SCHEDULE 'A' [ E/M WORKS] PHASE-I

Dismantling the existing chilled type central AC plant with multiple AHUs (04 Nos except supply and return duct), boxing, piping, control valves, insulations compressores of cap 45 TR - 2 Nos, condensor units, chiller units, cooling towers- 1 Nos, Cooilng coils (6 Nos), control panels (06 Nos), cables etc and all connected accessories and shifting to MES store from site complete all as directed by Engineer-in-Charge. .

Design, Supply and install, test and commissioning of Air Cooled Variable Refrigerant Flow (VRF) Outdoor units (working and stand by) with all Inverter Scroll Compressor in each individual unit, preferably all compressors of suitable capacity, air cooled copper condenser coils must have Anticorrosive coatings, condenser fan motor shall be weather proof, brushless DC drive, fan shall have lower vibration, motor shall have minimum 10 steps and air flow resistance with protective grill, suitable for 380-420 Volts, 3 Phase + N, 50Hz, AC supply and shall deliver 100% capacity at 35 Degree Centigrade temperature and shall be suitable for operation in upto 55°C ambient without tripping or failure, Minimum Full load coefficient of performance (COP) must be 4.15 DC Inverter compressor, including Refrigerant R-410A with first charge of refrigerant gas, outdoor to have IP55 sealed box for electrical components with micro channel refrigerant cooling and built in air circulation fan , Enhanced vapour injection technology for increased capacity during very long piping suitable PCC foundations and connecting earthing for ODU from the panel complete all as specified of following capacities. PHASE-IV (THIRD YEAR COMPREHENSIVE MAINTENANCE OF VRF ACs AHU's AND WALL MOUNTED INDOOR UNITS AS PROVIDED UNDER THIS CONTRACT AFTER EXPIRY OF DEFECT LIABILTY PERIOD.)

Comprehensive maintenance of VRF ACs, AHU's and Wall mounted indoor unit including all preventive and break down maintenance of the airconditioners and fault rectifications installed at Rajalika auditorium all as mentioned in this contract during 3rd year after expiry of defects liability period and After completion of second year Comprehensive Maintenance all as specified and directed

Note for SL No: 124 to 126.01:- (i) 1 x skilled technician shall be deployed in each shift for two shift per day on all days (including sundays and holidays) shift timing shall be 0600 to 1400 hrs & 1400 to 2200 hrs. (ii) The contractor shall submit a maintenance schedule for the period as per original manufacture of VRF Ac's AHU and indoor units for all type of maintenance (iii) During the defect liability period the contractor is liable to maintain the complete maintenance towards routine servicing once in every quarter and labour for attending any number of breakdown calls during the contract period and fault rectification on-site as well as off-site and refrigerant gas charging as and when required. (iv) On receipt of a break down intimation, a qualified and competent team would be deputed immediately on the same day and fault would be rectified immediately on priority basis and within 24 hrs so as to ensure that Air Conditioners are functioning satisfactorily. If failed Rs 1000 per day shall be deducted from the payment due as penalty. (v) The contractor shall arrange at its own expense all necessary tools, equipments and required parts which are required for proper execution of the work. (vi) The work of comprehensive maintenance will be carried out by the original VRF Ac's, AHU and indoor units authorised service dealer only. All man power employed for repair and supervision shall be employed from authorised service centre and a copy of certificate for authorised dealer ship from manufacuturers shall be submitted alongwith experience.

NOTE Conte… (vii) Any breakdown (major or minor) shall be attended even after working hours and keep the AC's, AHUs and indoor units in working condition. The replacement of any parts (major/minor) shall be covered under above quoted rates which includes compressors, fans, motors, relays capacitors, PCBs, outdoor units, indoorunits, filters, rewinding of AHU blower motors, blades, fan belt, AHU filters, all connected electrical, refrigerant pipelines including supply and filling of R410a gas, leak test with supply of nitrogen gas, vaccum, topping up of compressor oil or any other minor/major spares to be replace etc. No payment shall be made by the department as extra. (viii) The contractor should carry out preventive maintenance once in every quarter (3 months in a year).During maitenance the technicians should analyse the performance of complete AC's outdoor/ indoor units and performance report should be kept ready as and when asked by the department. If found any default, it should be addressed and rectify at the same time. (ix) Half yearly (6 months once) the complete outdoor units to be washed with water with chemicals/solutions, if required the indoor units are also to be cleaned with water. (x) Maintenance / breakdown reports shall be resubmitted by the authorized dealer annual comprehensive maintenance period.
