COMPREHENSIVE MAINTENANCE AND REPAIR/ REPLACEMENT OF SPARES OF LIFTS INSTALLED AT CGRA PHASE-II, MEENAMBAKKAM AREA UNDER GE (I) (CG) CHENNAI

NOTE FOR ITEMS NO.1.00 & 2.00: FORTNIGHTLY MAINTENANCE/CHECKS (a) Check the alignment and operation of the Door operating mechanism at all landings (b) Check the action of the brake with lift in Operation (c) Check shoes, pulleys and lubricate (d) Check oil level and oil leakage in the gear

MONTHLY MAINTENANCE/CHECKS (a) Check the position of the operating cum in relation to the landing door and door locks (b) Clean lubricate pivot point and wherever requires (c) Lubricate the brake pin (d) Check suspension of ropes and anchorage and lubricate (e) Check over speed of governor and lubricate the required part (f) Make full ascent and decent to assess the quality of theride at all points

QUARTERLY MAINTENANCE/CHECKS (a) CAR (i) Clean light fixtures (ii) Check retiring cam device chain, dash pots, commutator brush cams, divots, fastenings. (iii) Check emergency switch/battery & Alarm bell (iv) Check safety points, set, screws, switches (b) Check trailing cables for evidence of chaffing orother constructions in the lift well check anchorages. (c) Inspect at every landing, landing doors, tracks,guidesand locks, fasteners and clean and lubricate them.4. Check function box for loose connections and also check mainline switch fuses for heating. (d) Check car and counter weight guides and shoes. (e) Check whether guide rail surface is smooth and clean. Also check the guide shoes for excessive wear & tear (f) Check and lubricate all bearings & gear box (g) Motor, Generators, Evictor : Clean all commentators and renew or reset brushes if necessary. (h) Ropes : Check all fastening inspect all rope for wear and lubricants (j) Leveling : Check leveling operation and switches

(g) Run the machine in both direction and check sign of excessive play or back lash in gear. Check the overheatingor excessive bearing noise (h) Check oil level and oil leakage in the gear (j) In DC motors and MG sets check commutation for fitting or wear and for signs of undue sparking or brush chatter keeps them clean (k) Check brushes and ensure that spring for adjusting Brush pressure is adjusted to give enough pressure on the brushes. (l) Check the conditions of linings and couplings (m) Check the tightness of the coupling keys

ANNUAL MAINTENANCE/CHECKS (a) MACHINE ROOM (i) Examine all main switches for positive make and break of contacts. Check for loose connections (ii) Clean machine room and ensure proper earthing of motors, controllers, bed plates.

(b) CONTROL BOARD (i) Keeps the controller clean and free from dust (ii) Lubricate all moving parts and check for loose connection if any (iii) Check gap between armature and housing plate (iv) Check and clean all contact (v) Check transformer connections are tight or not (vi) Check resistors, capacitors and rectifiers. (vii) Check fuse ratings etc

(c) MACHINE UNIT (i) Check for any abnormality such as vibrations noisetemperature, alignment and check all grease cups and refill if required (ii) Check all bed plate and ensure that all bolts are tight and of the diverting pulley plates and rigid. (iii) Check motor/MG set/DC motor & Techno generatorfor oil levels up to the given marking in case of oil leakage change the oil seal and check the axial play rigidly and belt tension. (iv) GEAR UNIT : Overheating and leaking to be checked for gear box and must be filled with oil (ENKLO-320) (v) BREAK DRUM & COUPLINGS : Check that bolt, nuts, rubberbushes are in appropriate position(if the rubber bushesare found replace them) (vi) Check the running sound, if any unusual running sound develops rectify. (vii) Check that the diverter pulley and shaft (viii) Shift of fruition sleeve on shaft should be checked andrectified immediately.

(d) BRAKE (i) Ensure that the brake liners are not worn out (ii) Adjust the jaws such that it will not rest on the brake drum while the lift is running. Ensure that both the jaws have same clearances from brake drum. (iii) Adjust the brake tension to compromise betweenthe jerk and lift levels. (iv) Check the electrical connections are firm or not (e) MAIN LIMIT SWITCH (i) Set the top and bottom striker plate (ii) Apply the petroleum jelly on the knife edge contacts

Additional Note for item No 1.00 & 2.00 : (i) The contractor shall mandatorily to submit valid Letter of Authorization/Accreditation issued by the OEM for manitenance and repairs of the above work at site. (ii) The spares/electrical items as listed in Sch 'A' Part II will be used whenever required only and measured and paid separately under respective items. (iii) The rate is inclusive of all items as required at site except those items as given in Sch 'A' Part II to keep the lift operational round the clock including cleaning and greasing all moving parts on monthly basis complete all as specified and as directed by Engineer-in-Charge. (iv) If spare parts of original make is not available in market necessary suitable spare equivalent to existing lift part as approved by Engr-in-charge shall be used in the work so that to run the lift with smooth functioning. (v) Cost of renewal of lift license from Lift inspector, Govt. of Tamil Nadu is demed to be included in the qruoted rate against Sl No 1 to 2.

(vi) Quoted rate includes the testing of all the lifts by licensed Lift Inspector of Tamil Nadu twice in contract period for safety if required / asked by GE. Certificate issued by the licensed lift inspector shall be submitted to Engineer-in-charge. (vii) In case of any of the lift/lifts is/are not working for more than 24 hours but less than 10 days, Recovery will be affected at the rate of Rs.2,000/- per lift per day and Rs.3,000/- per lift per day after 10 days. (viii) The above lifts shall be repaired through OEM (Original Equipment manufacturer) or through their nearest authorised/ accredited agency service personel only. The bidder shall submit and uploading MoU from the OEM of lift or their authorised/ accredited agency at time of uploading of tender. (ix) Contractor should submit all valid docucments before the opneing of tehcnicial bid. (x) Testing cerfificte of each lift duly tested by Electrical Lift Inspector shall be provided by the contractor.
