PART- I Manning and operation of Central Air Conditioning Plant of given below capacity by employing following types of Operators in shift duty complete all as specified and directed :-

1st Shift (06:00 to 14:00) - Qualified 01 Nos High skilled operator & 01 unskilled for handling 1200Ton Central AC Plant- 02 Nos (For AC Plant & 55 Nos AHU, FCU, RU units Units).

2nd Shift (14:00 to 22:00) - Qualified 01 Nos High skilled operator & 01 unskilled for handling 1200Ton Central AC Plant- 02 Nos (For AC Plant & 55 Nos AHU, FCU, RU units Units).

3rd Shift (22:00 to 06:00) - Qualified 01 Nos High skilled operator & 01 unskilled for handling 1200Ton Central AC Plant- 02 Nos (For AC Plant & 55 Nos AHU, FCU, RU units Units).

The total Plant consists following equipments and duties:- a) Central Air Conditioning plant of capacity 3 x 400 TR double screw compressor, make Diakin (Each compressor of capacity 200TR x 2 Nos) Model Name- PFS4302DBRY, suitable for R 134a AC Supply with one No of microprocessor based soft start central pannel with safty operation with shell and tube type water cooled condenser and shell and tube water cooled chiller, anti vibratiion damper , refrigerant pipe flowing, switch butterfly valve, balancing valve, NRV, Strainer, gauges etc, for 24 hrs. daily for efficient and contious running /operation of central air conditioning plant and its electrical panel board with other installation/ equiptmentas mentioned below to Maintaining Log sheet, lodging of complaint ,attending complaint Mointering of PLC including taking care of Chillers plant ,cooling towers,condenser pumps/motors, chiller pumps/motors pilferage, theft or damages installed at INHS Asvini, Comprising with following :- (i)Chiller Plant capacity of 400 TR - 3 Nos .

(ii) Condenser Pump Set of 40 hp motor capacity- 4 Nos. Condenser water pump with 3 phase induction motor, butterfly valve NRV and strainer etc with head of 25mtr, discharge 306cum/hr make GEC, motor rating 30KW, 1465RPM, 47 Amps, 415V Make Kirloskar. (iii) Chiller Pump Set of 100 hp motor capacity -4 Nos Chilled water pump set with 3phase, 415V,Induciotn motor Make Kirloskar including butterfly valve, NRV and strainer etc, with pump head of 60mtr, discharge 3445 LPM, rating 55KW, 1465RPM. (iv) Cooling Tower (FRP) with 15/20 HP blower motor - 3 Nos. Cooling tower with motor fan, sump, butterfly valve NRV, strainer makeup tank of capacity 10000 litres pvc syntex tank, motor capacity of 15/20HP Nos of Advance cooling tower ltd.

b) Air Handling Unit of Central AC Plant of min capacity of 1.5 TR TO 66TR (Make Carrier Aircon/ Blue Star) Double skin air handling unit draw/ blow type complete with fan /centrifugal blower, coil section with multirow deep cooling coil, heating coils, humidifer sectiion, filter section with synthtic fibre including TEFC induction motor, belt drive package, balancing valve gate valve 3way diverting valve, Y strainer airvent, temperature and pressure gauge etc for efficient and continous running/operation of AHU and its electrical panel board, Desk top with other installation/equiptment below, lodging of complaint, Monitoring of AHU Panel Board, Pilferage theft or damages installed at INHS Asvini Comprising with following:- (i) RU Unit - 9 Nos. (ii) FCU Unit - 9 Nos. (iii) Air Handling Unit - 37 Nos. (iv) Water softing plants - 01. (v) Air Curtains - 54 Nos.

(a) Rates quoted by the contractor shall be deemed to be included cleaning of installatin and surrounding area of pump house, operation of chlorine dosing system, taking care from any pilferage/damage of installation and maintaining documents/ registers, chlorine testing register duty roster and attendance register complete all as specified and directed. (b) The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulation including all relevant taxes as applicable. (c) Contractor shall quoted the rates considering their monthly leaves, reliver etc as per labour laws and nothing extra shall be paid on account of the above. In case of absence of staff/tradesman from duty, payment of the that day will not be paid, In addition to that a penlaty of Rs 1500/- per day per persons will be recovered from contractor dues. also in case of long absence continously (more than one week) of staff/tradesman, the payment of that day will not be paid. The contractor shall have to claim on this account. (d) Contractor has to supply three sets of tools and plants to the labour employed by him and should be placed with the safe custody of dapartment, rates quoted shall be deemed to be included the above provision.

