruction of Engineer In-charge , etc complete. PARTITION , CEILING WORKS , WOOD WORKS AND GLASS FILM

Providing and fixing partition upto ceiling height consisting of G.I. frame and required board, including providing and fixing of frame work made of special section power pressed/ roll form G.I. sheet with zinc coating of 120 gms/sqm(both side inclusive), consisting of floor and ceiling channel 50mm wide having equal flanges of 32 mm and 0.50 mm thick, fixed to the floor and ceiling at the spacing of 610 mm centre to centre with dash fastener of 12.5 mm dia meter 50 mm length or suitable anchor fastener or metal screws with nylon plugs and the studs 48 mm wide having one flange of 34 mm and other flange 36 mm and 0.50 mm thick fixed vertically within flanges of floor and ceiling channel and placed at a spacing of 610 mm centre to centre by 6 mm dia bolts and nuts, including fixing of studs along both ends of partition fixed flush to wall with suitable anchor fastener or metal screws with nylon plugs at spacing of 450 mm centre to centre, and fixing of boards to both side of frame work by 25 mm long dry wall screws on studs, floor and ceiling channels at the spacing of 300 mm centre to centre. The boards are to be fixed to the frame work with joints staggered to avoid through cracks, M.S. fixing channel of 99 mm width (0.9 mm thick having two flanges of 9.5 mm each) to be provided at the horizontal joints of two boards, fixed to the studs using metal to metal flat head screws, including jointing and finishing to a flush finish with recommended jointing compound, jointing tape, angle beads at corners (25 mm x 25 mm x 0.5 mm), joint finisher and two coats of primer suitable for board as per manufacture's specification and direction of engineer in charge all complete. 74mm overall thickness partition with double skin 12 mm thick Calcium Silicate Board made with Calcareous & Siliceous materials reinforced with cellulose fiber manufactured through autoclaving process.

Providing and fixing False ceiling at all height including providing & fixing of framework made of special section, power pressed from M.S. sheets and galvanised with zinc coating of 120 gms/ sqm (both side inclusive) as per IS : 277 and consisting of angle cleat of size 25mm wide x 1.6mm thick with flanges of 27mm and 37mm, at 1200mm c/c, one flange fixed to the ceiling with dash fastener 12.5mm dia x 50mm long with 6mm dia bolts, other flange of cleat fixed to the angle hangers of 25 x10 x0.50mm of required length with nuts & bolts of required size and other end of angle hanger fixed with intermediate G.I chanels 45 x15 x 0.90mm running at the spacing of 1200 mm c/c, to which the ceiling section 0.5mm thick bottom wedge of 80mm with tapered flanges of 26 mm each having lips of 10.5mm, at 450mm c/c, shall be fixed in a direction perpendicular to G.I intermediate channel with connecting clip made out of 2.64mm dia x 230mm long G.I wire at every junction, including fixing perimeter channels 0.50mm thick 27mm high having flanges of 20mm and 30mm long, the perimeter of ceiling fixed to wall/ partitions with the help of Rawl plugs at 450mm centre, with 25mm long dry wall screws @ 230mm interval, including fixing of Calcium Silicate Board to ceiling section and perimeter channels with the help of dry wall screws of size 3.5 x25mm at 230mm c/c, including jointing & finishing to a flush finish of tapered and square edges of the board with recommended jointing compounds, jointing tapes,finishing with jointing compounds in three layers covering up to 150mm on both sides of joints and two coats of primer suitable for boards, all as per manufacture’s specification and also including the cost of making opening for light fittings, grills, diffusers, cut outs made with frame of perimeter channels suitably fixed, all complete as per drawings, specificaton and direction of the Engineer in charge but excluding the cost of painting with: 8mm thick Calcium Silicate Board made with Calcareous & Siliceous materials reinforced with cellulose fiber manufactured through autoclaving process.

