COMPREHENSIVE MAINTENANCE OF VRV AC A AND B GROUP PAC AND OTHER ALLIED WORKS AT IMAC UNDER GE AF GURGAON

M&L for Comprehensive, preventive and periodical maintenance of VRV AC A&B Group (Make: VOLTAS, Model: VDV-450(16) W/DRNI C) of capacity (total outdoor of capacity -96 HP or total Indoor capacity- 97.5 TR, (indoor unit -2TR-12 Nos, 03 TR-7 Nos, 04 TR-7 Nos, 1.5 TR-8 Nos, 2.5 TR-5 Nos) by Inspecting the plant system and carry out quarterly inspection as a part of preventive maintenance with relevant PM checklists, Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant, Checking the system for any leaks and rectification of leaks found, Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning the IDU evaporator ODU condenser coils as and when found required, Lubricating the bearings of motors & fans when found necessary, Quarterly inspection of belts adjusting the tension and replacing the worn out belt as and when found required,

Replenishment of refrigeration gas as a result of fare wear and tear, Overhauling the components of the equipment at site or in service station as and when required, Checking of the microprocessors PCBs and sensors of IDU/ODU units for its proper functioning and repair replacement of the same if found necessary, Attending to complain breakdown calls whenever required, Carrying out external cleaning (chemical or with water) of condensor coils of outdoor unit, Reporting the healthiness of the plant and suggesting improvements if any, complete all as specified and as directed.

Note for item No-1 to 1.01: (i) The tenderer shall have to replace the unserviceable material with OEM material only. The cost of replacing major spare parts shall be included in quoted rates except items mentioned against Item No 2.01 to 2.16 hereinafter, which shall me measured and paid seperately as Supply only. Old material retrieved from replacement will be the contractor property and credit of same shall be recovered from RAR.

(ii) In case any accident occur of any Indl like Mechanic/Helpers/users during maintenance/operation of above mentioned Airconditioner/unit, contractor is liable to pay compensation to the Indl as decided by the competent authority. Principal Employer will not be responsible for the same. (iii) If complaint is not attended by contractor with in five hour the penality of Rs 1000/ per hour to be imposed and amount of penality shall be deducted from RAR. (iv) The cost of transportation (to and fro) for all kind of necessary equipment / T&P shall be arranged/brought by contractor to complete the job at site , stationary for maintenance of record, no extra cost shall be paid to the contractor to this effect. (v) Complaint shall be lodged by telephonically, so contractor to specify the telephone number who will receive the complaint round the clock. After attending the complaint contractor shall obtain the signature from rep of User/AGE/GE every day as a token of complaint attended.

(vi) The Schedule 'A' (BOQ) consisting of Comprehensive, preventive and periodical maintenance of VRV AC A&B Group (Make: VOLTAS, of indoor capacity 97.5 TR, outdoor capacity (96 HP) installed at IMAC station Under GE (AF) Gurgaon. Comprehensive and preventive maintenance shall be carried out by contractor through trained certified Engineer only.

Supply only following items 2.01 to 2.16 below for replacement not included in the quoted rates against item 1.00 to 1.01 above by the contractor under comprehensive/preventive/periodical maintenance for VRV AC A&B Group. Labour charges, transportaion and testing charges shall be included in quoted rates against item 1.00 above:-

Supply only Fan motor Inverter PCB 8 - 16 HP of existing make complete all as specified and as per OEM's instructions.

Supply only Electronic Expansion Valve wire of existing make complete all as specified and as per OEM's instructions.

Supply only Main IPM Service Pack of existing make complete all as specified and as per OEM's instructions.

Supply only Fan relay control board of existing make complete all as specified and as per OEM's instructions.

Supply only Lightning Proof Board of existing make complete all as specified and as per OEM's instructions.

Supply only Magnetic Contactor A26D-30-01 of existing make complete all as specified and as per OEM's instructions.

Supply only DC fan motor ZKSP-560-8-1 of existing make complete all as specified and as per OEM's instructions.

Supply only AC fan YKS-380-4-1 of existing make complete all as specified and as per OEM's instructions.

Supply only Main Control IPM Card of existing make complete all as specified and as per OEM's instructions.

Supply only inverter PCB of existing make complete all as specified and as per OEM's instructions.

Supply only Inverter Compressor of existing make complete all as specified and as per OEM's instructions.

Supply only Fix Compressor of existing make complete all as specified and as per OEM's instructions.

