CARRYING OUT REPAIR AND ROUTINE MAINTENANCE OF LIFTS AND MANUAL OPERATION AT COMPOSITE AND ADMIN BLDG AT INS SHIKRA AND AKASH, BADAL, CHANDRA, VISHAKHA, VANDANA, VATSALA, GANGOTRI, BHAGIRATHI AND DIWAKAR BLDG AT OUTLAYING AREA UNDER GE (NW) NOFRA, CO

Repair/maintenacne of lifts including carrying out daily check and periodical services of fully automatic electrical lift with power operated door, simplex collective control system with repair/maintenance of unserviceable damaged parts such as bearings, bushes, all type of guide shoes, headers, hangers, door ropes,door cards,car door sills, landing door sills, door locks, control cards, and its contacts, hall push buttons and its spares, connector/links, welding of crack/broken and MS parts, Landing operating Panel of any size and capacity, repairs /maint of u/s damaged door safety edge and sensor mechanical safety lock, magnetic lock or contact, car position indicator, and all connected accessories, necessary wiring of hall push button assembly, repair/maintenance of broken COP/LOP buttons and display, including cover, Fire alarm, Firemen button glass, Intercom, alarm/hooters, Maintenance of damaged hand rail, Shaft, light/switches, Air freshner in car cabin, new carpet fix in lift cabin complete with illuminated push button and direction indicator with LED display with LPT/LPC card of stainless steel inclusive of harness wiring for laminating of push button of each floors and cutting wall making good disturbed surface with masonry work to make with existing surface & cable as per requirement for safe operation of lifts , fixing of loose rail bracket with necessary masonry work ,cabin, minor repair of cabin light and minor repair of cabin fan , ensure safe and smooth functioning of lift and complete maint of car top, binding of loose wire at control panel and rust painting at car top and door and allied parts with testing, two coats of Painting of Gear motor, all MS channels and Control panels using spray gun complete, rain protection arrangement of lift machine and dewatering of lift wells in case of any emergency arise all as directed by Engineer-in-Charge. for the following lifts:- (a) Admin Tech and composite building 04 Nos Lift Make of lift for repair maintenance - SHREE ELEVATOR PVT Ltd

Note for item No 1.00 :- (i) The Contractor has to carry out the AMC of the Lifts through OEM only (ii) The AMC should cover any/all parts of Lifts if its functions found defective the same should be repaired or replaced by the OEM as per the timeline covered under norms. (iii) Two mechanic shall be available round the clock at lift complaint cell for safe & smooth functioning of the lift. (iv) Rewinding of motor if required will be done by the contractor and no extra cost will be given by the department. (v) The detailed lift mechanics of the firm shall report to the JE Concerned at the Lift complaint cell for receiving the complaints at round the clock daily including sunday and holiday. (vi) Company rep should be avaulable round the clock. (vii) Cost of minor spare parts / routine material required for above mentioned maintenance is deemed to be included in the quoted rate except items mentioned here-in-after. No additional cost of spares is admissible for the above maintenance. Decision of the Accepting Officer shall be final & binding regarding minor spares/ routine material (viii) Monthly schedule for proper maintenance of lift and necessary documentation including all spare parts required to be replaced during the period shall be as directed by Engineer-in-Charge. (ix) All minor spare parts and parts required for repair / replacement for maintenance of lifts to be replaced during AMC at no extra payment. (x) Bidders are to submit license from Govt. of maharashtra for maintenace & erection of lifts issued by chief electrical inspector.

Dismantling and taking out ARD control system and commissioning and testing of new ARD system including PC cards/ diodes suitable for upto 10 HP motor including wiring with connected item in existing building complete all as specified and directed.

Dismantling and taking out all defective batteries from existing ARD and supply and fixing new maintenance free batteries suitable for ARD including necessary connection like battery terminals of brass and copper lead heavy duly to connect the batteries terminal of 12 VDC, 18 AH (one set of 04 nos batteries for each ARD).

Supply and fixing main pully as per existing dia complete and suitable for passenger/ goods lift all as specified and directed by Engr in Charge.

Dismantling and taking out unserviceable control panel and control wiring and panel suitable for bldg ( G+7) supply and fix new control panel in hinged MS powder coated cabinet, with control wiring comprising with multiple microcontrolled programmed chip based, controlled by pulse modulation, complete with all safety devices such as thermal overload protection, over current protection, auto phase link to each other in network, and compatible to existing capacity VVVF drive confirming to IS 14665 , 3 phase supply, 415 volts, and motor capcity upto 15 HP complete including proper connection with proper lugs, terminal connectors screws and motor connection with galvanised sheet trucking 24 SWG including wiring of main motor with suitable size of stranded copper cable etc and panel suitable for bldg ( G+7) complete all as specified and directed by Engineer-in-Charge.

