A maintenance register/logbook shall be maintained at site. Sufficient manpower required for carrying out routine maintenance, shall be deemed to be included in the quoted rates. (b) The contractor shall produce valid OEM AMC documents within one week of acceptance of contract. The contractor shall also arrange the visit of an OEM Engineer once every month for inspection and servicing of outdoor units. The monthly serviceability report of the OEM Engineer shall be submitted to this office. All charges towards OEM visits/procedures shall be deemed to be included in the quoted rates. The OEM Engineer’s reports shall be produced before submission of Running Account Receipts (RARs). (c) The AC Mechanic deployed shall be experienced in VRF/VRV plants and capable of carrying out all types of maintenance and attending breakdowns of the above-mentioned plants. (d) In case of any breakdown, additional manpower, if required, shall be arranged by the contractor without any extra cost to the Government. Annual Maintenance Contract (AMC) for Repairs and routine maintenance of UPS Systems through OEM, total 04 Nos, details as under: (1) UPS Capacity 300 KVA – 01 No (2) UPS Capacity 60 KVA – 01 No (3) UPS Capacity 80 KVA – 02 Nos The scope of work shall include: (1) Preventive and breakdown maintenance of all UPS units. (2) Replacement of defective minor parts such as relays, PCB cards, connectors, etc. (3) Monthly testing of isolation transformer. (4) Weekly testing of voltage and current of all batteries. (5) Preparation of battery status chart, duly signed by the Engineer-in-Charge. (6) Painting of battery stands of all UPS systems. (7) Replacement of batteries and jointing of battery interconnecting cables, as required. (8) Any other accessories not mentioned but necessary for proper functioning. Complete all as specified and directed by the Engineer-in-Charge.
Repairs / servicing by dismantling of outdoor unit covers of VRV / Ductable Air Conditioning units of any capacity, complete, by disconnecting and properly covering all electrical and electronic boards, wiring and components, including complete wet servicing of condenser coils, compressor area and refrigerant reservoir area using OEM-approved cleaning chemicals. The work shall further include re-assembling of the unit, setting and calibration of all operating parameters using OEM-recommended software by an OEM-authorized engineer, followed by testing of the unit for satisfactory performance, complete all as specified and as directed by the Engineer-in-Charge.
Repairs / servicing by dismantling of four-way cassette type / high wall indoor unit covers of any capacity, complete, by disconnecting and properly covering all electrical and electronic boards and wiring, including complete wet servicing of cooling coils, expansion valves, indoor drainage pumps and drainage lines using OEM-approved chemicals. The servicing shall be carried out using tray jackets to prevent spillage, including cleaning of unit surfaces after servicing, re-assembly, testing and commissioning of the unit, complete all as specified and as directed by the Engineer-in-Charge.
Supply and charging of fresh Refrigerant gas of approved type and make, as per site requirement, including leak testing, evacuation and complete commissioning, all as specified and directed by the Engineer-in-Charge.
Supply and fixing of sealed new compressor of capacity 24 HP for outdoor units of VRV AC plant, including dismantling of defective compressor, brazing, nitrogen pressure testing, vacuuming, refrigerant charging and testing, complete all as specified and directed by the Engineer-in-Charge.

Supply and fixing of refrigerant piping between indoor and outdoor units using eddy current tested, seamless, dehydrated copper pipes complete with all required fittings such as elbows, couplers, tee joints, brass joints, “U” bends, expansion loops, etc. The work shall include: (1) Providing supports made of GI box / “C” section. (2) Supply and fixing of anchor fasteners with fully threaded GI rods at regular intervals of 1.0 metre. (3) Insulation of suction and liquid lines with 19 mm thick elastomeric closed cell nitrile rubber insulation, fire rating Class ‘O’. (4) Covering exposed insulation with aluminium foil cladding (no copper piping shall remain exposed without Al-foil covering). Attending complaints for all types of pump motors by a qualified mechanic, including checking, testing and servicing of DOL / Star-Delta / PLC starters and associated electrical connections. (2) Fixing and tightening of cable joints and replacement of gland packing of appropriate size. (3) Rectification of pump leakages by replacement of flanges, rubber packing, nuts and bolts of existing size. (4) Cleaning of pump motors and ensuring satisfactory operation after repairs. (5) Replacement of minor consumable spares such as lugs, wires, nuts, bolts, washers, flanges, rubber packing, gland packing, cable joints, motor fan etc., as required. The cost of all such minor spares shall be deemed to be included in the quoted rate by the contractor. Note: Defects shall be attended within 24 hours of intimation. The work shall include: (1) Replacement of unserviceable pressure gauges, connector pipes, nozzles and other connected accessories, if required. (2) Re-installation of cylinders and testing of the complete system in presence of JE/Engineer-in-Charge. Complete all as specified and directed by the Engineer-in-Charge. Note: The cost of transportation of gas cylinders to the factory/workshop and back shall be deemed to be included in the quoted rate.
