Water Cooler & RO System Repair and Maintenance Job. Complete repair, servicing and maintenance of existing water cooler and RO purification system, including inspection, dismantling and servicing of the complete equipment; cleaning and descaling of water cooler tank, cooling coil, condenser, evaporator and water passages; checking and rectification of refrigeration system, compressor, condenser fan motor, thermostat, overload protector, relay, capacitor, electrical wiring, switches, MCB and associated control components; tightening and replacement of defective electrical connections, terminals and accessories wherever required. The work shall further include repair and servicing of the RO system, including inspection and replacement of defective sediment filter, pre-carbon filter, post-carbon filter, RO membrane, inline filters, filter housings, membrane housing, flow restrictor, solenoid valve, non-return valve, pressure switch, low-pressure/high-pressure switch, booster pump, SMPS/power supply, tubing, connectors and dispensing tap as required. The RO storage tank shall be cleaned and sanitised, all pipelines and connections checked for leakage, and defective tubing, elbows, valves and fittings replaced wherever necessary.The job shall include cleaning and sanitisation of the complete drinking-water circuit, checking of water flow and cooling performance, checking of RO rejection/TDS and treated-water quality, rectification of leakage, proper electrical and plumbing connections, testing of compressor and pump operation, replacement of minor consumables, complete testing under operating conditions and commissioning of the water cooler and RO system, including labour, materials, consumables, tools and tackles, complete in all respects as directed by the Engineer-in-Charge.

Complete repair, renovation and maintenance of existing office furniture, including inspection and dismantling of defective/damaged furniture such as tables, chairs, office desks, cupboards, racks, benches and other wooden/steel furniture; replacement of damaged or deteriorated wooden members, plywood/board panels, battens, legs, supports, hinges, handles, locks, latches, channels, screws, nuts, bolts and other hardware as required; repair of loose joints and frames using suitable adhesive, screws and mechanical fasteners; replacement/repair of damaged laminate/veneer and edge beading; filling of cracks, holes and damaged surfaces; sanding and preparation of wooden surfaces; polishing/painting/finishing wherever required. The work shall also include repair of steel furniture, including removal of rust, cleaning, straightening of bent members, welding of cracked/broken joints, replacement of damaged sections, grinding of welds, application of suitable anti-corrosive primer and finishing paint. For chairs and upholstered furniture, the work shall include repair/replacement of damaged seat/back supports, foam, rexine/fabric covering, webbing, stitching and allied fittings wherever required. The entire furniture shall be properly aligned, levelled, tightened, finished and made serviceable, including transportation/handling within the premises, labour, materials, hardware, consumables, tools and tackles, and all incidental works necessary to restore the furniture to proper working condition, complete in all respects as directed by the Engineer-in-Charge.

Providing, repairing, servicing and replacement of defective ceiling fans 3 nos, p/f of exhaust fan 2 nos including dismantling of existing fans, inspection of motor, bearings, bushings, capacitor, regulator, internal wiring, terminals and electrical connections; replacement of defective fan p/f pof pest control lamp 1 no, and complete commissioning of the ceiling fan installation, including all labour, minor materials, consumables, tools and accessories, complete in all respects as directed by the Engineer-in-Charge.

Providing, installing, testing and commissioning of 10 kVA Automatic Voltage Regulator (AVR): Supply and installation of suitable capacity 10 kVA servo-controlled automatic voltage regulator, complete with heavy-duty fabricated/powder-coated enclosure, servo motor, control PCB/control circuit, sensing transformer, buck/boost transformer, contactor/relay arrangement, carbon/roller contact arrangement as applicable, input/output voltage indication through digital meter, phase indication, adjustable voltage setting, time delay, high/low voltage protection, overload and short-circuit protection, bypass arrangement, input/output terminals, suitable MCB/MCCB/isolator, internal wiring, cable glands, lugs, ferrules and all necessary accessories. AVR shall be properly connected to the existing electrical installation and earthing system, including mounting, alignment, termination, no-load/load testing and commissioning under operating condition

Complete internal electrical wiring and allied installation: Providing, laying and fixing complete internal electrical wiring using suitably sized FRLS copper insulated wires/cables, concealed/surface-mounted in heavy-duty PVC conduit of suitable diameter, including PVC bends, tees, couplers, junction/inspection boxes, saddles, clamps and accessories; providing separate circuits for lighting, fans and power sockets; providing modular switches, 5/6/16A sockets, switch plates, regulators, connectors and terminal accessories; cutting/chasing of walls wherever required, making good the damaged surface, identification/ferruling of circuits, proper termination, polarity checking, insulation resistance testing, continuity testing and complete commissioning of the installation in all respects.LT Control Panel Repair & Upgradation: Repairing and upgradation of existing LT control panel including replacement of defective MCB/MCCB, contactors, overload relays, indication lamps, selector switches, fuses, terminal blocks, busbar connections, internal wiring, cable lugs, glands and allied accessories, complete cleaning, tightening, testing and commissioning.

Providing, fixing and replacement of basic bathroom and washroom amenities, including wash basin, pillar taps/mixer, shower, health faucet, angle valves, waste coupling, bottle trap, flexible connections, WC seat/flush fittings, toilet paper holder, towel rod, soap dish, mirror, robe/hooks, floor drain/grating, bucket and mug, sanitary fittings, CP accessories and other allied items; including minor plumbing repairs, replacement of defective fittings, leakage rectification, necessary pipe connections, testing and complete commissioning, complete in all respects as directed by the Engineer-in-Charge.

Construction of compost pit for disposal and decomposition of garden/organic waste, including site clearance, excavation in ordinary soil, dressing and levelling of bottom, construction of low-height brick masonry retaining walls in cement mortar, cement plastering/finishing of internal surfaces, provision of suitable inlet/opening for depositing organic waste, drainage arrangement where required, and complete curing, finishing and cleaning, including all materials, labour, tools and incidental works, complete as directed by Engineer-in-Charge

Providing and arranging basic office/guest-house amenities, including mattresses, pillows, blankets, bed sheets, pillow covers, towels, curtains, floor mats, buckets, mugs, dustbins, water jugs, trays, basic utensils, crockery, glasses, hangers and other essential day-to-day utility items, including replacement of worn-out items, necessary minor accessories and complete arrangement as required for proper use of the office/guest-house facility.
