WATER-COOLED SCROLL TYPE CHILLER UNIT (2W + 1S): Supply, installation, testing and commissioning 3 STAR rated of ISEER certified, factory designed, pre-fabricated and floor-mounted Inverter scroll type water cooled chiller machine of at least 52 TR nominal capacity at site conditions complete with hermetic scroll inverter compressors having independent refrigerant circuits & automatic stepless capacity control, water-cooled FLOODED condenser, S/T horizontal DX COOLER type EVAPORATOR with carbon steel shell and seamless copper tubes with elastomeric insulation, suitable numbers of unit mounted variable frequency drive (VFD) along with necessary drive arrangement, lubrication system as per manufacturer's design required for smooth and trouble-free operation of the chiller package, common base frame, interconnected copper refrigerant piping along with elastomeric insulation, fittings, valves, expansion valves and accessories to interconnect compressor, condenser, chiller and expansion valve, microprocessor based control panel comprising of controls including sensors and equipped with a keyboard, LCD touchscreen access input system, protection and monitoring devices to perform control functions , wiring, vibration isolators, gauge panel, automatic safety controls, flow switch at evaporator and condenser and ozone friendly, CFC-free refrigerant all complete as specified and directed by the engineer-in-charge. The chiller shall conform to the following requirements / specifications: [i] Chilled water inlet/outlet temperature: 12/7 ˚C [ii] Evaporator fouling factor: 0.00010 ⁰Fft²hr/Btu [iii] Evaporator side pressure drop: 3 m of H2O (maximum) [iv] Condenser water inlet/outlet temperature: 32/36 ˚C [v] Condenser fouling factor: 0.00025 ⁰Fft²hr/Btu [vi] Condenser side pressure drop: 6 m of H2O (maximum) [vii] Minimum COP @ 100% load: 5.6 at ISEER condition [viii] Minimum IPLV @ 100% load: 7.36 at design condition [ix] Refrigerant (Ozone friendly type): R410A / R407C [x] Test standard: ARI 550 / 590
NOTES:[i] The quoted rate shall be inclusive of variable frequency drive (VFD) configured in accordance with site parameters, victaulic coupling and system integrator capable of giving industry standard (Modbus/BACnet) output to BMS for critical parameters. [ii] Mapping shall be required for all critical points displayed on the chiller control panel. The chiller shall be BMS compatible and shall have RS485 / RS232 serial communication protocol. [iii] The motor shall be suitable for 3- Phase, 415 V ± 10%, 50 Hz AC electric supply and the microprocessor based control panel shall have an IP 54 rating. [iv] Initial / first charge of refrigerant gas & compressor shall be deemed included in the quoted rate. CHILLED WATER CIRCULATION PUMP (2W + 1S):: Supply, installation, testing and commissioning of monoblock, self-priming, single-stage centrifugal pump, capable of 8.50 LPS discharge at 20 MWC head, having cast iron casing, enclosed type dynamically balanced cast iron impeller, carbon steel pump shaft, gland packed sealing, deep groove ball bearings, etc. with TEFC squirrel cage induction motor having class 'B' insulation, IE3 efficiency, conforming to IS 12615: 2018 and suitable for operation on 3-Ph, 415 V±10%, 50 Hz AC supply, base plate, mounting channel frame, accessories and fittings, viz. pressure gauges, thermometers, drains, coupling, coupling guard, vibration isolation arrangement by means of spring / rubber type mounting duly insulated with FM approved highly- flexible, closed-cell thermal insulation of elastomeric foam based on synthetic rubber (NBR) of apppropriate thickness laminated with 12 micron aluminium foil facing with reinforced glass scrim along with adhesives and other necessary accessories complete all as specified and directed by engineer-in-charge. EXPANSION TANK FOR CHILLED WATER PIPING: S & F SS- 304 closed expansion tank of 50 litre capacity with pressure rating to suit the system pressure and sized adequately to compensate for water expansion due to operating temperature variations, conforming to IS: 2825- 1969 for 'non-fired pressure vessels' complete with inter-connection piping, non-return valve, safety relief valve and pressure gauge, insulated with 50 mm thick elastomeric insulation and cladded with 26 gauge aluminium complete with accessories as specified and directed by the engineer-in-charge.
HDPE MAKE-UP WATER TANK FOR COOLING TOWER: S & F multilayered HDPE make-up water tank of 10000 litre capacity made up of 100% virgin material, having 100% UV stabilized white outer layer, threaded lid, extra insert lid for protection against algae formation complete with inter-connection piping and non-return valve etc including tank to placed on suitable staging complete all as specified and directed.
