A. Round the Clock Operation: Round the clock operation of the Electromechanical Services i.e. 2x800KVA indoor type transformer substation with accessories,Package AC units, Fire Alarm system, Public Address system, fire Extinguishers , Opeartion of 1no 10 passenger lift, maintaining of Log Books separately for HPAC units, EB supply system and general complaint register, recording the parameters in the Log Books etc. by deploying suitable no of staff round the clock etc. as required. B. Providing general maintenance: Providing general maintenance of Electromechanical Services i.e. 2x800KVA indoor type transformer substation with accessories, Fire Alarm system, Public Address system, fire Extinguishers , day to day general checkups of lift & cleaning of lift cars, maintaining of records of maintenance activities by deploying suitable no of staff round the clock etc. as required.. (Note:Details of Electromechanical Services available at site is given in Annexure "A")

Comprehensive Maintenance of 20 nosX7TR conventional Package AC units : Comprehensive Maintenance of 20 nosX7TR conventional Package AC units. This includes service visits for preventive /periodical maintenance and breakdown maintenance visits as and when required including replacement of all spares such as compressors, fan motors, controllers, refrigerant gas charging, replacing defective Electrical components of the Package AC units as per detailed Terms and Conditions of the NIT.

Comprehensive Maintenance of 60nosX1.5TR window/Split AC units: Providing comprehensive maintenance of window type & Split type AC units of 1.5TR capacity located at different sections/floors of Telephone Bhawan i/c attending all breakdown calls, carry out routine, preventive and breakdown maintenance, periodical inspection, testing, checking, servicing, overhauling, special maintenance of Air conditioners along with its associated components i.e. Voltage stabilizers (if available), Starters, Socket outlets & MCBs, wires etc. i/c replacement of defective/damaged compressors, Blower / Condenser motors by new energy efficient Compressors/motors and other spares i.e. PCB, remote control handset, fan blades, capacitors, relays, filters, grills, refrigerant pipes, foam insulations, drainage pipes etc. and consumables like refrigerant gas, oil, nitrogen gas for leak testing etc. on occurrence of faults and damage due to wear and tear and during normal course of operation, conducting capacity test of AC units , painting of sheet metal parts, angle iron stands, protection grills etc. at least once in a year as required. a) 60 nos window/split AC unit.
