Manning & operation for 11 Nos of 13 passenger lift to be installed at office complex building at various locations as per Annexure (IX) of Sch 'A' Part-1 for two years during defect liability period by deploying three nos of lift attendent/rescuer (semi-skilled) certified by OEM per day.(One operator in each shift of 08 Hrs i.e three shift per day) all as specified and directed by Engr-In-Charge. Note :- During defect liabilty period comprehensive maintenance of lift/dumb waiter shall be carried out as per maintenance proforma given in PS.

Note :- Comprehensive maintenance of dumb waiter shall be carried out as per maintenance proforma given in PS.
33 KV/11KV SUB STATION
Manning & operation for 33KV sub station installed at GIS Shankar vihar Yard and 11KV Substation to be installed at HQ IDS Bldg (through MOU with OEM ) as per Annexure (XII) of Sch 'A' Part-I by deploying 01 electrician alongwith 01 helper in three shifts each of 08 hrs at each substation all as specified and directed by Engr-In-Charge. Note :- During defect liabilty period comprehensive maintenance shall be carried out as per maintenance proforma given in PS.

Manning & Operation for Central Air conditioning plant and VRV system ( VRV/VRF Air conditioning plant) to be installed at HQ IDS Bldg and Offrs Mess (through MOU with OEM ) as per Annexure (VII) of Sch 'A' Part-I by deploying 01 AC Mechanic/Refrigrator in three shifts each of 08 hrs complete all as specified and as directed by Engr-In-Charge. Note :- During defect liabilty period comprehensive maintenance shall be carried out as per maintenance proforma given in PS.
Comprehensive maintenance of Central Air conditioning plant and VRV system ( VRV/VRF Air conditioning plant) to be installed at HQ IDS Bldg and Offrs Mess (through MOU with OEM ) as per Annexure (VII) of Sch 'A' Part-I and Manning & operation for three years after the defect laibility period by deploying 01 AC Mechanic/Refrigrator in three shifts each of 08 hrs all as specified and directed by Engr-In-Charge. SEWAGE TREATMENT PLANT
Manning and operation of sewage Treatment plant to be installed at HQ IDS as per Annexure (XIX) of Sch 'A' Part-I by deploying adequate and experienced one qualified skilled operator/staff, round the clock including Sunday and holidays in three shifts per day of 08 hours each in each shift all as specified and directed by Engr-In-Charge.
PUMP SETS AND BOREWELLS
Manning & operation of Electric driven pump sets and borewells to be installed at HQ IDS Bldgs as per Annexure (X) of Sch 'A' Part-I round the clock including Sunday and holidays in Three shifts per day of 08 hours each by deploying adequate and experienced one qualified skilled operator/staff in each shift all as specified and directed by Engr-In-Charge.
DG SET
Comprehensive maintenance of DG Set to be installed at HQ IDS Bldg (through MOU with OEM ) as per Annexure (XII) of Sch 'A' Part-I three years after the defect laibility period all as specified and directed by Engr-In-Charge. Note :- During defect liabilty period comprehensive maintenance shall be carried out as per maintenance proforma given in PS.
General Notes :- (A)for Manning and operation :- (i) Execution of these items shall be commenced immediately after the satisfactory completion of Phase-I. (ii) The contractor shall employ skilled operator/Refrigerator having well experienced in the relavent trade for operating all the E/M plants. (iii) In case any operator is found absent from duty during working hours, the panelety @ Rs 1000 per shift shall be imposed on the contractor. (iv) The manning & operation of AC plant & lift shall be carried out under this contract shall be done through OEMs as specified in relevent items. (v) The contractor will maintain a daily temperature record book of each AHU area rooms four times in each shift and to be signed by contractor rep ,user rep and Engineer-in-Charge Record book to be provided by the contractor. (vi) Staff engaged for operation/ maintenance of the installation will not leave the installation/ Plant under any circumstances, if during surprise check by the representative of Deptt., operation /maintenance staff found absent then penalty of Rs. 500/- per shift per person will be imposed and deducted from contractors dues (RAR/Final Bill).
Note :- (B)for Comprehensive Maintenance:- (i) Execution of this item shall be commenced immediately after completion of the defect liability period. However during the Defect Liability Period of 24 Months, rectification of the defects are covered in the the quoted amount of Sch A part-I. They have to quote only for routine Mainatenace. (ii) The rates quoted shall be inclusive of material & labour for unserviceable items including rewinding of brunt motors and replacement of unserviceable ropes complete all as specified (iii) The old unseriveable material shall be property of the department and shall be deposited to the MES store Yard. (iv) The contractor will use only gennuine /original parts as approved by original equipment manufacturer. (v) All the consumable & maintance material such as oil, lubricante, grease, gland packing thimbles etc will be deemed to be included in the rates quoted against item. (vi) The entire work relating to comprehensive, preventive and periodical maintenance of lifts/elvators (including supply of spares) as mentioned above, shall be got executed through the manufacturer from whom the new lifts/elevators are procured. (vii) The tenderer has to submit Intent of MOU from existing OEM of whom the new lifts/elevators are procuredonly. (viii) Contractor will conclude AMC for contract with OEM in case of lift/elevator work. (ix) The OEM will also detail one technical staff to inspect the lift every week. regarding its functioning operation or any other issue arising in the lift.The problem noticed if any to be addresed immediately. Incase no technician is detailed after lodging of complaint Rs 1000/- per lift per hour after two hours will be deducted from the payment.Technician should always carry service tool along with himself during each weekly visit.