Supply only Four -way reverse valve of existing make complete all as specified and as per OEM's instructions.

Supply only Refrigerant R410A complete all as specified and as per OEM's instructions.

Supply only Cassette AC Water Tray of existing make complete all as specified and as per OEM's instructions.

Supply only Central Remote Controller (CCM03) of existing make complete all as specified and as per OEM's instructions.

M&L for Comprehensive, preventive and periodical maintenance of 3 Nos Precision Air Conditioner of capacity each 23 TR Each (Make: STULZ Chspl INdia, Model No-SEC852A, Microprocessor type C-7000) , by Inspecting the plant system and carry out preventive maintenance as per the standard practice monthly in contract period, Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant, Checking the system for any leaks and rectification of leaks found, ensure drain is not clogged Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning up of units & air filters, check the proper functioning of controllers , Lubricating the bearings of motors & fans when found necessary, Replenishment of refrigeration gas as a result of fare wear and tear, attend all breakdowncalls with in 2-4 hours, replaced worn out parts with in 24 hours subject to normal working days,

Overhauling the components of the equipment at site or in service station as and when required, Checking of the microprocessors PCBs and sensors of IDU/ODU units for its proper functioning and repair replacement of the same if found necessary, Attending to complain breakdown calls whenever required, Reporting the healthiness of the plant and suggesting improvements if any, complete all as specified and as directed.

(i) Contractor is responsible for repair/replacement of existing make/model of following components:- (ii) Compressor, main controller of PAC Units, switch gear components in the unit, Fan motor (Indoor), Fan motor(outdoor), filter drier, solenoid valve, expansion valve, microprocessors PCBs and sensors of IDU/ODU units, condensor coil, charging of Refrigerant gas at any time/specified qty, sensors, capacitors, all worn out PCB card, indicators, wiring/connectors, Door, sob components belts,coils and including all minor/major spare parts required for proper functing of PAC unit except the items supplied under Item Nos 4.01 to 4.04 hereinafter.

Supply only following items 4.01 to 4.04 below for replacement not included in the quoted rates against item 3.00 to 3.01above by the contractor under comprehensive maintenance of 03 PAC. Labour charges, transportaion and testing charges shall be included in quoted rates against item 3.00 above:-

Supply only Air Filter for PAC Unit Model SEC 852A of existing make complete all as specified and as per OEM's instructions. Note- 01 set consist of 6 filter.

Supply only charging refrigerant R-407 C after nitrogen testing in new sealed cylinder complete all as per site requirement as directed.

Supply only Humidifier Bottle for PAC of existing make complete all as specified and as per OEM's instructions.

Supply only Display Controller for PAC of existing make complete all as specified and as per OEM's instructions.

The work under this contract shall be carried out through authorized dealer/ repairer of M/s STULZ Chspl INdia LTD only all as described in schedule 'A' special conditions, particular specification, MES SSR and as directed by GE.

Comprehensive and preventive maintenance: The work under above item 3.0 to 4.04 shall be carried out through authorized dealer/ repairer of M/s STULZ Chspl INdia LTD only all as described in schedule 'A' special conditions, particular specification, MES SSR and as directed by GE/Engineer-in-charge. Comprehensive and preventive maintenance shall be carried out by contractor through trained Engineer of M/s STULZ Chspl INdia LTD only. The MOU shall be signed by both the parties (i.e) contractor and OEM on a non judicial stamped paper of Rs 100/- duly notarized. All the Bidders shall upload a letter of 'Intent of MOU' through OEM ie M/s STULZ Chspl INdia LTD in Cover-1 reagrding the willingness of MoU to be done between Bidder & OEM post acceptance of the Tender. The letter of declaration shall be as per format at Ser Page No _____ of Tender Documents. Failing to which Bidders shall be rejected for bid opening of Cover-II.

The successful L1 Bidder shall submit MOU as per format within 07 days from date of issue of Work Order No 1, failing which late charges @0.5% OF CA amount per week from date of acceptance shall be imposed on contractor. The contract shall be liable to be cancelled without any notice under condition 54 of IAFW 2249 if MoU not submitted by L1 bidder within 5 week of acceptance. On occassion to this Performance Security @ 5% shall be forfeited by Department and work may be get executed under other means. Any Condonation of delay will be adjudicated by the Accepting Officer only. No extension will be granted on the part of OEM causing delay in signing the MoU with L1 bidder.
