COMPREHENSIVE AND PREVENTIVE MAINTENANCE OF CHILLER PLANT OF CAPACITY 3 x 150 TR AND REPAIR/MAINT OF CONNECTED SYSTEM FOR HVAC AT TP COMPLEX AF STN DIGARU

M&L for preventive and comprehensive maintenance of central AC chiller Plant of capacity 3x150 TR semihermatic screw chillers type Model – LCWX2-0525D through the OEM i.e, M/s Blue Star for following plants and equipments of WC R134a DX Semihermatic screw chillers Model LCWX2-0525D-3x150 TR, including following complete operations and all as specified and directed: - (a) Checking and rectification, if abnormal noise, vibration, leakage of oil, refrigerant etc. (b) Topping up system with refrigerant and oil, replace dehydrators etc. (c) Checking of operation of oil heater, motor protector, flow switch, loading unloading,O/L etc. (d) Checking of control valves. (e) Develop action plan for rectifying, abnormalities if any observed in performance of the system. (f) To attend break down calls as and when required, investigation, locate defects and submit action plan to rectify the same. (g) All the maintenance/servicing works should be done in such a way so that the equipment/unit can be used for its optimum performance. (h) Adjustments in the system to acieve required temperature & RH level as required by the user. (j) Cleaning of all type of air filters. (k) Checking the performance of AHUs. (l) Descaling of copper tubes of the cooling coil(the water circuit) by suitable means as per manufacturer's recommendation and general standards. (m) Parameters checking before and after servicing. (n) Cleaning of ducting system having diffusers, grills, dampers etc. (o) Servicing of evaporators, expansion valves, water cooled condensers, oil cooler, oil pipings, oil filters, refrigerant pipings, refrigerant filters, solenoid and automatic control valves, AHU control panel.

(p) To attend break down calls as and when required,investigation,locate defects,and submit action plan to rectify the same. (q) All the maintenance/servicing works should be done in such a way so that the equipment/unit can be used for its optimum performance. (r) Adjustments in the system to achieve required temperature & RH level as required by the user. (s) Checking of compressor for its proper working and if found unserviceable replace the same with new one. (t) Annual pumping-down and restarting as and when required. (u) Checking of Microprocessor control panel,control boards,transducer of chillers/condensing unit for their correctness and replace if necessary. (v) Parameters checking before and after servicing (w) Replacing of parts due to normal wear and tear. NOTES (i) Scope of work also includes supply of materials like Timer, Chiller in-out sensors, Filter Drier and solenoid coil during AMC. (ii) Spare parts required for repair/ replacement will be measured and paid in relevent items of SL No -2 here in after. (iii) Contractor is required to enter into a MOU with M/s Blue Star only. Contractor shall be liable to submit original MOU within 28 days from the acceptance of tender. Work Order No 01 shall be placed only after submission of MOU to GE and acceptance of MOU by the GE. MOU with OEM shall be drawn by the tenderer on non-judicial stamp paper duly notarized from authorized notary. (iv) MOU from autorised dealers of OEM shall not be accepted. (v) Penalty @ Rs. 10,000/- shall be added for every subsequent 12 Hrs period till rectification of defect and making the plant functional.

Disconnecting the defective monoblock pump set from the system, shifting to civil workshop, dismantling the electric motor of capacity 20 HP 3 Phase 415 volts and removing burnt out windings, cleaning the slots, rewinding with super enemelled copper winding wire as per existing gauge and size, varnishing and drying complete, reassembling with pump, replacing the ball bearings as per existing size and make, transporting to site and refixing at original position, and connecting the pump set electrically and mechanically, testing for satisfactory working all as directed. Note: - Dead flanges with nuts, washers and gaskets etc shall be provided by the contractor and unit rate quoted shall deemed to include the cost of the same.

