SCH "A" PART-I (REPAIRS TO CENTRAL AC AND ALLIED WORKS)

Descaling of condensor unit and connected pipe lines of 2 x 75 TR central AC plant by circulating dilute hydrochloric acid solution and cleaning the tube with wire brush by removing the side cover till the tubes are thoroughly cleaned and recirculating the fresh water after fixing the side cover with necessary gasket and bolts and nuts complete all as specified and as directed.

Descaling of condensor unit and connected pipe lines of 3 x 100 TR central AC plant by circulating dilute hydrochloric acid solution and cleaning the tube with wire brush by removing the side cover till the tubes are thoroughly cleaned and recirculating the fresh water after fixing the side cover with necessary gasket and bolts and nuts complete all as specified and as directed.

Descaling of condensor unit and connected pipe lines of 3 x 120 TR central AC plant by circulating dilute hydrochloric acid solution and cleaning the tube with wire brush by removing the side cover till the tubes are thoroughly cleaned and recirculating the fresh water after fixing the side cover with necessary gasket and bolts and nuts complete all as specified and as directed.

Checking for refrigerant leaks the entire refrigerant system like flare joints, valve glands using leak detection deivices and soap solution and halide torch or electronic leak detector and arresting the leaks by welding, bracing works, binding with teflon tape as required at site and topping up the gas for required suction and discharge pressure of central AC plant 75 TR / 100 TR / 120 TR complete all as specified and as directed.

Refrigerant shall be measured and paid for separately.

Vacuumising of central AC plant 75 TR / 100 TR / 120 TR using vacuum pump upto - 30 PSIG pressure and hold the same vacuum pressure upto 24 hours including necessary welding and bracing if required complete all as specified and as directed.

Leak testing of central AC plant 75 TR / 100 TR / 120 TR using vacuum pump upto 300 PSIG pressure and hold the same vacuum pressure upto 24 hours including necessary welding and bracing if required complete all as specified and as directed.

Charging / topping up the refrigerant gas R-22 into the system and testing as per standard procedure of central AC plant 75 TR / 120 TR complete all as specified and as directed.

Charging / topping up the refrigerant gas R-134A into the system and testing as per standard procedure of central AC plant 100 TR complete all as specified and as directed.

Gun metal nozzle of suitable size as in repairs for cooling towers of capacity 240 TR / 200 TR / 75 TR complete all as specified and as directed.

Filter set of three 75 C as in repairs for drier of central AC plant 75 TR / 120 TR complete all as specified and as directed.

PVC honey comb fills (drift eliminators) of suitable size for cooling tower of capacity 75 TR / 200 TR / 240 TR as in repairs complete all as specified and as directed.

Rectangular / round ducting, fabricated from GSS sheet metal, 24 gauge, including neoprene rubber gaskets, insulation of resin bonded glass wool 25mm thick, of density 32 kg / cum, 25mm x 25mm x 1.25mm, GI sections complete all as specified and as directed.

Plain galvanised iron sheet, 24 gauge, inside of AHU including necessary welding / bracing complete all as specified and as directed.

Dismantling, overhauling AHU, assembling and testing complete as described below complete all as specified and as directed.

(a) Inspection of absolute filters, remove and cleaning vacuum cleaners and refix back in place,

(b) Clean cooling coil, fins by using caustic soda and water pressure method, applying grease for all motors, check and adjust belt tension as required, check condition of blower shaft, scroll, impeller and bearings, check tightness of all electrical terminations, clear water line strainers, check proper balancing system, check for noise and vibration.

(c) Check healthy operation of controls and safety devices.

SPA "V" belts suitable for AHUs of 150 TR, 200 TR and 240 TR capacity AC plants complete all as specified and as directed.

Bearing suitable for AHU blower and motor for 75 TR / 200 TR / 240 TR capacity AC plants complete all as specified and as directed.

Limit switch Type-LSR with diecast cover with roller lever for AHU door complete all as specified and as directed.

Environmental friendly, ultra modern, energy saving, surface mounted, decorative hexagon bulk head Back-lit LED luminaire, 10 W comprising of high brightness LEDs fixed on AHU including necessary connection as in repairs complete all as specified and as directed.

Servicing of LT AC plant panel board of any size including connected AHU starter panels and wirings, cleaning of panel board internally and externally, tightening all screws and nuts and bolt, replacing minor parts like screws, washers, lugs etc, checking the serviceability of all switchgears complete all as specified and as directed.

Unserviceable switchgear shall be measured and paid separately.

Electronic timer 240 V, 50 Hz, 3-30 sec for star delta starter complete all as specified and as directed.

MNX 18 W contactor assembly, AC - 3, 415 V, 16 Amps complete all as specified and as directed.

Dismantling mono block pump motor, rewinding the with super enamelled copper winding of appropriate gauge and quality and insulated with varnish after removal of burnt out winding from slots with emery paper, including replacement of worn out bush, bearing, shaft metalling / grinding, reassembling and testing of capacity 15 HP complete all as specified and as directed.

Dismantling mono block pump motor, rewinding the with super enamelled copper winding of appropriate gauge and quality and insulated with varnish after removal of burnt out winding from slots with emery paper, including replacement of worn out bush, bearing, shaft metalling / grinding, reassembling and testing of capacity 12.5 HP complete all as specified and as directed.

