Part I: AMC Civil & PH Works

Labour charges for checking, repairing, removing & refixing/ replacing existing old wooden and aluminium fittings & fixtures of doors, windows, glass facade, aluminium framework of facades, sliding shutters, fixed shutters, cup boards, ventilator and all other carpentry fittings etc. for trouble free operations & effective movement and PH & sanitary fittings & fixtures of EWC, flushing cistern, wash basin, water supply lines, bib cocks, pillar cocks, stop cocks, internal & external valves, showers, removal of chokages etc. on regular trips and as & when required on emergency calls including necessary screws, gutties, cleats, rawl plugs, nails, white cement, hemp yarn, drilling in wall etc. required to refix in position old fittings/ fixtures after repairing/ rectifying the defects, cleaning the floor, carpets, walls including cost of tools & plants and the cost of removing the existing damaged/ non repairable/ non-functioning fittings and depositing the same in Department Stores and replacing the same with new aluminium/ brass/ PH fittings/ items (excluding cost of new materials like fittings/ fixtures) etc. complete all as directed by the Engineer- in- Charge. Note: 1) Supply of new aluminium/ brass/ PH fittings/ Carpentry fixtures required to replace existing damaged/ non repairable/ non-functioning fittings shall be paid under relevant item separately. 2) Following minimum labour strength shall be provided on regular visit: (i) PH works- Plumber- 1 No. & Helper- 1 No. (ii) Carpentry works- Carpenter- 1 No. & Helper-1 No. 3) Regular Visit (Weekly) to Dhruva Guest houses shall be on different days. Regular check up to PH/ Carpentry installations shall be carried out for a working day of 8 hours.

Labour charges for carpentry items including checking, repairing, removing & refixing/ replacing wooden, aluminium/ brass fittings & fixtures whenever and wherever required once in a one week.

Labour charges for checking Public Health items including repairing, removing & refixing/ replacing PH fittings & fixtures whenever and wherever required once in a week.

Supplying of following items: All Carpentry, PH and sanitary items supplied under Item '1.2' below shall be fixed by contractor using the carpenters & plumbers visiting for routine checks of the guesthouse under item 1.1 above on emergency visits no separate payment for fixing shall be made.

C.P. brass towel rail 600 mm long towel rail with total length of 645 mm width 78 mm and effective height of 88 mm, weighing not less than 190 gms. complete with brackets fixed to wooden cleats with C.P. brass screws and necessary fittings/ fixtures of approved quality and make etc. complete all as directed by the Engineer- in- Charge.

C.P. brass towel ring trapezoidal shape 215 mm long, 200 mm wide with a minimum distances of 37 mm from wall face with concealed fittings arrangement of approved quality, colour and make weighing not less than 90 grams all as directed by the Engineer- in- Charge.

Bevelled edge mirror of superior glass (of Modigurd or Saint gobain of approved quality & required size) complete with 6 mm thick hard board ground for fixing to wooden cleats with C.P. Brass screws and washers complete all as directed by the Engineer- in- Charge.

Door closer with new IS:3664 marked aluminium die-cast body tubular type universal hydraulic door closer make of M/s. Godrej with necessary accessories, screws etc. complete all as directed by the Engineer- in- Charge.

100 or 125 mm handle with new bright finished brass handle with screws etc. complete all as directed by the Engineer- in- Charge.

300 x 16 x 5 mm Latch with new bright finished brass Door Latch with screws etc. complete all as directed by the Engineer- in- Charge.

Bright finished brass 100 mm mortice latch & lock with one dead bolt and a pair of lever handles with necessary screws etc. complete of approved make and quality as directed by the Engineer- in- Charge.

4 mm thick plain glass of MODI (or) equivalent make for aluminium windows & doors of required size including removing the broken glass carefully fixing new glass panes including cutting, wastage, transportation, taxes, profit, tools & plant etc. complete all as directed by the Engineer- in- Charge.

Double action hydraulic floor spring of approved brand and manufacture conforming to IS:6315 marked with S.S. cover plate of Hardwyn make (model 3000) or approved equivalent, for doors as per specifications and as per the direction of Engineer- in- Charge.