(a) Surprise check will be carried out by department representative and if any employes is not available at his working place, he will be treated as absent. (b) Contractor has to submit the list of employees including reserve alongwith police verification, Aadhar card, Aadhar card linked Bank Account No and relevant documents as mentioned in PS to the Engineer-in-Charge alongwith performance security before issue work order. (c) The payment shall be made to employees on or before 10th of every calender month. Payment to employees shall be done by crossed cheque / RTGS / NEFT / IMPS through Aadhar card linked Bank Account only and it shall not be less than minumum fair wages as per Act in vogue (d) Contractor has to submit proof of payment of EPF subscription made by his alongwith RAR failing which RAR will not be progressed for payment (e) Contractor has to employ the number of labours per day as intimated by the Engineer-in-Charge for which he has to make alternative arrangement. (f) The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (g) Contractor shall quote the rates considering their monthly leaves, releiver etc as per labour laws and nothing extra shall be paid on account of the above. In case of absence of staff/tradesman from duty, payment of that day will not be paid. In addition to that a penalty of Rs 1500/- per day per person will be recovered from contractors dues. Also in case of long absence (more than one week) of staff/tradesman, the penalty shall be recovered including Sundays & Holidays if any. The contractor shall have no claim on this account.

(h) Contractor has to supply three sets of Tools and Plants (as applicable) to the labours employed by him and should be placed with the safe custody of department. Rates quoted shall be deemed to be included the above provision. (j) In case any variation in manpower as indicated in Column No 4 of BOQ due to any reasons / or any manpower held in Department or any policy change contractor should have no claim on that account. (xiii) The bidders are advised not to quote rate less than minimum fair wages as circulated by competent authority. If the quoted amount is less than the estimated cost Item No 1.01 to 1.03 i.e Rs 22,05,885.00 , the lowest bidder will have to deposit FDR/BGB as elaborated herein after in favour of Accepting Officer within 07 days of opening of financial bid (Cover No 2) . (xiv). The deposited amount shall be the difference between estimated cost i.e Rs 22,05,885.00 and amount quoted by lowest bidder for respective item. FDR/BGB shall be released only after satisfactory completion of work. If the contractor fails to pay minimum wages to employees, the department shall have right to withhold the said amount which will be verified by GE. The decision of Accepting Officer regarding amount to be withhold shall be final and binding. The withhold amount will be utilised by GE for payment to employees if contractor fails to pay minimum wages and balance amount if any shall only be released. If the lowest bidder fails to deposit the amount as stated above within 07 days, the contractor shall be banned for 06 months & his bid shall be rejected. The contractor shall sumbit 03 Nos of BGBs/FDRs of equal amount as mentioned above. The BGBs/FDRs validity shall be 04 months, 08 month & 12 months respectively for the purpose of encashment/ release as the case may be. (xv) The rates quoted shall be inclusive of suitable reliver wherever sundays & holidays are mentioned for working (m) Quotes rates should include Stationary,Uniform,Shoes,log book.etc

PART- II Repairs/ Routine maintenance of Central Air Conditioner Plant (Make:Daikin) to entire hospital, maintained twenty four hours for desire temperature of 25 degree +/-2 degree celsius and humidity of 55 +/- 5 % without interruption including repairing/replacement of damage/unserviceable of valve, chiller pipe, conderser pipe, cooling towers, insulation of chilled water pipe line, greasing of motor & pumps complete all as specified and directed.

Repairs/ Routine maintenance of Daikin make chiller No-3 Model No- PFS4302DBRY, Ser No : 0000131 of capacity of 400Ton screw type double compressorincluding replacement of damaged parts like- electronic/ electric parts, equipment motor & connected parts, compressor repair & connected parts and all including day today maintenece and all parts of chiller unit excluding Compressor oil and filters complete all as specified and directed.

Repairs/ Routine maintenance of Air Handling Units (Make : Carrier Aircon/ Blue Star),ducts, chilled water pipe line to entire hospital, for desire temperature of 25+/- 2 degree centigrade and humidity of 55 +/- 5% without interruptiion including repairing of damaged/ un functional valves, minor chiller water pipe insulation, duct insulation ( For chilled water pipe up to 01 meter & for duct insulation 1 sqm considered as minor) , chilled water pipe line, ducts (inlet and out let), Cleaning of Cooling coils/ filters with chemical, Fire dampers, Humidity controls system complete all as specified and directed:- (a) AHUs -37 Nos. (b) RU Unit - 9 Nos. (c) FCU Unit - 9 Nos. (d) Air Curtains -54 Nos. (e) Condenser water pipe line - 204 RM. (f) Ducting (Gi/Al) - 11459 Sq mtr. (g) Chilled water pine line Insulation -2847 RM.

NOTE:- (a) For item Nos 2.01 to 2.04 & 3.00 to 6.00 AC Mechanic have to attend local Maint complaint register, Minor faults, routine cleaning, servicing plant and filters. Any number of manpower required for carrying out the routine maintenance(Minimum 05 Nos of man power required at site for servicing and repairs) is deemed to be included in the quoted rates. b) The contractor shall ensure a Mechanical engineer (Degree or 03 yrs diploma holder) of minimum three years experience in HVAC visits the plant atleast twice in a week to check and ensure the serviciability of plant, report the same to AGE (I) Asvini or his authorised representative. (c) AC mechanic must be capable of carrying out any type of maintenance or attending breakdown in above mentioned plants. (d) Incase of any breakdown the additional man power if required will be arranged by the contractor without any price adjustment. (e) The cost of replacement of Minor parts as mentioned in appendix A enclosed here with shall be deemed to be included in quoted rates of Sch A part II Item Nos. 2.01 to 2.04 & 3.00 to 6.00

Repairs/ Routine maintenance of VRF plants of Mitsubishi make of following capacity round the clock including maintaining the plants twenty four hours for desired temperature of 21+/-3 degree celcius without interuption including repairs/ replacement of damaged/ unserviceable minor parts, controlling valves, copper tubings, nitrile rubber insulation, and all electrical/ electronics components, control wirings, sensors,Thermistors, thermocol inner packs,indoor/ outdoor fan motor windings, vibration pads, painting of rusted out door stands and connected accessories, drainage lines, pre filters control/ communication wirings,earthings, leak test and all other accessories not mentioned in this schedule complete all as specified and directed.