Dismantling mono block pumpset with motor / induction motor of AHU / cooling tower, of any make, servicing by overhauling, cleaning, greasing, lubricating, replacing wornout spares, reassembling and testing of capacity 10 HP to 20 HP complete all as specified and as directed.

Comprehensive maintenance / servicing of DG set of capacity 200 kVA, Greaves Make Engine coupled with Greaves Make alternator including servicing all parts including change of engine oil to full quantity, change of coolant to required level, change of oil filter, fuel pre-filter, air filter, air cleaner safety element and consumables such as cotton waste, grease, cleaning liquids etc all as per manufacturers manual once in four months and attending breakdown as and when required work carried out by authorised service provider complete all as specified and as directed.

Supply only oil servicing kit for DG set of capacity 200 kVA, Greaves Make Engine coupled with Greaves Make alternator as per manufacturers recommendation including supply of filters and engine oil work carried out by authorised service provider complete all as specified and as directed.

Renewal of unserviceable lead acid rechargeable batteries with new 4 cell 12 Volts, 180 AH duly charged initially for Genset work carried out by authorised service provider complete all as specified and as directed.

Earthing complete with galvanised iron earth plate electrode 600mm X 600mm X minimum 6mm thick, with and including earthing of 25mm x 4mm GI strip protected by 40mm dia GI pipe light grade upto a length of 7.5m. The plate shall be buried directly in ground vertically to a depth not less than 2.25 metres below ground level with top edge of the earth plate at a depth not less than 1.5 metres below ground level, connected to earth lead as described here-in-before by means of bolts, nuts, washers and checknuts made out of galvanised iron or mild steel, earthing lead protected by as described here-in-before and connected to main switch board or main control board or electric pole all as shown on electrical plate No.3 of MES Sch Part-I including necessary earth work and excavation in any type of soil, plain cement concrete 1:3:6, type C1 chamber, reinforced cement concrete cover slab with locking arrangement and handle of 10mm dia MS round bars 450mm long, 1:2:4 type B1, 50mm thick with 8mm dia TMT bars at 140mm centre to centre both ways, GI pipe of bore 20mm medium grade for watering with funnel, wiremesh, salt, charcoal, lugs including testing and taking down the old earthing complete all as specified and as directed.

Preparation of surface by removing dust, emery paper, tinkering, applying metal putty wherever necessary and painting with one coat of synthetic enamel paint of existing shade / colour on outer side of Chiller unit, Compressor unit of central AC plant 2 X 75 TR / 3 X 100 TR / 3 X 120 TR complete all as specified and as directed.

Preparation of surface by removing dust, emery paper, tinkering, applying metal putty wherever necessary and painting with one coat of synthetic enamel paint of existing shade / colour of condensor pipe line, inlet and outlet (length upto cooling tower basin) and chiller pump pipe line inlet and outlet (length upto plant room wall) including marking and numbering complete all as specified and as directed.

Preparation of surface by removing dust, emery paper, tinkering, applying metal putty wherever necessary and painting with two coats of synthetic enamel paint over a coat of red oxide zinc chrome primer of existing shade / colour on inner side and outer side of cooling tower of 75 TR / 200 TR / 240 TR capacity complete all as specified and as directed.

Preparation of surface by removing dust, emery paper, tinkering, applying metal putty wherever necessary and painting with one coat of synthetic enamel paint existing shade / colour on inner side and outer side of LT panel board of size upto 3.0m x 3.0m x 0.45m complete all as specified and as directed.

Preparation of surface by removing dust, emery paper, tinkering, applying metal putty wherever necessary and painting with two coats of synthetic enamel paint existing shade / colour of mono block pumpset with motor / induction motor of AHU / cooling tower complete all as specified and as directed.

Dismantling existing rusted /leakage duct & taken as shedule of credit and Supply, fabricating, installation, testing and commissioning of GI sheet metal ducting, Zinc coated complete with standard accessories, GI hardware, self adhesive elastomer foam gasket, support etc of 22 gauge as per IS 655 and particular specification. Note :- (i) The supports such as threaded roads, flanged joints braces, shall be galvanized as per IS 655. (ii) the items required for completion of ducting work have been considered above. However, if any items not mentioned above but required for smooth functioning and successful operation of duct shall be included into quoted rates of above items.

Wire netting of galvanised steel wire 0.91mm dia, size of mesh 12mm fixed with tinned tacks of wire staples as in repairs complete all as specified and as directed.

Rolled mild steel as in joists, channel, angle or tee sections, fixed independently, without connecting plates etc., (cut to ordinary lengths i.e within 20mm of the length indicated) of Fe-410-W (Gde E-250 quality A) complete all as specified and as directed.

M&L for thermal insulation of duct using adhesives and FG crown-150 factory laminated covered with aluminium foil of 50 mm thickness complete all as specified.

Cast iron non return sluice valve suitable for 150mm bore of pipe with flanged ends drilled with holes, Class PN 1.6 (conforming to IS 14846) with brass spindle and checknut, rubber gasket 3mm thick, nut, bolts and washers, necessary machining works as in repairs complete all as specified and as directed.