Aluminium hanging floor door stopper ISI marked anodised (anodic coating not less than grade AC10 as per IS: 1868) transparent or dyed to required colour and shade with necessary screws etc. complete (Twin rubber stopper) as per specifications & as directed by Engineer- in- Charge.

Following carpentry fittings & fixtures of approved quality with necessary screws etc. complete all as per specifications & as directed by Engineer- in- Charge.

a) Aluminium tower bolt 200 x 10 mm.

b) Aluminium tower bolt 150 x 10 mm.

c) Aluminium handle 125 mm.

d) Aluminium Channel for curtain.

e) Plastic hooks and stopper for curtains.

f) EPDM rubber gasket as per existing design.

g) Aluminium openable window handle.

Heavy quality 450/600 mm long 15 mm dia. PVC inlet connection with brass unions at ends etc. complete all as per specifications and as directed by the Engineer- in- Charge.

Providing and fixing superior quality vertical blinds of M/s. VISTA or approved equivalent manufacturer with approved best quality fabric of required shade and colour, all accessories required for fixing in position all as per approved sample, design, pattern complete all as directed by the EIC Note:Mode of measurement shall be length of aluminium top runner x height from top of channel and up to bottom of blind.

Cleaning the glass facade internally & externally of front elevation of the building from ground floor to top floor with jet washing with soap water & make it dry by wiper etc. work shall be including opening of facade aluminium frame & glass & refix the same after cleaning etc. with all necessary tools & tackles, scaffolding etc. (Notes: 1) while doing the same safety measures shall be strictly follow by agency. 2) There shall be no damaged to the facade, if it damages the same shall be restored by the agency at his/her own cost. 3) while washing the same care shall be taken that the water splashes shall not go to any other occupied rooms of guest house. 4) Used water shall be immediatly clear off from the workplace. 4) While working on site, agency shall have to flash notice board regarding 'Caution slippery surface etc.'.

Pressure grouting through RCC slab / brick masonry/ bathroom etc. by drilling hole in RCC slab/ wall to required depth without causing any damaged to reinforcement, inserting ½” dia PVC pipe in hole securing the hole sides with mortar 1:2, pressure grouting with cement slurry mixed with approved waterproofing compound @ 2% by weight of cement to required pressure for about 60 to 200 PSI (manually or mechanically), continuing the pressure grouting till the flow ofcement slurry stops, removing the PVC pipe, sealing thehole with cement mortar 1:1, scaffolding etc. complete all as directed by the Engineer – in – Charge.

Approved quality handle for low/ high level flushing cistern of approved make with or without rope all as per specificaton and as directed by the Engineer- in- Charge.

Supplying of following PH fittings and fixtures of approved make/ as existing quality with necessary screws/ fixtures all as per specifications & as directed by Engineer- in- Charge.

a) Syphon for PVC Flush tank.

b) Ball cock set for PVC Flush tank.

c) Rubber washer for PVC flush tank.

d) PVC liquid soap container.

e) Toilet paper holder.

Supplying of following PH fittings for Renovated room in Dhruva Guest House:-

a) Single lever Basin Mixer similar to Model No. 15011 of OPAL Series of M/s. Jaquar.

b) Single lever wall Mixer with telephonic shower arrangement only similar to Model No. 15119 of OPAL Series of M/s. Jaquar.

c) Two way Bib Cock with Hand faucet arrangement only, similar to Model No. 15041 of OPAL Series of M/s. Jaquar.

d) Angular stop cock with wall flange similar to Model No. 15053 of OPAL Series of M/s. Jaquar.

e) Over Head Shower with extension piece similar to Model No. 495 of M/s. Jaquar.

Dismantling RCC members/ elements by chiselling at all floors and levels including scaffolding, securing existing reinforcement bars, straightening of steel bars if required, cleaning the bars by wire brush, applying a coat of cement slurry etc., stacking the serviceable material wthin 150m lead and disposal of unserviceable materials out side guest house premises etc. complete all as directed by the Engineer-in-charge.