(a) Out door unit of capacity 48 hp -6 Nos.

(b) Out door unit of capacity 36 hp - 6 Nos.

(c) Out door unit of capacity 24 hp - 6 Nos.

(d) Four way Way casette type indoor Unit of any capacity (Model Capacity PLFYP80VBM-E to PLFYP125VBM-E) -200 Nos.

(e) Split hi wall type indoor unit of any capacity -15 Nos .

Note:- (a) For item Nos 7.01 to 7.05 above AC Mechanic have to attend local Maint complaint register, Minor faults, routine cleaning, Dry servicing of plant and filters. Any number of manpower required for carrying out the routine maintenance(Minimum 02 Nos of High skilled Refrigerator Mechanic required at site for servicing and repairs) is deemed to be included in the quoted rates. b) The contractor shall ensure visit of OEM manufacturer Engineer monthly once and report/ serviceability of Out door units and same shall be submitted to this Office. The charges for all OEM procedures are deemed to be included in the quoted rates. The reports of OEM Engineer shall be produced before submitting RARs. (c) AC mechanic must be experienced in VRF Plants and capable for carrying out any type of maintenance or attending breakdown in above mentioned plants. (d) Incase of any breakdown the additional man power if required will be arranged by the contractor without any price adjustment. (e) The cost of replacement of all Minor parts which are not mentioned in schedule shall be deemed to be included in quoted rates Item No 7.01 to 7.05

Dismantling of Out door unit covers of any capacity completly by disconnecting/ covering all electric/electronic boards and wiring and servicing condensor coils and compressor, reservoir areas completly wet servicing by using approved chemicals by OEM manufacturer and re assembling setting all parameters by using softwares by an OEM engineer testing all included complete all as specified and directed.

Dismantling of four way/ high wall indoor unit covers of any capacity completly by disconnecting/ covering all electronic boards and wiring and servicing cooling coils, expansion valves, indoor drainage pumps, drainage lines completly wet servicing by using approved chemicals by OEM manufacturer by using tray jackets including cleaning the surface after servicing testing complete all as specified and directed.

Supply and charging of Refrigerant fresh gas R 410 complete all as specified and directed. .

Dismantling/taking down old unservicable cooling coil of any size and Supply and fixing of new cooling coil 1/2" dia copper tubes and aluminium fins, the gap between two tubes not less than 20mm including inlet and outlet pipes 18 guage GI outer frame and connecting pipe lines and connected insulation AHU body refitting complete all as specified and directed

Descaling of condenser shell and tube by using chemical and nylon brush ,Taking out complete impurities by circulating chemical solution and replace unsv gasket complete and testing (with nitrogen gas)after completion of work complete all as specified and directed

Descaling of evapourator or chiller shell and tube by using chemical and nylon brush ,Taking out complete impurities by circulating chemical solution and replace unsv gasket complete and testing with nitrogen gas after completion of work complete all as specified and directed

Supply and fixing in repair of dry and wet bulb therometer of make dimple complete all as specified and directed.

Taking down old unserviceable insulation over the chiller pipe line ,cleaning water pipe surface with steel brush remove dirt/ dust M&L for chilled pipe line insulation by applying a coat of zinc chromite primer and apply a two coats of cold setting adhesive compound(CRPX) on pipes for sticking the insulation bonded mineral wool of density 144 Kg/Cum, 50mm thickness tightly pressed on th pipe up to 300mm dia seal all the joint with adhesive compound wrap the insulation surface by using one layer of polythene sheet 50mm wide pvc tape cover the entrire with chiken mesh finish the surface, of density 144 Kg/Cum and with one coat of sand and cement plaster and cover 28 guage GI cladding of approved color complete suitable for above insulated pipe section complete all as specified and directed

Taking down old unsv duct insulation, cleaning the duct surface with steel brush remove dirt/dust and make it free of mill scale , greases and foreign matter.M&L for paint the surface with two coats of bituminous paint taking spl care over non galvanised part , applying rubber based adhesive CRPX compound manufacted by shaimar Tar product on ducts sticking the fiber glass section in the form of pad with the density 24 Kg/Cum shall be fixed tightly to the surface & all joints to be sealed properly by using sealing compound,cover with aluminium foil kraft paper laminate with minimum overlap of 50mm, seal each lap joint with self adhesive aluminium foil tape 50mm wide, complete all as specified and directed
