COMPREHENSIVE AND PREVENTIVE MAINTENANCE OF 4X250 TR CAPACITY CENTRAL AC PLANT AT RESTRICTED AREA UNDER GE E/M BASE HOSPITAL DELHI CANTT-10

Preventive & Comprehensive maintenance of central A/C plant of capacity 4x 250 TR helical rotary liquid water cooled chillers (Models RTHD-02 Nos and RTHB-02 Nos) through M/S Trane (France based company) (OEM ) or authorized dealer of OEM (as per MOU) for following plant and equipments by replacing any type of spares as and when required related to micro processed unit control modules (Tracers CH530) of plant, helical rotary compressor, evaporator , electronical expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, soleniod and automatic control valves etc. for undermentioed Trane Make models. (a) Helical rotary liquid chiller models RTHD- 02 X 250 TR (b) Helical rotary liquid chiller models RTHB - 02 X 250 T (Detailed scope of work against item is given in Particular Specifications.)

Note for item Ser No 1 :- (a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be paid seperately under relevent items. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with M/S Trane. The contractor shall upload submit scanned copy of MOU with M/S Trane alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Trane (original OEM) will visit the A/C plant 3 to 4 times in contract period for inspection and will submit inspection report to the Engineer-in-charge. Necessary repair action will be taken immideately if/as required.

(e) In case of any fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor :- (i) Rs. 10000/- will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbaly. (ii) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge.

Preventive and comprehensive maintenance of undermentioned eletrically operated motors, pump, AHU, LT panels of AHUs and LT panel of compressor and including chiller pipe line, control valves such as balancing valve, equilator, pressure and cooling tower with condensor pipe line and valves including carrying out daily, weekly, monthly, quarterly and half yearly as scheduled in the Particular Specifications :-

(i) FRP cooling tower induced draft type with fan and elect motor, starter, base louvers and ladder etc complete of 500 TR-01 No. (Make: PAHARPUR). (ii) ---ditto--- but 250 TR - 02 Nos (Make:- MIHIR). (iii) Condensor and chiller water pipes of all size including butterfly valve/sluice valve, non return valves and other accessories complete. (iv) Chilled water circulating pumps (40 HP cap each) -07 Nos and condensor pumps (30 HP Cap each) - 07 Nos horizontal split casing with squirrle cage induction motor, starter, pressure gauge etc complete.

(v) LT panel cubical type floor mounted dust and vermin proof for each AC plant unit No. 1, 2, 3, 4 etc complete - 04 Nos. (vi) AHUs ON/OFF monitor panel - 1 No (vii) Dewatering pump sets - 04 Nos (viii) Make up water pump set of 10 HP capacity - 02 Nos for cooling tower with PVC water storage tank of SINTEX Make- 10, 000 Ltrs capacity each - 02 Nos along with connecting pipes and accessories complete. (ix) Air Handling Units connecting of chilled water system in summer and heating system in winter comprising blower motor, pantry, cooling coil, spray and filter section humidification arrangement, modutrol motor, strip heater, Thermostat etc complete of varying capacity 15 TR to 40 TR with elect panel etc - 21 Nos.

Note :- for item Ser No 2 (i) All consumable items such as grease, cotton waste, gland packing, nuts bolts, washers etc as required will provided by contractor and rate for the same is deemed to be inclcuded in the unit rate.

Disconnecting electrically and mechanically defective/burnt squirrel cage induction motor, shifting to civil workshop, opening for inspection, removing of unserviceable ball bearings, gaskets etc, cutting of old burnt winding, cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing, re-assembling, transporting to site, re-fixing at existing location, connecting mechanically, electrical connections, testing to entire satisfaction of Engineer-in-charge all as directed at site for capacity 1 HP to 1.5 HP. Note: - Cost of spares will be measured and paid seperately under relevant items.

Supply and fixing in replacement of 'V' belt for blower motor of size B-84

Taking down unserviceable butterfly valve 80mm and S & F CI butterfly valve of size 80 mm bore complete including nuts, bolts, washers and 3 mm thick rubber gasket complete all as specified fixing in position, testing complete all as directed by the Engr-in-charge.

M&L for descaling AHU’s cooling coil of capacities 15 to 60 TR, by opening of cooling coil, circulating acid / suitable chemical for removing all foreign material gathered in the coil, cleaning of all filters, re-fixing and testing complete all as specified and directed by Engineer-in-Charge.

Supply, install, commissioning and testing in replacement of Fan coil unit 1.5TR capacity constructed out of 20 G Pre - coated GI, with 3 Rows Deep cooling coil 3/8"construction incl 12 mm thick pre - filter, DIDW Centrifugal blower with single phase direct driven motor and drain tray made out of sandwich type in 18 gauge GI constructions with 25 mm PUF/ Thermocole insulation, provision of suitable size gun metal gate/ball valve, 24 gauge GI covering and other related items (if any) complete all as specified and testing of the same all as directed. Make-ZECO/ Universal or Equivalent.

S&F in replacement, burdon pressure gauge, 0-60 PSI rating, complete with 3/8 inch dia, S.S. syphon piping with gun metal cock valve in condensor pipe lines as per existing shape and size all as required.
