The details of existing DAE quarters at Chembur are as:
It comprises of 18 nos. of residential buildings (08 buildings of G+2 floors & remaining 10 buildings of G+3 floors), having overall 255 flats, consisting of Type II-B (89 flats), Type III-C (118 flats) and Type IV-D (48 flats). The buildings were purchased during the period 1962 to 1965 and are situated on 05 land parcels, having total land area of 13,155.62 Sqm.
Important Notes:
i) The Valuation charges shall be inclusive of charges for existing residential building structures including other allied/ancillary structures situated of the plot such as substation, pump house etc.
ii) Valuation of land parcel is not under present scope.
iii) Valuation shall be carried out as per “Guidelines for Valuation of Immovable Properties” issued by Valuation Cell, Income Tax Department, Ministry of Finance.
iv) Book Value shall be calculated separately for the each of the residential building/allied/ancillary structure and accordingly to be mentioned in Valuation report.

1) The site is situated Opposite Maa Hospital, Postal Colony Road, Chembur, Mumbai, Maharashtra-400071. Tenderers are advised to visit the site of work with prior permission of Engineer-In-Charge / authorised representative, to aquaint themselves with the nature and location of work before quoting tender. Tenderer's are advised to acquaint themselves with access to site, location & scope of work, local municipal & statutory requirement and any other matter relating to Valuation / Book Value work and quote rates accordingly.
2) Security Regulations & rules of DAE shall be strictly followed while movement /deployment of materials & workforces.
3) The following security regulation shall be followed strictly while movement of labourers/ workers/ contractor's personnel including transportation of the materials etc.
3.1) The workers, Engineers and supervisors will be provided vigil passes (for entry into Premises) on submission of application forms in prescribed formats supported by documentary proof like ration card/ driving licence/ PAN card/election cards/Aadhaar card etc. Police Verification Certificate (PVC) is mandatory for Engineers and Supervisors.
3.2) The contractor shall obtain special permission for working on extended hours of working days including Saturday, Sunday and holidays etc.
3.3) The following security regulation shall also be followed strictly while movement of labourers/ workers/ contractor's personnel etc.
(a) The contractor shall issue I-Cards to his workers deployed on regular basis.
(b) The supervisor of contractor having photo pass shall bring daily wages workers/ casual workers inside premises for work.
(c) The contractor personnel including daily wage workers shall be in uniform with proper identification in order to ease in identification of such persons at unauthorised places.
(d) The daily wage workers/ casual workers employed by the contractor must wear florescence visi wear without fail during their presence inside premises.
4) The work has to be carried out with least disturbance to occupants of buildings. The Valuation / Book value work shall be carried out without any inconvenience and nuisance to occupants of buildings.
5) Contractor has to make his own arrangement for water & Electricity required for work at his own cost.
6) Quoted rates shall be inclusive of all Taxes, Levy, Cess, GST etc.
7) No Labours/ working personnel shall be permitted to stay at working place.
8) Please refer pre bid minutes of meeting for further modification/ alteration.