Dismantling the P.C.C. work by chiseling including scaffolding, stacking of serviceable materials within 150 m lead and disposing offun-serviceable materials out side guest house premises etc.all complete and as directedby the Engineer-In-Charge.

Demolishing brick work in cement mortar at all levels including scaffolding, stacking of serviceable material within 150m lead and disposal of unserviceable material out side guest house premises etc. complete as directed by the Engineer in-charge.

Dismantling Granite/ mosaic tile/ white glazed tile/ kotah stone etc.in flooring/ dado/ skirting etc.including dismantling of bedding/ backing moratar, stacking of serviceable materials within 150m leads and subsequent transporting to stores including disposing off debris out side guest house premises etc. complete as directed by the Engineer in-charge.

Dismantling old plaster, racking out joints and cleaning the surface including scaffolding, stacking the debris at site at suitable location and disposal of all debris out side guest house premises as directed by the Engineerin-Charge.

Supplying, fabricating and fixing in position at all floors factory made Aluminium sliding/top hung/fixed/ adjustable louvered windows, ventilators, boards with rivit joint of specified size, made of integrated bronze anodised matt finished (15micron thick) aluminium section (extruded) , including for making exhaust fan frame work, handles of specified size etc, of approved manufacutres for following types with extruded sections ofJindal / Indal / Aluminax or other approved equivalent make of approved sections with size and wights as directed for frames and shutters (including wastages if any) confirming to relevant IS specifications with all approved Bronze anodised aluminium fittings and accessories, latching fixture, 2/3 rollers with ball bearing of superior quality all as shown in the drawing including providing and fixing aluminium channel beading/ glazing clips fixed with necessary bronze anodised screws, grouting the gap with sealant and including dismantling of existing window frameand shutter, glass and depositing serviceable material to dept store and disposal of debris outside colony etc all complete generally as per specifications etc, all as directed by Engineer in charge.

Providing and Fixing 12mm thick Toughened glass of M/s Modiguard/saint Gobain or other approved equivalent make including providing and fixing necessary all fittings and fixtures, EPDM gasket/Neoprane gasket cutting,wastage including disposal of debris outside Anushaktinagar colony etc complete all as per specifications and as directed by the EIC (Note :- Only the clear opening of glass shall be measured for payment) The Aluminium snap beading if required for work shall be measured and paid under relevant item.

Providing and fixing of 25 micron thick non reflective type sun control film of M/s. Garware or approved equivalent make, for windows, doors glasses etc including cutting to size, solution for fixing, cleaning the glass, disposal of debris of outside colony etc all complete all as per specifications and as directed by Engineer in Charge.

Providing and fixing 6 mm thick clear tinted glass of M/s. Modiguard / Saint Gobain or other approved equivalent make including providing and fixing necesssary EDPM gasket / Neoprane gasket, cutting, wastage including disposal of debris outside Anushakti Nagar colony etc complete all as per specifications and as directed by the EIC. (Note : Only the clear opening of glass shall be measured for payment.). The aluminium snap beading if required for work shall be measured and paid in relevant item.

Providing and fixing at all floors and levels machine cut machine polished natural granite stones as mentined below for flooring, dado, skirting, cladding etc and including necessary cement mortar for backing/ bedding, close jointed and grouted with matching cement slurry and finished to line, slope, level, plumb, curing, cleaning of stone slabs, wastage, making cut outs wherever required, as per drawing & pattern including removing old floor,dado stacking serviceable materials and disposal of out side V S Bhavan at location identified by EIC etc complete all as per specifications and as directed by Engineer in charge. Note :Exposed surface on Elevation & exposed vertical finished face shall be measured for payment in sqm. Overlapping & edges etc shall not be measured.

18 mm thick granite stone of BROWN/ Ruby Red or as directed by Architect shade for facia/ dado/ skirting/cladding with stone slabs of various size in pattern including 12 mm thick 1:3 cement mortar bedding and applying Araldalite to the back of the Granite stone for fixing etc., complete as directed by Engineer-in-charge.