Disconnecting the defective monoblock pump set of capacity 20 HP, from the system, shifting to civil workshop, dismantling the pump and removing defective/worn out parts like ball bearings, impeller nut, gland packing shaft sleeves, GM bushes, gaskets set, GM impeller and reassembling the pump by replacing the unserviceable parts with new ones, transporting to site and refixing at original position, and connecting the pump set electrically and mechanically, testing for satisfactory working all as directed. Note (a) Cost of spares shall be measured and paid under relevant item of Sch ‘A’ (b) Cost of minor spares like washers grease, cotton waste, gasket set, gland packing etc shall be deemed to include in the unit rate quoted and shall not be paid extra.

Disconnecting mechanically and electrically cooling tower fan motor/AHU Blower motor from the system, shifting to civil workshop, dismantling the electric motor and removing burnt out windings, cleaning the slots, rewinding with super enemelled copper winding wire as per existing gauge and size varnishing and drying complete, reassembling, replacing the ball bearings as per existing size and make, transporting to site and re-fixing at original position, connecting electrically and mechanically, testing for satisfactory working all as directed for 5 HP 415 volts 3 phase AC induction motor of any make complete all as directed.

All as per item No. 4 here-in-before but FLP motor 2 HP capacity, 1430 RPM of 1200 CFM capacity AHU.

All as per item No. 4 here-in-before but FLP motor 7.5 HP capacity, 1430 RPM of 8500 CFM capacity AHU.

All as per item No. 4 here-in-before but FLP motor 10 HP capacity, 1430 RPM of 10000 CFM capacity AHU.

Taking out the defective pump set along with motor from the water circulating system of hot water generator by disconnecting electrically and machanically, shifting to civil workshop, dismantling the same to remove burnt out windings and defective parts, rewinding the motor with super enemelled copper winding wire incl all insulating materials all as per existing, varnishing/drying etc complete and replacing the bearings/bushes as per existing size, replacing the pump impeller, reassembling the same, shifting to original site, reconnecting electrically and mechanically and testing for proper working all as directed for 23 USGPM @ 20 mtr head capacity 3 phase 415 volts pump set of any make.

Taking out the defective pump set alongwith motor from the AHU by disconnecting electrically and mechanically, shifting to civil workshop, dismantling the same to remove burnt out windings and defective parts, rewinding the motor with super enemelled copper winding wire incl all insulating materials all as per existing, varnishing/drying etc complete and replacing the bearings/bushes as per existing size replacing the pump impeller, reassembling the same shifting to original site, reconnecting electrically and mechanically and testing for proper working complete all as specified and directed for the 0.25 HP 230 volts SP 2780 RPM.

All as per Item No. 9 here-in-before but 0.50 HP 230 volts SP 2780 RPM.

Material and Labour for carrying out the chemical servicing of the Air Handling units & cooling colis by applying the non-aciditic scale removing agent to the fins area of the cooling coil, copper tubes, removing the complete scale deposit across the coil,flushing through incluiding suitable aarangement i.e. installed gate valve, welding, treading and complete blowing out the dirt,cleaning the fan implellers, filter section, fan section and complete cleaning of filters, tightening of all bolts & nuts, renew the rusted bolts & nuts checking the alignment of the drive set and testing & commissioning the Air handling units of AC plant complete all as directed by Engr-in-Charge.

M&L for painting of 150 TR chiller plant including balancing valve ,butterfly valve, connecting chilled water & condensor pipes and chilled and condensor pumps & motor etc. as existing colour with two coats of synthetic enamel paint by spray painting of Approved make and removal of existing paint by hand scrapping preparing the surfaces by sand paper and cleaning the surface and making good damaged surface by denting,welding,grinding all as required for completion of job,all as directed.

M&L for painting of chilled water & Hot water Pipes installed at and inside & out side Building B1, B2 , B3 & B4 including balancing valve ,ball valve, butterfly valve etc. as existing colour with two coats of synthetic enamel paint by spray painting of Approved make and removal of existing paint by hand scrapping preparing the surfaces by sand paper and cleaning the surface and making good damaged surface by denting,welding,grinding all as required for completion of job,all as directed.