Disconnecting and taking out defective shaft wiring and providing new shaft wiring in hoist way up to lower limit switch with PVC insulated 16/18 core flat/round type standard copper conductor cable size 1.00 Sqmm 1100 volts grade with ISI Marked and 0.75 Sqmm single core for earthing drawing through in and including galvnised sheet metel (24 SWG) trunking upto ground floor in hoist way for control of all floor hall push button assembly ,limit switch, Firemenswitch etc, complete all as specified.

Taking down old unserviceable main steel wire rope after disconnecting old wire rope from counter weight, pulley and car cabin and supply and fix new main steel wire rope 13 mm dia, ungalvanised, 13/19 construction in and including necessary connection with counter weight, pulley and car cabin with clamps, nut, bolts and washers etc complete all as directed by Engineer-in-Charge.

Taking down old unserviceable main steel wire rope after disconnecting old wire rope from counter weight, pulley and car cabin and supply and fix new main steel wire rope 08 mm dia, ungalvanised, 08/19 construction in and including necessary connection with counter weight, pulley and car cabin with clamps, nut, bolts and washers etc complete all as directed by Engineer-in-Charge.

Overhauling of machine by replacing defective bushes, bearing, Oil seal, packings as & where required and filling fresh gear oil for lift complete all as specified and directed.

Dismantling and taking out unserviceable travelling cable from hoistway & supply and fixing new travelling cable PVC insulated 12 Core flate round type with stranded copper conductor, 1100 volt grade with ISI Marked and 0.75 sqmm confirming to relevant IS in and including thimbles, suspended type freely moved with car cabin up and down movement between ground and upper floors uncluding necessary proper connection with mid way junction and other connection required in circuit complete all as specified and directed.

Disconnecting and taking out old defective infra red door sensor of any make and supply and fix new infra red door sensor up to full length of car door complete all as specified and directed by Engineer-in-Charge,

Supply & fix aluminium covered wire wound dynamic breaking resister to absorb the reserve energy dissipation of motor during regeneration in control operation suitable for existing capacity complete all as specified and directed by Engineer-in-Charge,

Material and labour for 20 mm thick mirror polished black granite slab, machine cut, mirror polished set on vertical surfaces 300 mm width allround with lift facial elevation including back casting CM (1:3) 15 mm thick and joint filling with white cement with pigment to match with shade of granite for lift archive at all floors as specified and directed by Engr-in-charge.

Taking out old unserviceable cabin fan from car cabin, supply and fix new cabin fan non osciliating type axial flow, single speed 300mm sweep, 230 Volts, ISI mark with stainless steel grill. complete all as specified and directed by Engineer- in - Charge

Supply and fixing in replacement rope over load relay sensor from ropes suitable for upto 13 passenger capacity lift complete all as specified and directed by Engineer-in-Charge. Make :-As per OEM recommendation as per design of existing installed lifts

Disconnecting and taking out defective u/s main drive (any type) from existing control panel and supply and fixing new main drive VVVF drive confirming to IS 14665 with all electric connection complete all as specified and directed by Engineer-in-Charge.

Dismantling and taking out unserviceable car door drive V3F as per exisiting size etc complete all as specified and directed by Engineer-in-Charge.

Material and labour for drain out the wate rby mono block submersible motor / manually from the lift cabin pit and cleaning complete all as specified and as directed.

Disconnecting and takingout unservicable emergency alarm system Complete supply & fix new emergency alarm /Hooter system having audible rang more than 0.1 km assembly on ground floor landing complete with PCB card battery backup battery charging unit and speaker including necessary control/electric connection wiring with COP and control panel complete all as specified and directed by Engineer-in-Charge

Taking down unserviceable/ burnt lift motor from the lift machine room and Rewinding of electrical motor 15HP capacity 3 phase 415 V , including rewinding of the motor by proper gauge of copper wire with class E insulation with Varnishing, heating and re-assembling and testing at the site all as specified and directed by Engineer-in-Charge .