Repairs to existing calcium silicate partition/ceiling/gypsum ceiling/Gypsum partition by providing and fixing 12 mm calcium silicate board single/double skin on existing G.I. frame/ceiling including jointing and finishing to a flush finish with recommended jointing compound, jointing tape, joint finisher and two coats of primer suitable for board as per manufacture's specification and direction of engineer in charge all complete. Calcium Silicate Board made with Calcareous & Siliceous materials reinforced with cellulose fiber manufactured through autoclaving process with Compressive Strength 225 kg/sq.cm, Bending Strength 100 kg./ sq.cm . Repaired area of each skin shall be measured for payment. Quoted rate shall be including removing of existing unservisable gypsum/calcium silicate board from wall or ceiling , disposing of debries within approved dumping ground within campus as per instruction of Engineer In-charge , etc complete. Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Nothing extra shall be paid seperatly. Actual area of of new calcium silicate board fixed at site be measured for payments.

Repairs to Calcium Silicate Partition/ceiling/Gypsum ceiling/Gypsum partition by providing and fixing 8 mm calcium silicate board single/double skin on existing G.I. frame/ceiling including jointing and finishing to a flush finish with recommended jointing compound, jointing tape, joint finisher and two coats of primer suitable for board as per manufacture's specification and direction of engineer in charge all complete. Calcium Silicate Board made with Calcareous & Siliceous materials reinforced with cellulose fiber manufactured through autoclaving process with Compressive Strength 225 kg/sq.cm, Bending Strength 100 kg./ sq.cm . Repaired area of each skin shall be measured for payment. Providing & fixing Ultra violet rays protective sun control films of Garware , 3M or equivalent make to the specified window panels complete as per direction of engineer-in-charge. ( For External Windows ) Quoted rate shall be including cleaning of surfaces , GST , trasportation , lead , lift , scaffolding etc complete. Nothing extra shall be paid seperatly. Net area of film fixed at site shall be measured for payment.

Providing & fixing complete blockout rays protective sun control films of Garware /3M or equivalent make to the specified window panels complete as per direction of engineer-in-charge. Net area fixed at site shall be measured for payment. ( For Laser Labs ).Quoted rate shall be including cleaning of surfaces , GST , trasportation , lead , lift , scaffolding etc complete. Repair works in wood work paneling by providing and fixing 8mm thick plywood MR grade of Green ply / Marino/Kutty or equivalent in wall lining over existing frame work with screws and nails etc complete as per direction of Engineer in charge.Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Nothing extra shall be paid seperatly. Net area fixed at site shall be measured for payment.

Repair works in wood paneling work by providing & fixing decorative high pressure laminated sheet of plain / wood grain in gloss / matt/ suede finish with high density protective surface layer and reverse side of adhesive bonding quality conforming to IS : 2046 Type S, including cost of adhesive of approved quality. By using 1mm thick laminate. Laminate shall be as per approval of Engineer Incharge , IISER Pune. Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Providing wood work in frames of doors, windows, clerestory windows and other frames, wrought framed and fixed in position with hold fast lugs or with dash fasteners of required dia & length ( hold fast lugs or dash fastener shall be paid for separately). Second class teak wood. Quoted rate shall be including GST , trasportation , lead , lift ,wastage, scaffolding etc complete. Nothing extra shall be paid seperatly.

Providing wood work in frames of doors, windows, clerestory windows and other frames, wrought framed and fixed in position with hold fast lugs or with dash fasteners of required dia & length ( hold fast lugs or dash fastener shall be paid for separately). Providing and fixing modular false ceiling of Armstrong Bioguard suitable for lab application as approved by Engineer In-charge, confirming to the following specification. Size of the boards:595 X 595 X 15mm with tegular edge with 24mm wide "T" grid. Free ends of tees shall be mounted with quick release high tensile spring steel clips to provide a plug in positive lock for easy removal without tools. Suspension points shall not exceed centre to centre distance of 1200 - 1250 mm and shall be professionally executed with 4-mm GI suspension rod and adjustable J-bolt. The entire sillout grid system shall be designed to bear a distributed load of minimum 18 kg/sqm. The rate quoted for any of the Modular false ceiling system including tiles , removal of old grid , tiles and disposing within IISER PUNE campus , rate shall include providing necessary cut-outs for all sized Light fixtures, AC diffuser, dampers & linear grilles, Smoke detectors, Speakers etc., and any other openings to be made in the false ceiling as directed by Engineer in charge. STRACTURAL STEEL , ALUMINIUM , GLASS AND ACP WORKS

