COMPREHENSIVE MAINTENANCE OF LIFTS AT CHANAKYABAGH, NOM VARUNA AND NARAINABAGH UNDER GE NEW DELHI

Comprehensive, periodical and preventive, maintenance of "THYSSENKRUPP" make passenger lift -02 Nos of Capacity 1000 Kgs goods/passengers lift, electrically operated with power driven automatic steel sliding doors of single speed and efficient operating condition through manufacturer instructions by servicing, regular examine, lubrication and carry out planned maintenance system and controlled manner using techniques and expertise and including replacement of unserviceable components such as ropes, inverter system, PCBs, roller bearings, solenoids, coils line chock, brake shoe liners, door lock contacts, contactors, relays, push buttons, door operator VVVF drive, car door safety device limit switches, governor, hoist way door locks, indicators, worn out gear, thrust bearing, drive sleeve bearing, brake contact, linings, motor winding, rotating elements, relays, solid state components, resistance, condensers, power amplifier, transistors, contacts, diodes, governor jaws car, hall buttons, car & hall position indicators, car direction indicator, hall lanterns, deflector car and counter weight, guide rails and buffers, battery operated emergency light and alarm system, wiring of all equipments and accessories, reverse phase indicator, power contactor ,connector, control transformer including cost of materials for the lifts including Sunday & holiday in NOM Varuna Mess (G+2) at A Block & B Block. Notes for Ser No 01, 02, 9, 26 & 31 :- (i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes. (ii) The contractor will have to submit MoU as given in Particular Specifications from OEM i.e. M/sThyssenkrupp Elevator India Pvt Ltd within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue.

(iii) Oil required in gear box and lubrication shall be provided by the contractor at his own cost of Grade Indian oil, Servo Mesh 320 or Servo System 320 equivalent grade of oil all as approved By Engr-in-charge alongwith cleaning material and contractor shall quoted his rate accordingly. (iv) The Replacement of material like car cabin, ceiling frame, panels, hoist way door panels, door frame, car flooring, floor covering, hand resting rails, mirrors, light bulb/tubes, car cabinet key, door unlocking keys in case of loss, sills, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails, smoke and fire sensors, communication devices, security systems, landing doors are not included in the quoted rate. (v) Any items other than excluded vide Serial Note No (iv) above shall be deemed to be included in the unit rate quoted for the above item for the smooth functioning of lifts and the contractor may quote the rate accordingly. Contractor is expected to inspect the lift before quoting the rate. (vi) Contractor shall be attending complaints round the clock i.e. 24 hrs including Sunday & Holiday. If contractor is not able to rectify the complaint, penalty shall be charged as given below:- (a) upto 1st day- NIL (b) 2nd day- Rs 1000/- Per complaint per day (c) Subsequently for every days - Rs 2000/- Per complaint per day. (vii) All existing earthing of the lift shall be maintained and made fully functional by the contractor at his own cost to the entire satisfaction of the Engr-in-charge & nothing extra will be paid to contractor. (viii) Contractor shall submit safety security certificate of lifts from OEM in every month as per performa mentioned in perticular specification here-in-after. (ix) The OEM will also detail one technician to inspect the lift every week regarding functioning of lift or any other issue arising in the lift. The problem noticed if any shall be informed immediately to JE E/M / Engr-in-charge. In case, no technician detailed, an amount of Rs-500/- per week per lift will be deducted from contractor's dues. Technician should always carry necessary service tools during sight visit every week. (x) The unit rate quoted shall be inclusive of T&P required for carrying out repair, stationary for maintinance of records, uniform for mechanic etc all as specified. (xi) The unit rate quoted by the contractor for the above item shall be deemed to be included for all above provision.

M&L for water based premium acrylic smooth exterior emulsion of approved colour with silicon additive excellent dirt pickup resistance with low VOC less than 50, Antifungal/ Anti Algai properties in two coats not less than 1.79 litre(undiluted)/10 Sqm diluted with water as per manufacturer's instruction applied over primed surface with fully automatic airless spray machine of paoint application with a flow speed of miniumum 1 litre per minute having a pressure of 3300PSI. Allow 6-8 hrs to dry the surface in between subsequent coats of paint complete all as specified and directed. Notes for Srl item No 1 to 4:- The work for periodical services shall include the following and the rates quoted by the bidders shall include the same:- (a) The work pertaining to periodical services shall be executed by the contractor as per MoU from authorised applicator through manufacturer of the materials like Exterior Emulsion paint, putty etc after approval by the GE. (b) The contractor shall uplod with the documents under cover I "Memoradum of Understanding" (MoU) with at least one of the maunfacturers mentioned int he contract, failing which the bid hsall be laible to be rejected. (c) Use of Scaffolding, trestles, ladders, cradles etc necessary for execution of work and protective measures. (d) Removing of Nails, making good holes, cracks etc. (e) Work in patches and in narrow/width, bands, cornices, pilasters etc and cutting in edge of line where necessary. (f) Spreading and removing covering to doors, windows, floors, fittings etc to protect them from splashes. (g) Washing floors, cleaning glass, joinery, electric fittings, wirings etc. Drops and splashes of paint to be cleaned to the entire satisfaction of Engineer-in-charge. (h) Sample patch of 10 Sqm be prepared considering alll the itmes of periodical and shall be got approved from AGE prior to carrying out further work.