Providing & laying at all floors & locations bigger size Vitrified tile of approved make and shade having size of 2400mm x 1200 mm and 8.5mm thickness (orshall be as per manufacturers specification) inflooring / skirting / dado/ clading at all floorsand location in approved pattern and colour laid over cement mortar bedding/ backing,close jointed and grouted with white cementslurry and approved pigment as permanufacturer's specifications, finished tolevel, line, slope and plumb, cutting of tiles,wastage, making openings / cut out if neccesary, final cleaning of surfaces, curing, including providing and fixing 8 x 8 mm brass strips inserted in flooring etc. complete all as per drawings,specifications & as directed by Engineer in charge i) In flooring laid over 20mm thick cement mortar 1:4 ( I cement : 4 sand) bedding ii) In skirting laid over 12 mm thick CM 1:3 ( I cement : 3 sand) backing. iii) In dado/wall cladding laid over 12 mm thick CM 1:3 ( 1 cement : 3 sand) backing.

Supplying Stainless steel Sink of following size with or without Drain board, approved make, moulded out of 19 SWG (1 mm )stainless steel sheet of grade AISI 304 (18/8) with waste coupling conforming to IS 13983, placing and fixing the Sink in position to correct line and level with basket type choke-stop strainer ( waste coupling ), Check nuts etc. including the cost of jointing materials, finishing the edges with white /matching colour cement as per manufacturer's recommendation all complete as per specification and as directed by Engineer in charge.

Stainless steel Sink' Nirali-' Grace Plain' without Drain board and with 'Glossysurface' of overall size 610 x 460 mm ( Bowlsize 560x410x215 mm )

Providing & laying machine cut machine polished natural stone verticals/ topping/ faciaetc.for kitchen platform/ wash basin counter as specified below, over and including necessary mortar bedding/ backing, close jointed and grouted with matching cement slurry and finished to line, level, plumb, curing etc. as required including cutting of stone slabs, wastage, making cut-outs wherever required etc.all as per specifications, drawings and as directedby Engineer in charge.

Sandwitch type topping of kitchen/ wash basin platform with combination of approved colour granite (18mm thick) (in one piece) at top & cuddapa stone (35mm thick) at bottom total thickness including cement mortar of about100mm and width of about 600mm, machine polished on one side, set in cement mortar 1:3 ( Icement : 3 sand), between the two slabs with maximum length upto 3.00 Mts. (approx.) insingle piece including cutting of slab to fix S.Ssink / wash basin and making recess in brick wall etc. including necessary cement paste making good the surfaces and fixing to level, line, plumb etc. all as per drawing and as directed by the Engineer in charge. Note :- i) Only top clear exposed area of the combined slab system shall be measured for payment and area of bottom slab shall not be measured. ii) The rate shall be inclusive of making necessary recess in brick wall to provide minimum bearing of 25mm for the sandwich slab system. iii) The thickness of cuddapah stone shall be 35mm (+) or (-) acceptable tolerence.

For support walls and wash basin fins, facia with approved colour granite stone 18 mm thick & about 75 mm wide, machine cut machine polished (on exposed surface) stone fixed with approved adhesive with necessary cement pasteetc. all as per drawing & specification and as directed by Engineer in charge.

Providing machine cut/ machine polished ( onone side) cuddapha stone vertical support, for kitchen platform in two pieces (sandwich type) of each 35mm uniform thick cuddapa stone slab placed back to back with 20mm thick cement mortar 1:3 of appx. size 675 x 750mm &100mm total thickness, making recess in brick wall ,fixing in line, level, plumb with a minimum bearing of 25mm in brick wall and floor , making good the surfaces etc. including necessary cement paste / slurry all as per drawing & as directed by Engineer in charge. Notes:- i) The stones erected for each vertical support consisting two stones shall be measured combinedly in sqm under this item. ii) The thickness of cuddapah stone shall be 35mm (+) or (-) acceptable tolerence.

Providing and laying at all floors and levels 6mm.(min.) thick or as per specifications of approved manufactuer first quality matt finished/ non-slippery ceramic tile flooring / dado/ cladding as per the approved pattern and colour as mentioned below of M/s H . R Johnson (I)Ltd./M/s Somani/M/s Kajariya laid in cement mortar bedding / backing, close jointed and grouted with matching cement slurry to match the colour of the tiles, finished to level, line, slope and plumb including cutting of tiles, making openings/ cutout if necessary, wastage and final cleaning of surfaces as required, curing etc. complete all as per drawings, specifications & as directed by Engineer in Charge.