Structural steel work riveted, bolted or welded in built up sections, trusses and framed work, including cutting, hoisting, fixing in position and applying a priming coat of approved steel primer all complete. Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Nothing extra shall be paid seperatly.

Steel work in built up tubular (round, square or rectangular hollow tubes etc.) trusses etc., including cutting, hoisting, fixing in position and applying a priming coat of approved steel primer, including welding and bolted with special shaped washers etc. complete.Hot finished welded type tubes. Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Nothing extra shall be paid seperatly.

Supply and installtion of Toughen glass door of 12 mm thick by taking actual measurment of opening availble at site , as per direction of Engineer In-charge , etc complete.Quoted rate shall be including of GST , trasporation , lead , lift , shifting of glass to the actual site of work, fixing of door in position , fixing of patch fittings, handle , pivot , floor spring etc complete including making provisions for approved door fittings in toughen glass. Nothing extra shall be paid seperately. Actual area of galss panel installed at site shall be measured for payments.

Supply and installtion of Toughen glass panel of 10 mm thick toughen glass by taking actual measurments at site suitbale to fix in Slimeline/Wide Line sections, Quoted rate shall be including of GST , trasporation , lead , lift , shifting of glass to the actual site of work, fixing of glass in position , fixing of gaskets , etc complete . Nothing extra shall be paid seperately. Actual area of glass panel installed at site shall be measured for payments.

Fixing glass door/Glass Vision Panel/Glass wall in aluminium section with suitable supports , frame Glass thickness is 12mm/10mm/8mm/6mm provided by the department . Quoted rate shall be including of fixing of glass in position in aluminium sections , fixing of fittings etc complete. including GST Nothing extra shall be paid seperately. Providing and fixing glass panels at fixed glazed panels of 8 mm thick float glass .Quoted rate shall be including of removal of slimline/wideline/snapbid fitting , fixing of glass in position and fixing of gasket etc complete. Providing and fixing aluminium extruded tubular and other aluminium sections as per the architectural drawings and approved shop drawings, the aluminium quality as per grade 6063 T5 or T6 as per BS 1474,including super durable powder coating of 60- 80 microns conforming to AAMA 2604 of required colour and shade as approved by the Engineer-in-Charge. (The item includes cost of material such as cleats, sleeves, screws etc. necessary for fabrication of extruded aluminium frame work. Nothing extra shall be paid on this account).

Providing and fixing aluminium composite panel in metalic colour of approved shades made out of 4mm thick aluminium composite panel material consisting of 3.5mm thick FR grade mineral core sandwiched between wo Aluminium sheets (each 0.25mm thick). The aluminium composite panel sheet shall be coil coated, with Kynar 500 based PVDF / Lumiflon based fluoropolymer resin coating of approved colour and shade using tainless steel screws, nuts, bolts, washers, cleats,weather silicone sealant, backer rods etc. Quoted rate shall be including GST , trasportation , lead , lift , scaffolding etc complete. Providing and fixing aluminium work for doors, windows, ventilators and partitions with extruded built up standard tubular sections/ appropriate Z sections and other sections of approved make conforming to IS: 733 and IS: 1285, fixing with dash fasteners of required dia and size, including necessary filling up the gaps at junctions, i.e. at top, bottom and sides with required EPDM rubber/ neoprene gasket etc. Aluminium sections shall be smooth, rust free, straight, mitred and jointed mechanically wherever required including cleat angle, Aluminium snap beading for glazing / paneling, C.P. brass / stainless steel screws, all complete as per architectural drawings and the directions of Engineer-in-charge. (Glazing, paneling and dash fasteners to be paid for separately) : Powder coated aluminium (minimum thickness of powder coating 50 micron) For Fixed portion , Quoted rate shall be including GST , trasportation , lead , lift ,wastage, scaffolding etc complete. Repairing of grid ceiling 595X595 including replacing of bend or unservisable grid ceiling componentents like two feet tee , four feet tee , unservisable wall angle , main tee , suspending system including the main C carrier , rawl plugs of necessary size , C carrier suspension clip and main carrier bracket etc. Rate shall be including to replace unservisable all necessary GI grid channels, perimeter channel , suspender , leveller etc complete. PAINTING WORKS

