Scope of work:- (a) Prompt attendance to complaints related to breakdown or malfunction of AC plants / walk-in coolers. (b) Diagnosis and rectification of faults in mechanical, electrical and control components. (c) Minor repairs, adjustments, resetting of controls and restoration of services. (d) Deployment of qualified and experienced technician having working knowledge of AC plants.

Item No 7 contd...... (e) Provision of all necessary tools, tackles (T&P), testing instruments and safety equipment required for attending and rectifying complaints. (f) Unserviceable spare parts are not in the scope of work and the same shall be measured and paid separately under relevant item of the schedule. Descaling and chemical cleaning of condensor tubes of Central AC Plant including disconnecting the condensor from the system, circulation of approved descaling solution using descaling pump of suitable capacity, mechanical cleaning condensor tubes by nylon brushes & mild steel rods of appropriate size, thorough flushing with clean water and making the system fully operational including renewal of suction water filter for the following capacity AC Plants:-

Carrying out pressure leak testing of Central AC plant of any size and capacity using dry nitrogen gas, for checking leak-proofness of valve joints, seals, brazed joints and all connected controls/components, complete, including identification and rectification of leaks/defects (if any), and maintaining constant test pressure of 160 PSI on low side and 200 PSI on high side for a minimum duration of 24 hours complete.

Cleaning of AHU cooling coils by opening front/ access panels of AHU and carrying out cleaning by high-pressure compressed air, followed by application of approved non-corrosive chemical descaling/coil cleaning solution, and thereafter washing with pressurised water jet pump, complete, reassembling AHU panels after cleaning, including cleaning of AHU rooms, supply air grills and return air grills and minor repair to duct insulation for missing/damaged portions complete for the following capacity Central AC Plants:-

The scope of work item includes:- (a) Opening and refixing of AHU access panels, fasteners, gaskets, etc. (b) Removal of dust, dirt, scale, grease and biological deposits from cooling coils without damage to fins or headers. Scope of work includes:- (a) Switching off and making AC unit safe before servicing. (b) Cleaning of air filters by washing and drying before refixing. S&F in repairs of drier filter, suitable for Package Type / Ductable Air Conditioner of capacity 5.5 TR to 17.5 TR, compatible with the existing refrigerant and system, including taking out the defective/unserviceable drier filter, supply and fixing of new drier filter of approved make and capacity, brazing/connection as required, leak testing, evacuation (if disturbed) and commissioning complete.

S&F in repairs of motor bearing and pillow block bearing, including re-metaling of blower shaft, machining/ polishing to required size and tolerance and reassembling the blower assembly, suitable for air blower capacity up to 6600 CFM complete.

S&F in repairs complete blower unit assembly (excluding fan motor), suitable for Package Type / Ductable Air Conditioner of capacity up to 16.5 TR, comprising blower casing, impeller, shaft, bearings, base frame, pulleys and belts including fixing in position, alignment with existing motor, belt tensioning, testing and commissioning complete.

Dismantling of condenser fan motor of Package Type Air Conditioner of capacity up to 16.5 TR, single phase, 240 Volts, motor capacity up to 1 HP, including isolation and disconnection of electrical supply, dismantling and removal of motor, taking out worn/damaged bearings, re-metaling of bearing housing, grinding and turning/ machining to required size and tolerance, thorough cleaning of stator, rewinding with same gauge copper insulated wire, insulating, varnishing and drying, re-assembling the motor to restore original condition, refixing on foundation, reconnection of electrical connections, testing and commissioning complete.

Dismantling of condenser fan motor of Package Type Air Conditioner of capacity up to 16.5 TR, three phase, 415 Volts, motor capacity up to 1 HP, including isolation and disconnection of electrical supply, dismantling and removal of motor, taking out worn/damaged bearings, re-metaling of bearing housing, grinding and turning/ machining to required size and tolerance, thorough cleaning of stator, rewinding with same gauge copper insulated wire, insulating, varnishing and drying, re-assembling the motor to restore original condition, refixing on foundation, reconnection of electrical connections, testing and commissioning complete.