Material and labour for Earthing complete with galvanized steel earth electrode 600x600x6mm thick burried directly in ground (earth pit not less than 2.25 m deep below ground level) with top edge of the plate not less than 1.5 m below normal ground level connected to galvanized earth strip 32 x 6 mm by means of bolts, nuts & washers of galvanized iron or steel up to the test point all as shown in electrical plate No.3 of SSR Part-I connected to lifts including PCC chamber pit, CI cover, GI funnel with wire mesh, GI protection pipe of 50 mm dia for earth lead and 20mm GI pipe for watering , excavation and earth work in any type of soil, filling the pit with charcol and common salt surrounding the earth plate complete including connecting up to machine drive motor and control panel and testing on completion all as specified and directed by Engr-in-Charge.

Taking down old damaged Chequered plate . Supplying & fixing new aluminium Chequered plate of thickness of 5mm including removing existing plates complete all as specified and directed by Engineer-in-Charge,

Dismantling and taking out old unserviceable buffer spring and supplying & fixing new buffer spring complete all as specified and directed by Engr in Charge.

Manning & operation of electrically operated lifts fully automatic capacity 08/13/Goods lift to serve (G+05) 08 hrs daily in one shifts from 0800 Hrs to 1600 Hrs taking care from any pilferage, theft of damage of lifts etc complete all as directed for the following buildings:- (a) Adm Bldg INS Shikra (b) New sailor block INS Shikra Note :- (i) One Lift operator (semi- Skilled) to be employed in two buildings per shift. (ii) Ref to Notes given at BOQ sl no 45.01

Manning & operation of electrically operated lifts fully automatic capacity 08 PS / Goods lift to serve (G+05) 08 hrs daily in one shifts in one bldgs from 0800 Hrs to 1600 Hrs and taking care from any pilferage, theft or damage of lifts etc complete all as directed for the following buildings:- (a) Old OTM and ATC and DSC block Note :- (i) One Lift operator (semi- Skilled)) to be employed in three buildings per shift. (ii) Ref to Notes given at BOQ Sl no 45.01

Supply and laying aluminium strip of size 25x3 mm from test point to lift machine room (G+07 bldg) to be terminated to the control panel, machine and other equipment installed in machine room complete all as specified and directed by Engineer- in- charge

Disconnecting and taking out unserviceable landing push button and S&F landing push button complete new with LED indicator and button for operation suitable for serial communication system all as specified and directed by Engr in Charge,

Disconnecting & taking out defective COP assembly, supply and fix new COP assembly for 08/13 ps lifts illuminated push button for floor position indicator, alarm, non stop, door close, door open, cabin light, stop attendant out key etc including direction indicator of 7 segment display with CPI card on stainless steel face plate duly connected with existing control and electric system complete all as specified and directed.

Supply and fixing in replacement speed governer set with top and bottom pulley with all accessoried suitable for 8/13 ps lift complete all as specified and directed by Engr in Charge.

Repairs & Routine maintenance of lifts including carrying out daily check and periodical services 13 PS lift 02 Nos at Gangotri total 02 Nos & 13 PS lift 01 No at Bhagirathi total 01 Nos power operated door dual speed motor, automatic levelling device and microprocessor based simplex collective control system with repair and replacements of unserviceable parts such as bearings,brushes all types of shoes, headers, hangers, door cards,door locks, control cards, door ropes, connector/ links, hall push buttons and its spares, covers, rewinding of motors, welding of cracked/ broken parts and repair replacement of door safety edge working at any principal and any type sensor or mechanical safety lock magnetic lock or contact COP buttons, Hall push buttons, car position indicator, door sill, car door sill,shaft wiring cables, cabin light, cabin fan, repairs/ fixing of broken granite cladding with edge chamfered / rounded to match with exisitng in cement mortar (1:4) complete etc including necessary wiring and cables as per requirement for safe operation of lifts complete to ensure safety and smooth operation of lifts and complete all as specified and directed by Engineer-in-Charge at Gangotri 02 Nos lifts, Bhagirathi 01 Nos lift 13 PS (Total 3 nos lifts) (G+15)

Ditto all as per item No 30.00 herein before but 08 PS lift 02 Nos(408 Kg) (G+12) lift installed at Diwakar bldg (Total 02 Nos lift).

Dismantling and taking out unserviceable Stainless steel car door, operator complete with motor and gear , VVVF system and supply and fixing new car door with stainless steel 16 SWG with door operated motor with gear, VVVF system, complete all as specified and directed by Engineer-in-Charge as per existing size etc

Supply and fix in replacement new toe guard with connected accessories suitable for goods/passenger lifts omplete all as specified and directed.