In fooring with 300x300mm/320x320mmsize tile laid over 20mm thick cement mortar bedding 1:4 (1 cement : 4 coarse sand).

In skirting/ dado/ clading of tile Digital Collection series of 300x450/320x480 mm size with approve colour and design/ pattern etc. tile laid over 12 mm thick CM 1:3 (1cement :3 sand) backing.

Filling in bath, W/C, toilet, depressed areas with water proofing brick bat coba of the agency approved by the Dept. at all floors and locations upto the required level and making the surface finished suitable to receive floor finish etc. all complete as per drawings and water proofing agency's specifications & as directed by the Engineer in charge.

Providing and laying water proofing treatment to vertical and horizontal surfaces of depressed portions of W.C., Kitchen and the like consisting of : a) Ist course of applying cement slurry @ 4.4.Kg/sqm mixed with water proofing compound` Impermo' of Snowcem or equivalent conforming to IS 2645 in recommended proportions. b) IInd course of cement plaster 1:3 (1 cement : 3coarse sand) mixed with water proofing compound in recommended proportions, 20mmthick up to finished floor level and 15mm thick above finished floor level up to 600mm. c) IIIrd course of applying blown or residual bitumen applied hot at 1.7 Kg per sqm of area. d) IVth course of 400 micron thick PVC sheet (Overlaps at joints of PVC sheet should be 100mm wide and pasted to each other with bitumen@ 1.7 Kg/sqm.)

Providing 15 mm thick internal plastering using Ready mix internal plastering compound of approved make for internal faces of brickwork/ concrete surfaces for all walls and beams flush with walls, mullions etc.including preparation of the surface, curing, cleaning, scaffolding complete all as per specifications and as directed at site by the Engineer-in-charge.

Providing and applying 1.5mm thick cement base wall care putty in two coats of M/s. Birla White at all floors, wall, ceiling and other locations, plastered surfaces finished smooth to correct line level, plain, plumb etc., including preparing the surfaces using scaffolding smoothen the putty surfaces with very fine water proof emery paper to get a glossy finish etc. complete as per specifications, as per manufacturers specifications, drawing & as directed by the Engineer-in-charge.(Note: before applying new putty old painted surface should be completely remove by scrapper etc.)

Lacquer polishing of door shutters, frames & pelmets including preparation of surface, sand papering, applying and polishing the surface to the required finish, cleaning the surrounding area including cost of materials and labour etc. complete all as directed by the Engineer- in- Charge.

Repainting of old painted wall surfaces with Premium interior acrylic paint (over plastered surface/Over false ceiling) of Asian Premium Emulsion of M/s. Asian/Rangoli Super Acrylic Emulsion of M/s. Berger/Gold Acrylic Emulsion of M/s.Berger/Acrylic Dulux Super Smooth of M/s. ICI or other approved equivalent make of approved shade / colour, with one coat of approved cement primer, including covering the furniture etc with tarpaulins including preparing the surface by scrapping old surface, sand papering, filling with BIRLA putty on entire surface, scaffolding and cleaning the splashings & droppings from floors etc. covering the furniture with approved covering material like tarpaulin/ plastic sheets etc. consumption of paint shall be strictly maintained as per paint manufacturer specification all as directed by the Engineer-in-Charge.

Two coats of premium interior Acrylic paint over one coat of approved cement primer .

Two coats approved Gold paint band on False ceiling as per approved design and drawing.

Two coats of approved Gold paint highlight on False ceiling/wall etc as per approved design and drawings.

Repainting of old painted wall surfaces with one coat of primer & two coats of Royal Luxury acrylic emulsion paint (on already prepared surface/ old similar painted surface) of approved shade of M/s. Asian Royale or M/s. Dulux Velvet etc. and make work including preparing the surface by scrapping, sand paperingetc. on entire surface, scaffolding and cleaning the splashings & droppings from floors etc. covering the furniture with approved covering material like tarpaulin/ plastic sheets etc.consumption of paint shall be strictly maintained as per manufacturer specification all as directed by the Engineer- in- Charge.