Distempering with oil bound washable distemper of approved brand and manufacture to give an even shade : Old work (one or more coats) Ceiling/wall Painting.Quoted rate shall be including at taxes , duties , royalties , lead, lift , trasportation , insurance , GST , etc. Nothing extra shall be paid seperatly. Removing of white or colour wash/any wall paint by scrapping and sand papering and preparing the surface smooth for further painting activity including necessary repairs to scratches etc. complete including disposal of scrapped material, cleaning of flooring etc complete.Quoted rate shall be including at taxes , duties , royalties , lead, lift , trasportation , insurance , GST , cost of etc. Nothing extra shall be paid seperatly.

Providing and applying white cement based putty of average thickness 1mm, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth complete.Quoted rate shall be including at taxes , duties , royalties , lead, lift , trasportation , insurance , GST , etc. Nothing extra shall be paid seperatly. Applying priming coats with primer of approved brand and manufacture, having low VOC (Volatile Organic Compound ) content.With water thinnable cement primer on wall surface having VOC content less than 50 grams/litre.Minimum 2 coats.Quoted rate shall be including at taxes , duties , royalties , lead, lift , trasportation , insurance , GST ,etc. Nothing extra shall be paid seperatly. Wall painting with acrylic emulsion paint of approved brand and manufacture to give an even shade : Two or more coats on new work.Quoted rate shall be including at taxes , duties , royalties , lead, lift , trasportation , insurance , GST . Nothing extra shall be paid seperatly. Shade and scheme shall be got approved from Engineer In-charge before taking-up work. Application methodology as specifified by Manufactorer. Wall painting with plastic emulsion paint of approved brand and manufacture to give an even shade: One or more coats on old work upto even shade. Cleaning of existing gravel filter media of Rain Water Filtration system at IISER Pune campus by batch-wise removing and lifting of sand media , cleaning , drying , stacking as per size of media and relaying inside filtration chamber and desilting chamber. Quoted rate shall be including cleaning of walls of filtration chamber, water entry chamber , collection chamber. Water for cleaning will be provided by IISER Pune free of cost at one point , agency to tap from source by own flexible pipe. All joints between vinyl sheets shall be sealed & welded using approved colour welding rod to match the flooring colour after 24 hours of laying of rolls. Welding and seaming shall be done using automatic hot seam welding machine. Signages shall be fixed with screws on solid walls , with two way tapes on Glass.

Providing and laying 60mm thick faciory made cement concrete interlocking paver block of M -30 grade made by block making machine with strong vibratory compaction, of approved size, design & shape, laid in required colour and pattern over and including 50mm thick compacted bed of coarse sand, filling the joints over 100mm M10 bed over compacted and levelled sub-base with line sand etc. all complete as per the direction of Engineer-in-charge.

Design, manufacturing, assembling, transporting and placing in position knock down modular custom made furniture such as table, pedestal units, wall hung storage, classrooms desks, student hostel furniture, etc. as per architectural drawings/layouts, technical specifications and directions of Engineer-in- charge. In general all outer exposed edges of all panels shall be covered sealed with 2m thick PVC edge banding tape, Rehau Dollkin or equivalent make and post formed edge in front exposed side and all concealed and butt of all panels shall be covered and sealed with 0.7mm edge banding tape of same make with hot melt glue banding machine at required temperature for table tops.