HVAC PANEL: Supply, installation, commissioning and testing of factory made, CPRI type tested, outdoor, cubical compartmental type "HVAC Panel" of suitable size, conforming to IEC 61439-1 &2, IEC 61641, having both sides openable with hinged double doors & locking arrangement and IP 42 protection made out of 3.15 mm thick mild steel CRCA sheet, supported and fixed on structural frame of angle iron of suitable size, including earthing stud, labeling, painting to all internal & external exposed steel surfaces with powder coating paint (7 tank process), duly fixed in ground with PCC foundation (1:2:4) type B1, with danger notice plate of 1.6 mm thick mild steel sheet, vitreous enameled (white) with letters figures and conventional skull and bones in signal red colour, suitable for 3- Phase 4 Wire system, 500 V grade with necessary wiring, PVC sheathed stranded copper conductor of appropriate length & size, including fixing lugs, bolts, screws etc. complete with accessories as specified and directed by the engineer-in-charge. MANNING & OPERATION OF AC PLANT -Outsourcing of services for round the clock in 3 shifts (consisting of three shifts of 06 am to 2.00 pm, 2.00 pm to 10 pm, 10 pm to 6 am) including Sundays and holidays and operation of Central type air conditioning plant of capacity 3 x52 TR (Two plants each to be run at a time and one will be kept as stand by) including all connected electrical items sch as main switch, starter, change over switch, MCCB, voltmeter, ammeter, panel board etc, cooling tower, condenser or water pump, valve system, controlling system, condenser, refrigerant line, adjusting valve, refrigerant valve, bypass valve, daily checking, leakage, checking noise, controlling temp. of plant, cleaning of plant and it's surrounding area etc, by one Ref Mech (Skilled) per shift for 03 shifts in a day all as per manufacturers instructions and as specified and directed by Engr-in-charge.

NOTE:- (a) The contractor shall be responsible for periodical/routine maintenance, as per maintenance schedule recommended by manufacturer/OEM, including renewal/replacement of parts, fittings/fixtures filling of refrigerant gas etc required for smooth functioning of the plant as per manufacturers instructions. The cost of all parts/component/Gas required for replacement are considered inclusive in quoted rate. (b) The Contractor shall employ Refrigeration mechanic having minimum ITI qualification from Govt Recognised institute with adequate knowledge & minimum 2 years experience in maintenance/operation of AC plants. The operator must competent to carry out the minor maintenance all as directed. (TOTAL numbers of operators required per day are 02 nos.) (c) Contractor shall pay the wages to the employees through e-payment i.e. Adhaar linked bank accounts (credit to their bank account). Engineer-in-charge shall ensure that e-payment made to employees and their wages shall not be less than minimum wages fixed by State Govt or Central Govt whichever is more. Monthly e-banking statement shall be furnished by the contractor to the Engr-in-charge and the same shall be kept in record duly verified. (d) It is the responsibility of contractor to deposit the employees provident fund (EPF) to the concerned authority as per the prevailing scales as laid down by Ministry of labour for all operator/helper (as appliable) and necessary proof to this regard shall be submitted to the Engineer-in-charge for verification & record.
(e) The contractor shall maintain all the registers under various labour law rules, 2017 and shall be produced to the Engineer-in-Charge as well as officers detailed by central labour department. (f) Each shift duration shall be 8 hours & duty timing will be decided by Engr-in-Charge. (g) The unit rate quoted shall deemed to be included for cost of labour for daily routine maintenance for trouble free functioning of installation. (h) In case of any abnormal noise/complaint the plant should put off and same should be brought to the notice of Engr-in-charge. (i) The operator employed by the contractor shall be capable of carrying out minor repair/maintenance & should have well experience in AC plants as applicable. (j) The quoted rate is deemed to be inclusive of cotton waste, cleaning material etc & Contractor will ensure general area cleanliness and upkeep of the installation on daily basis. (k) The quoted rate is deemed to be inclusive of tools & testing instruments required for operation & maintenance of AC plants. (l) The rate quoted shall deemed to be inclusive of safety gear & required tools for minor maintenance. In case of failure to provide tools kit & safety kit (spanner sets, hand gloves), a penalty of Rs 3000/- will be recovered and levied.
(m) The Contractor shall not employ same tradesman continously for more than 11 months during the Contract period. (n) Thecontractor shall provide 02 uniforms to each operator and design of uniform shall be got approved. in case of failure, a penalty of rs 2000/- per uniform will be levied and recovered from their dues. (o) In case of failure due to absence of operative staff, the contractor shall be liable to pay compensation at twice the cost of a day's Manning & Operation derived from pro rate of Sch'A' quoted rates. (p) The Contractor shall maintain proper records of all kinds of daily, weekly, monthly, quarterly, half yearly and yearly or whatsoever maintenance is carried out during contract period in a binded book / register and shall obtain the signature of Engineer-in-Charge every fortnightly. (q) The contractor shall provide board at proper location near each installations duly writing the name of operators and Mobile Numbers shiftwise. (r) In case of non function of AC Plant panel recovery @ 3000 per day shall be effected 24 hrs after the defect is noticed or notified either in writing or through a social media message by GE or his rep. (s) Any defect in to a motor, Pumps, compressure, Control Panel, AHU, Refrigeration Gas, Cooling Tower shall be considered as outstanding defect & Panel charge will be applicable as above in Note (r).
