Manning and operation of under mentioned central AC plants comprising the various equipments as mentioned below in three shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, 2200 Hrs to 0600 Hrs including sunday & Holiday maintaining the documentation as directed for DX type central AC plant of capacity 70 TR installed at Akber 5/6 Hanger AC plant for maintaining Temp 22 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries.

(i) Condensing units having reciprocating type Accel make compressors, 3 Ph electric motors control panles and other accessories -03 Nos

(ii) Electrical systems comprising of main panles, AHU panel, control cables, earthing systems, interlocking panel wiring systems etc -01 Sets

(iii) Cooling water circulating system comprising of 02 Nos water pumps, water piping system, control valves, 70 TR capacity cooling tower, PVC water tank etc -01 Sets

(iv) Supply air and return air ducts comprising of diffuser, grills, insulatios etc -01 Sets

(v) AHU of 20000 CFM capacity , heating bands, control wiring system, fresh air grills etc complete -01 Sets

(vi) Sensing devices such as RH sensor, temp gauges control circuits etc -01 Sets

Manning and operation of under mentioned central AC plants comprising the various equipments as mentioned below in three shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, 2200 Hrs to 0600 Hrs including sunday & Holidaymaintaining the documentation as directed for Screw chiller make: Voltas central AC plant of capacity 81 TR installed at Sea Eagle(Ahilyabai) AC plant for maintaining Temp 20 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries.

(i) Condensing units having reciprocating type Accel make compressors, 3 Ph electric motors control panles and other accessories -03 Sets

(ii) Electrical systems comprising of main panles, AHU panel, control cables, earthing systems, interlocking panel wiring systems etc -01 Sets

Note for Sl item No 1 TO 5.06 : (a) The contractor will employ suitable staff having qualification ITI / sufficient experience in Refrigeration/ Air conditioning field. Staffs police verification and other authenticated documantations are mandatory for security will be responsiblity of contractor. (b) Contractor will provide the uniform as reccommended by Engr -In - Charge. The safty of equipment neccessary T & P shall be maintained at all the installations. The contractor shall be fully responsible for safety of staff employed. Department will not be held responsible for any eventualty occured to staff employed. The contractor will be responsible / liabile to pay all type compensation etc to employed staff in accordance with prevailing labour laws in country/ staff. (c) Charges of documantation statainerys including maintaining documantations such as attendance register, Log sheets, complaint registers etc as per sample provided by Engr -In - charge will be responsibility of contractor.

PERIODICAL MAINTENANCE

Periodical and maintenance of under mentioned central AC plants comprising the various equipments as mentioned below including maintaining the documentation as directed for DX type central AC plant of capacity 70 TR installed at Akber 5/6 Hanger AC plant for maintaining Temp 22 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries as mentioned in Sch "Manning and operation" Sl item No 01.

Periodical and maintenance of under mentioned central AC plants comprising the various equipments as mentioned below in three shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, 2200 Hrs to 0600 Hrs including maintaining the documentation as directed for DX type central AC plant of capacity 45 TR installed at Ashoka TP AC plant for maintaining Temp 20 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries as mentioned in Sch "Manning and operation" Sl item No 02.

Periodical and maintenance of under mentioned central AC plants comprising the various equipments as mentioned below in three shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, 2200 Hrs to 0600 Hrs including maintaining the documentation as directed for DX type central AC plant of capacity 100 TR installed at Long Term AC plant for maintaining Temp 20 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries.

Periodical and maintenance of under mentioned central AC plants comprising the various equipments as mentioned below in three shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, 2200 Hrs to 0600 Hrs including maintaining the documentation as directed for Screw chiller make : Voltas, central AC plant of capacity 81 TR installed at Sea Eagle(Ahilyabai) AC plant for maintaining Temp 20 C + 2 C and humidity 65 + 5% in AC spaces comprising of under mentioned plants equipments and accessaries.

Note: The quoted rate for above plants described from sl No ( 01 to 05) shall be deemed to be included following :-

Inspection services : (a) Inspecting the plant/system and carry out preventive maintenance as per the standard practice four times in a year. (b) Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant. (c) Checking the system for any leaks and rectificationm of leaks if found. (d) Tracking set of reading and reporting the healthiness of the plant and suggesting improvements if any. (e) Checking the refrigeration control system for operation and adjusting the settings. (f) Descaling the condensers for water cooled units if found necessary.(Once a year) however descaling compound will be provided on chargible basis. (g) Checking the fuinctioning of compressor and its accssories. (h) Cleaning the evaporator once a year if fiound necessary (j) Lubricating the bearings of motors, and fans when found necessary. (k) Quarterly inspection of belts adjusting the tension. (l) Checking of the microprocessor controller for its proper functioning. (m) Attending to break calls. (n) Labour involving evecuation of refrigerant during replacement of controls and replacement of compressor. (o) Carrying out-once in a year, testing of lubricant and water (chilled water system and water cooled condensing system only) samples.

Note:- The quoted rate for above plants described from sl no (01 to 05) shall be deemed to be included following:-

(a) To carry out routine, periodical, preventive (weekly, monthly, quarterly, half yearly, yearly) breakdown maintenance as per attached formats and as directed by GE & Engr-in-Charge.

(b) To attend the breakdown during day & night including holidays and putting the plant in operational condition with in the shortest period. The contractor shall keep all fast consuming spares in store to be made available by GE/Engr-in-Charge at any one of the above installation.

(c) Maintaining all the accessories such as electric panel. Interlocking wiring cables, pumps etc and all assemblies such as chillers etc and sub assemblies such as AHU, tower etc functional in any situation round the clock for the period including holidays etc.

(d) Maintaining the surrounding area of central AC plant building, cooling tower, etc neat & clean at all time. No wild vegitaion to be seen with in the surrounding of building upto 5 mtr all around

ESSENTIAL REPAIRS

Supply and fix in repairs Thermostatic expansion valve of model No HVE 11 of Make : Sporlan, Avcon or equivalent suitable for DX and chilled water type AC plant including cutting, welding, brazing, replacement of new gasket, nut bolt, washer etc all as specified and directed by Engineer-in-Charge.Make Sporlan, Danfoss, Lanco

Note for sl Item No 12.00 to 15.00 :-

Before disconnecting the existing expansion valve from the system the Refrigerant has to be pumped down or taken in empty cylinder by the help of Ice or as directed by Engineer-in-Charge.

M&L for rewinding of induction motor 2900RPM, 3 phase, 50 Hz, 415 volt of Compressor motor and AHU Blower motor comprising of following activitles for motor of following capacities complete all as directed and specified and as per manufacturer's instructions.

i) Disconnecting and removing the electric motor from installed position and loading, unloading, transporting to authorised/approved work shop.

ii) Dismantling existing burnt winding from the motor and rewinding complete with super enamelled copper winding wire of existing guage including all material such as insulated paper sleeves tape varnish etc complete for class F insulation and including shaft metalising, Bearing cover slieving, necessary replacement of cooling fan, nut-bolt etc.

iii) Loading, unloading and transporting motor & reinstalling in position and in alignment including electric connection commissioning and testing in actual working condition for 8 hours continuosly to check the performance on full load and designed RPM to the complete satisfaction of Engr-In-Charge all as specified and directed.
