| 1.00 | Carrying out Annual Maintenance Contract of 75 TR water cooled chiller plant by authorised agency of OEM (Original Equipment Manufacturer i.e. Blue Star) and day to day maintenance of Central Air Conditioner unit comprising of 75 TR Chillers (02 working and 01 stand by) including following:-
(a) Carry out periodic inspection and preventive maintenance for efficient functioning of the chiller units, maintaining proper condition of temperature and humidity in conditioned enclosed spaces.
(b) Checking the actual performance /operationing parameters with respect to the desired parameters and take corrective action when there is difference.
(c) Attending fault/defect of any nature ithin 04 hours of intimation and rectifiction of the same. Penal recovery @ 250/- per hour and Rs 5000/- per day ill be deducted for attending the fault beyong 06 hours of initiation.
(d) In addition to above, Quarterly visit by Engineer from authorised agency of OEM be carried out for overall checking of the plant and to carryout preventive maintenance checks.
(e) Carry out oil inspection as and when required including testing of the same for the serviceability for better life of lubrication parts and motor.
(f) Checking the set parameters in the controller taking and safety fault trips taking control test contacts cleaning.
(g) Carry out repair /replacement of parts /spares/ driers/oil as suggested by Engineer from authorised agency of OEM.
(h) Carry out overall Servicing, including detail check up and maintenance/ calibration of relays of microprocessor based Control panel of 75 TR AC Plant and keep the same functional all as specified and directed.

| 1.01Note : (a) The cost of taking out old spares/ parts for replacement deemed to be included in the quoted rate. The new spares/ parts will be measured and paid under relevant item of this schedule as 'Supply only'. Maintenance of ducts, pumps, valves, Descaling of condensors/ cooling towers will be measured and paid separately. (b) All necessary tools and plants shall be arranged by the contractor and the cost thereof deemed to be included in the quoted rate. (c) The responsibility of Payment in advance if demanded by the authorised agency of OEM shall be of the contractor. Department will pay any item after execution only. (d) The quoted rate deemed to be inclusive of lifting /shifting/ transit charges against any type material ,up/down the building or shipment cost or freight of any material from site to workshop (except where separately specified) or any sub venders works. All other charges and transit insurance will be included in this contract. | ||||||
