PART A Operation & Comprehensive Maintenance :
Comprehensive maintenance of electrical equipment and systems within the premises (excluding yearly servicing of HT panels, LT panels, transformers, servo systems, and distribution panels) The scope also includes operation & general maintenance of High Voltage (HV) Systems including Vacuum Circuit Breakers (VCB) and Associated HT infrastructure.Low Voltage (LV) Systems including LV panels, Meter panels, Utility and Safety Systems, Fire alarm/ control panels, Water supply panels, DG panels,Mechanical-Electrical Equipment Pumps and motors, Battery systems, Lighting and Electrical Fixtures, Internal and external lighting systems (all types),MCBs and associated components Switches, sockets, and all electrical fittings within buildings and across the premises. Maintenance Services work includes: Routine and preventive maintenance of all covered systems, Repair and replacement of defective equipment/components, Supply and replacement of consumables and fittings, Servicing of motors, pumps, and associated equipment, Ensuring operational reliability and safety compliance of all installations Decoration of building as per RFP on NHAI day, Republic day, Independance day and Diwali. Maintenance shall be carried as Per the schedule provided in RFP.

Maintennace, testing & fixing of the fire fighting system comprising of wet riser sprinkler system including main water pipe line , ring line, pressure guage, hose reel, coupling, electric motor, fire pumps, diesel driven fire engine, fire fighting accessories, fire alarm, detector, MCP, hooter as per relevant BIS and keeping the system in functional order round the clock and testing of sytem,. The work shall include all consumables required for maintenance of fire system including refilling of fire cylinders of all type once in a year or as per the site requirement to the satisfaction of Engineer in charge. If replacement of any main hydrant pipeline, Hose reel drum is required it will be done as per the rate quoted in part F. (No extra manpower charges shall be paid for replacement of any spare parts, servicing of motors etc.)

Complete maintenance of the entire garden features (approx area 3500 sqm) having as per yard stick in the garden area i.e. lawn trees, shrubs, hedge, flower beds, foliages, creepers etc. including hoeing,weeding pruning replacement of plants, gap filling, watering, mowing of lawn, grass cutting by lawn mover and brush cutter , removal of garden waste, applying insecticide, pesticide & fertilizers(whenever required) top dressing of lawn with good earth and manure and maintenance of other garden related works as directed by office-in-charge (Cost of Good Earth, Manure, Fertilizer, Insecticide, Pesticide , lawn mover and brush cutter with fuel, replacement of damaged planters is included in the item.) All consumables, valves, pipelines, insulation, dampers, motors, fan belt, bearings, valves, refrigerant top-ups, oil, . Maintenance is to be done as per the schedule provided in RFP. charges per month (No extra manpower charges shall be paid for replacement of any spare parts, servicing of motors etc.)

Comprehensive maintenance of ELV system.
New Building: Complete ELV system- The system includes 158 CCTV cameras (Dome-94, Bullet-60, PTZ-4 Nos) with all related display, Workstation, rack, NVR, controllers etc. Fire Alarm systems consisting of detectors, Indicators, isolators, MCP, Modules, aplifiers, speakers, hooters, Software, controller, aplifiers, paging ststions, racks. Acecess control system 2 door 2 reader access controller, samrt card reader & writer, EM locks, clamps, push button, computer. The system also includes entire BMS system. Maintenance of the system is to be accried out as per RFP. The entire maintetnace of the system will be under the scope of the contractor. (No extra manpower charges shall be paid for CCTV maintenance.)
Old Building: Only CCTV system including 128 CCTV Cameras and related accessories. The entire maintetnace of the system will be under the scope of the contractor. (No extra manpower charges shall be paid for CCTV maintenance.)
Operation and comprehensive maintenance of UPS Maintenance is to be carried out as per the schedule provided in RFP

Providing 31 Nos. manpower for day-to-day maintenance and operation activities as per client-defined scope The quoted monthly lump-sum rate shall be inclusive of wages based on Central Government Minimum Wage Notification dated 30.03.2026 for ‘A’ Class Area, PF @ 12%, ESI @ 4.75%, Bonus @ 8.33%, Gratuity @ 4.16%, Health Insurance @ 1.80% of basic wages, uniform, washing allowance, all statutory obligations under Labour Laws as amended up to 2025, contractor’s overheads, profit, and GST.. Manpower Calculation: One manpower shall be considered as 26 working days per month for calculation purposes Contractor must deploy relievers/substitutes for weekly offs, leave and absenteeism to ensure minimum attendance of 930 mandays per month. (31 nos X 30 days) Reimbursment: Wage escalation shall be reimbursed only for the actual difference between revised wage rates and base wage rates of central govt. as on 30.03.2026, along with applicable GST on the increased wage component.. Nothing extra shall be paid on this account. Penalty: Short or non-deployment of manpower, non compliance of Labour rule will lead to pro-rata deductions from the monthly bill.

Cleaning of under ground sump, Over Head R.C.C. Tank 2 times in 1 year (semi annual basis) including disposal of slit and rubbish, all as per direction of Engineer-in-Charge. Cleaning of Rain water Harvesting pit ( One modular and one conventional) as per Delhi govt standard through authorized vendor of DJB including disposal of silt, sludge, rubbish etc and obtaining NOC from DJB. Cleaning of Rain water Harvesting Pit is to be done once in a year. The work includes following: 1) Cleaning of snad layer 2) Cleaning of rest filter media 3) Washinng and filling of top Filter Media in RWH up to the existing level 4) Cleaning of harvesting tube well by hands manual bogie. ( Manpower cost for cleaning is included in the item and nothing extra shall be paid on any account)
Providing and constructing conventional rain water harvesting pit of size 3.0 m dia and 3.0 m depth including earth work excavation in all kinds of soil, dressing of sides and ramming of bottom, disposal of surplus excavated earth within lead as per specifications, providing and laying plain cement concrete 1:4:8 in foundation, constructing brick masonry in cement mortar 1:6 in circular wall, 12 mm thick cement plaster 1:6 on internal surface, providing and laying graded filter media comprising coarse sand, gravel and boulders in layers, supplying and fixing 150 mm dia PVC perforated pipe complete, providing RCC M-20 cover slab with reinforcement steel including centering, shuttering and curing, constructing brick masonry inspection/cover chamber with CI cover and frame, and providing and drilling recharge bore of 150 mm dia up to 30 m depth including all leads, lifts, casing (if required), and development, complete in all respects as per CPWD specifications and direction of Engineer-in-charge. Rate to include: Cost of all materials, labour, T&P, carriage, royalties, taxes, curing, testing, and incidental charges complete.
Supply and installation of of Blue colour PVC fills for FRP cooling tower of size 600 X 300 mm and thickness 0.2mm of reputed make. The work include disposal of removed fills also.
Comprehensive AMC for Dorma Automatic Sliding Door. AMC will includes examining the Door operator Equipment at regular intervals in accordance with manufacture’s normal clearing, lubricating, Adjusting and aligning the various Components, Checking all electrical circuits and connections of the Automatic Sensor Sliding Door. All the parts of the 'Automatic Sensor Sliding Door will be replace & Install the parts free of cost and all the complaints will be solve shortly & free of cost under the period of AMC. The Normal, response, time in case of breakdown, shall be 12-24 hours, However in case if any emergencies, Company will respond as soon is reasonably possible under the prevailing circumstances and will take the necessary to render the door operator safe. 4 Services would be provided per year under the period of AMC. Glass will not cover in the AMC.