Repainting of old painted wooden surfaces with two coats of synthetic enamel paint of approved quality and shade including preparing the surface by sand papering, filling the crevices with approved putty, scaffolding and cleaning the splashings & droppings from floors, walls etc. complete all as directed by the Engineer- in- Charge.

Providing and fixing in position following Vitreous China Wall Hung type Wash down pattern water Closet consisting following items of work:- I) Providing Vitreous China wall hung type wash down pattern Water Closet ( EWC )conforming to IS 2556 (part XVI) with integral trap outlet with / without vent, and with necessary S.S Anchor supports all complete. ii) Fixing the Water closet in position, jointing the trap and C.I pipe using lead & spun yarn including the cost of jointing materials all complete. iii) Cutting hole, making grove or chases in the wall, floors, slabs etc., reinstating to it's original condition after completion of work,painting all metallic parts with two coats of flat oil paint of approved make & shade over a coat of primer, finishing the gaps with white / matching cement etc. all complete. iv) Testing the system to the full satisfaction of the Engineer in charge.

Vitreous China wall hung type European Water Closet of pastel colour with integral trap, Hindware make Cat. No. 20006, 'Ultra'model with S.S. Anchor supports & with / without vent all complete with pastal colour seat cover.

Providing & fixing in position following approved quality CP fittings / Fixtures of 15mm nominal dia. with ISI mark / approved make of following type including providing & fixing specials, wall flanges and fixing to concealed / exposed pipe line with leak proof threaded joints using tephlon tapes, testing the joints hydraulically to a pressure of 10kg./ sq.cm, rectifying the leaky joints. if any, including cleaning etc. complete all as per specifications.

Part III : Pest Control & Fogging operatin Items

Providing and injection chemical emulsion for post construction anti-termite treatment and creating a chemical barrier under all round walls, floors, wooden surfaces, junction of walls & floors, wooden surfaces, junction of walls & floors, beams, columns etc, complete with using chlorophyriphos 50 E C or approved equivalent termiticide emulsion with proportion 1 part chemical and 19 part water or as per the manufacturer's specification and also the injecting chemical formulations should be as per I.S 6313 part III 1971 specification and as approved by the insecticide Regulation Act, including drilling holes 12 mm dia 300 mm centre to centre or as close as possible and sealing the same hole after injection of the chemical emulsion with cement mortar 1:3 (1part cement : 3 part cement) without causing any damage to the household & office materials like wooden furniture electric fittings and any other materials including spraying to the entire affected area with the same chemical formulation etc. complete all as per specifications and as directed by the Engineer-in-Charge. NOTE : 1. The inspection and anti-termite treatment shall be carried out in the affected premises for as many times as necessary for complete extermination of white ants. 2. Care should be taken by contractor to ensure that pets & human beings are not affected on account of the above statement. 3. After satisfactory completion of anti-termite treatment the payment shall be made to contractor for the actual quantum of work done. 4. Appointment from the allottee to be taken before starting the treatment and the number of flats should be intimated for which appointment for the particular date is taken. 5. Above treatment shall be guaranteed for one year from the date of completion of work. 6. Wherever treatment is required to be given to wood work doors etc. the chemical to be prepared in Kerosene instead of water and all as per IS specifications.

Carrying out fogging operations for controlling mosquito nuisance by supplying and fogging chemical pesticides Gokilath-55 of M/s Sumitomo Chemical, India Pvt Ltd. (min 50 ml in 4 ltrs of diesel ) confiirming to relevant I.S specifications and as approved by insecticide regulation etc, using fogging machine with necessary safety accessories such mask, hand gloves, goggles etc, for eradication and killing of all type of mosquitoes around residential and non-residential buildings storm water drains and nullahs and open areas including the cost of fogging machine, accessories, labour, chemicals, supervision etc. complete all as directed by the Engineer-In-Charge. (Note : Fogging operation shall be done on every fortnight)