Manning and operation of electrically operated lifts fully automatic capacity 13/ 06 Passengers/ 08 Passengers/ Goods lifts of any capacity to serve any Nos of floor 16 hrs daily in two shifts from 0600 Hrs to 1400 Hrs & 1400 Hrs to 2200 Hrs including Sundays & holidays including taking care from any pilferage, theft or damage of lifts etc complete all as directed for the following buildings:- Gangotri bldg , Bhagirathi bldg, Akash, Chandra,Badal, Diwakar, Vandana and Vishaka. (Total 08 No buildings) Note- (i) One Lift operator (semi- Skilled)) to be employed (ii) Person: 1 for 2 buildings per shift Persons: 4 for 8 buildings per shift Total shifts: 2 Hence (4 persons x 2 shifts x 11 months) = 4 x 2 x 11 = 88 shifts

Notes for BOQ item No 24.00, 25.00 and 43.00 (i) Passes will be processed after verification of certificate, Passes shall not be granted without submission of qualification proof & experience certificate for lift operator. In case of OEM, the qualification shall be verified by the Engineer-in-Charge before the issue of passes. (ii) Contractor shall submit ID proof, Residential proof, Bank A/C details to department and obtain approval of Engineer-in-Charge before employing a person as Operators. (iii) Payment to employees shall be done by crossed cheque through Aadhaar linked bank account only and it shall not be less than minimum fair wages as per act in vogue. The contractor shall submit proof to Engineer-in-Charge before claiming any payment. (iv) Lift operators report at lift cell as per the shift timings specified in the tender and he will report to JE E/M in-Charge or Lift Cell in-Charge. In case of emergency he will function according to their directions. If he is found absent or moved without intimating to in-Charge of Lift Cell or JE E/M he will be treated as absent for the said shift and recovery to this effect for Rs 1500/- per shift shall be affected. (v) Payment as per quoted rate shall also be deducted in addition to the penalty as specified above. (vi) In case of malfunctioning if any noticed, lift operator shall intimate to the lift cell. (vii) In case of any necessity for rescue operation or in emergency situations, lift operator shall be capable of rescuing the passengers and reacting to the situation (in emergency situations) Rescue operator engaged for rescue operation shall immediately attend the complaint within 30 minutes failing which penalty at Rs 500/- per hour or part thereof shall be levied. (viii) Contractor shall submit the labour licenece as applicable as per latest laws/acts & Copy of GST Regn registered number issued by concerned authority. (ix) Insurance coverage, compensation if any applicable or necessitated due to mis operation of lift shall be the responsibility of contractor. The quantum of compensation shall be assessed based on the BOO composing of Lift Inspector of Maharashtra State, representatives of both agencies carrying out M&O works and routine maintenance work of lift and members from department. (x) Contractor has to submit proof of payment of EPF subscription made by him as applicable as per latest laws/acts alongwith RAR failing which RAR will not be progressed for payment.

(xi) The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (xii) Lift attendant (semi skilled ) duly trained for Each shift (xiii) Rescue operator having 10 th pass with atleast 02 years practical experience shall possess thorough knowledge to rescue user in case of emergency like anybody getting trapped in lifts (Rescue operator for all building- Each shift) (xiv) The bidders are advised not to quote rate less than minimum fair wages as circulated by competent authority . If the quoted amount is less than the estimated cost as given at Sl No 19 Page no 15 of SCH A NOTES the lowest bidder will have to depost FDR/BGB as elaborated herein after in favour of Accepting Officer within 07 days of opening of financial bid (cover No 2). (xv) The deposited amount shall be the difference between estimated cost as given at Sl No 19 Page no 15 of SCH A NOTES and amount quoted by lowest bidder for respective item. FDR/BGB shall be released only after satisfactory completion of work. If the contractor fails to pay minimum wages to employees, the department shall have right to with hold the said amount which will be verified by GE. The decision of Accepting Officer regarding amount to be withheld shall be final and binding. The withheld amount will be utilised by GE for payment to employees if contractor fails to pay minimum wages and balance amount if any shall only be released. If the lowest bidder fails to deposit the amount as stated above within 07 days, the contractor shall be banned for 06 months & his bid shall be rejected. The contractor shall submit 03 Nos of BGNs/FDRs of equal amount as mentioned above. The BGBs/FDRs validity shall be for 04 months, 08 month & 12 months respectively for the purpose of encashment release as the case may be. (xvi) The rates quoted shall be inclusive of suitable reliver whenever necessary as required and directed by the Engineer in charge.
