Manning & Operation of Central AC Plants [Installation consisting of AC Plant with chilled water system 76 TR capacity having 03 Nos compressors each of 38 TR capacity (02 Nos. working at a time and 01 No. standby) with all connected equipments and machineries round the clock through out the month in three shifts (including Sundays and Holidays) by employing one operator cum AC machenic per shift of eight hours including carrying out routine maintenance and upkeeping the Installation / AC Plants in operation condition complete in all respects as specified and directed :- Location : WED Mankhurd (DSRV) : (i) 1st shift - 0600 hrs to 1400 hrs (ii) 2nd shift - 1400 hrs to 2200 hrs (iii) 3rd shift - 2200 hrs to 0600 hrs Notes for ITEM NOS 01 TO 04: Quoted rates shall also be deemed to include the following elements:- (i) To provide uniform, tools & plants, safety means like glove etc to the employees and also alternative employee (reliever) for Manning and Operation of AC Plants/Installation so that the other employees can avail the facility of weekly leave etc. (ii) To keep the AC Plant Room & allied area in clean and tidy condition during the operation period. (iii) To carryout the routine maintenance, minor repairs, oiling, greasing and to rectify the minor defects to keep the plants / Installation in serviceable condition all as directed by the GE and Engineer-in-Charge. However, the major repairs, replacements, overhauling, gas charging, topping-up oil etc are not included in the scope of the above items. (iv) To keep necessary documentation duly signed by all the concerned. (v) To hand over the entire plant in serviceable condition at the time of completion.

M & L for dismantling condenser connections for descaling, plugging them and providing 15 mm bore tee outlet for local circulation of mild acid solution in the condenser (separate container and small pump set to circulate mild acid solution shall be used). The PH value of solution shall be 4 and it shall be checked frequently i.e. every 1 hour during the operation. The Scalgun WS solution or equivalent solution as approved by the GE shall be used for discaling purpose. After 2 to 3 hours of cleaning, if the PH value remains less than 7, flush with fresh water added with sodium carbonate. After above process, the end covers shall be opened and condenser tubes shall be cleaned with Nylon brush, subsequently after closing the end covers, circulate mild acid solution as specified above and PH value shall be maintained as above, flushing the same with fresh water including recharging of stored refrigerant upto required pressure complete all as specified and directed for AC Plant of condensor 3 x 80 TR capacity (MTS TS Mahul). Notes: The quoted rates shall also be deemed to include the following elements :- (a) The solution shall be warmed upto 35 Degree Celsius. (b) During the entire process of cleaning, the PH value of water shall be 7. (c) Provision of solution for descaling, rubber gaskets, washers, nuts, bolts etc as directed.

Disconnecting chiller connection for descaling, providing 2 Nos of 15mm dia tee and plugging for circulating mild acid solution in the chiller (Separate container and small pump set shall be used to circulate mild acid solution with PH value 4). The Scalgun WS/Cleansol or equivalent solution as approved by the GE shall be used for descaling purpose. After 2 to 3 hours of cleaning if the PH value remains less than 7, flush with fresh water added with sodium carbonate till PH value attains to 7 for the chiller connection of AC plants of 3 x 80 TR Capacity (MTS TS Mahul) complete all as specified and directed. Supply and fixing in repair Scrooll Compressor upto 60 TR capacity from the unit after disconnecting electrical wiring & piping connecting nut & bolts etc refixing & installed of scroll compressor and connecting pipe line for existing pipe brazing & electric connecting etc and testing for smooth functioning etc, complete all as specified and directed.

Dismantling cooling coil section of AHU for descaling and provision of 2 Nos 15mm tee outlet for local circulation of mild acid solution in the coil. Separate container and small pump set shall be used to circulate mild acid solution with 4 PH value. The Scalgun WS/Cleansol or equivalent solution as approved by the GE shall be used for descaling. If the PH value remains less than 7, flush with fresh water added with sodium carbonate till PH value attains to 7. Refixing the coil section in position, carryout minor repairs including fixing arrangement etc. AHU coil fins shall be cleaned by Sealgum solution by spraying the solution with washing pump upto the required level for 160 TR Capacity of AHU Plant (Mahul).

Re-winding of 100 HP capacity compressor electric motor 3 phase, 50Hz, 415 Volts of pump set complete all as specified and directed. NOTES: The quoted rates shall also be deemed to include the following elements:- (a) Disconnecting & removing the electric motor from installed position including loading, unloading and transporting to approved workshop. (b) Dismantling the existing burnt winding from the motor including winding with new super enamelled copper winding wire of existing gauge, also including provision of all insulating material such as insulation paper, sleeves, tape, varnish etc complete in all respects for class ’F’ insulation. (c) Transporting the motor back to the location, reinstalling in original position including making alignment, electric connection etc complete, commissioning and testing for 8 hours continuously to check the RPM to the satisfaction of Engineer-in-Charge. (Note : Any damage caused during handling and rewinding etc will be made good by the contractor at his own cost).

Pumping down the existing refrigerant from the plant of 150/160 TR capacity, carrying out the leakage testing of plant with the pressure of Nitrogen gas and monitoring for 24hrs to assess leakages, rectification of leakage by brazing & replacement of necessary gaskets wherever required, vacumizing of the plant by vaccum pump and keep-it upto 24 hours for testing and rectification of leakages if any, finally recharging of existing refrigerant gas to the plant and topping up of refrigerant if required to maintain the standard pressure etc complete including testing of the plant for smooth functioning complete all as specified & directed.

Pumping down the existing refrigerant from the plant of upto 80/76 TR capacity, carrying out the leakage testing of plant with the pressure of Nitrogen gas and monitoring for 24hrs to assess leakages, rectification of leakage by brazing & replacement of necessary gaskets wherever required, vacumizing of the plant by vaccum pump and keep-it upto 24 hours for testing and rectification of leakages if any, finally recharging of existing refrigerant gas to the plant and topping up of refrigerant if required to maintain the standard pressure etc complete including testing of the plant for smooth functioning complete all as specified & directed.

Dismantling the existing 30/60 TR capacity condenser from top of the existing unit, disconnecting the inlet and outlet connections of gas & water, transporting the same to the workshop, opening both flanges, boring, taking out complete existing 95 Nos damaged/choked finned copper tubes each of 1.94 metre long & of size 1/2" dia, replacing all the 95 Nos tubes with new finned copper tube of size 1/2" dia & each of 1.94 metre long, pressure testing at workshop, transporting the repaired condensor to the site,reinstalling at site on the top of existing unit, connecting the inlet & outlet connections, welding,boring etc, pressure testing with nitrogen, vaccumizing, gas charging, testing on load for smooth functioning, complete in all respects, all as specified and directed.
