Comprehensive, preventive and periodical maintenance of lifts/elevators installed in AHRR Complex as mentioned here-in-after, in reliable, safe and efficient manner using latest techniques & expertise consultancy by regularly examining, lubricating and adjusting the mechanical and electrical driving equipment, governor sleeve, shaft assembly, bearing / contact, governor jaws, car & hall mechanical buttons, car & hall position indicators, car direction indicators and all other car and landing signal / fixtures, deflectors, car and counter weight guide rails and buffers etc. with and including replacement of all kind of defective / spares parts (including car cabin light and push button) i.e. car/landing door sill, lift coil, lever bell crank, fuse holder, transformer, rack harness, guide shoe, light shield, any type of diode panel, pushbutton assembly guide operator, kit door, bush bearing, copper contacts, line brakes, sight guard, any type of glass for hall button, mounting sundries, wire, lugs, nut, bolts, screws, lubricant, gear oil, aircord, landing wheel, aircord wheel, all types of control cards/logic cards of main control panel/cop/lop/ door drive/ARD/ main VVVF drive or any other controls of lifts etc. and all machine works i.e. welding, cutting, drilling etc. as and when required, to entire satisfaction of Engineer-in-charge, complete all as specified & directed for following Lift(s) / Elevator(s) -

Notes for item No. 1.00 to 1.07: (i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes. (ii) The contractor will have to submit MOU as given in Appendix 'C' to Particular Specifications from OEM M/S OTIS Elevator Company India Ltd ( for Item No. 1.01 to 1.03) & M/S KONE ELEVATOR INDIA Pvt Ltd ( for Item No. 1.04 to 1.07).within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue. (iii) Spare parts to be replaced as listed here-in-after to be measured and paid separately as supply only. Fixing charge is deemed to be included in item No. 01. (iv) The rates quoted shall be inclusive of T&P required for carrying out repairs, stationary for maintenance of record, 2 sets of uniforms to mechanics and helper etc. all as specified. (v) Grade of oil required in gear box shall be Indian oil, Servo Mesh 320 or Servo System 320 equivalent grade of oil all as approved by Engr-in-Charge. (vi) Any items not covered under as supply only shall be deemed to be included in this section for the smooth functioning of lifts and the contractor may quote the rate accordingly. Contractor is expected to inspect the lift before quoting the rate. (vii) Contractor shall be attending complaints round the clock i.e. 24 hrs. If contractor is not able to rectify the complaint, penalty shall be charged as given below:- (a) up to 1st day- NIL (b) 2nd day- Rs 1000/- day (c) Subsequency for every days - Rs 2000/day.

Notes for item No. 1.00 to 1.07 (contd.):- (ix) Following items are not included : Replacement of car cabin, ceiling frames, panels, hoist way door panels, door frames, sills, car flooring, floor covering, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails,smoke and fire sensors, communication devices, security systems, landing doors,sheave rim,hoist rope & ARD battery and cabin fans. (x) If contractor is not able to provide uniform, penalty shall be imposed upon contractor at the rate of Rs 500 Per day per person.

Supply & fix in replacement of maintenance free Battery, 12 V 7.5 AH complete all as specified & directed.

Supply & fix in replacement of Battery EBD Mono 12 V 12 AH complete all as specified & directed.

Supply & fix in replacement of Car Fan - 300 mm -R complete all as specified & directed.

Supply & fix in replacement of UPS Device, 600 VA 230 V 1PH complete all as specified & directed.

Supply & fix in replacement of Emergency Rescue Device (ERD 10), LAC complete all as specified & directed.

Manning & Operation for smooth operation of passenger / passenger cum stretcher lifts/elevators installed at AHRR and Main Building and CTVS with in AHRR complex, for various shifts on user’s requirement basis, in shifts of 08 hrs as and when required, by employing operator in shifts (as mentioned in details of shifts herein after) complete all as directed to entire satisfaction of Engineer-in-charge . Note:- Quoted rate shall include GST, contribution towards EPF, ESI, labour cess as applicable and over haed expences including contactor's profit.

(1675 Shifts). (b) 26 passenger elevator of 1768 Kg capacity with traveling speed of up to 1.0 mtr/sec No. of floors - 05 (G+4) (Make : Thyssen Elevator) – 03 No installed at 'D' Block. 03 shifts of 08 hrs in every 24 hrs every day Including Sunday and holiday. (1005 Shifts). (c) 08 passenger elevator of 544 Kg capacity with traveling speed of up to 1.0 mtr/sec (Make : OTIS Elevator) – 02 No installed for Md Accn at Block No P-18 & P-19. 02 shifts of 08 hrs in every 24 hrs every day Including Sunday and holiday. Notes for Item No. 7.00 : (a) The timing of shifts of 08 hrs will be decided by the Engineer-in-charge in consultation with user, accordingly the contractor shall provide the necessary man power for operation of various lifts / elevators. However no extra payment for the same will be entertained by department at any stage. In case of any difference of opinion between Engineer-in-charge and the Contractor in this regards, the decision of the Accepting Officer shall be final, conclusive and binding. (b) The minimum qualification of operator(s), employed by the contractor, shall be ITI certificate holder in relevant trade or 12th pass with minimum 03 years of experience in the operation of lift/elevator. The operator(s) must be fully trained to handle any kind of emergency condition in case of any kind of malfunctioning of lift. (c) The operator(s) should not leave the lift/elevator till the next reliever does not take the charge of lift/elevator exept for single shift operation. (d) The operator(s) will be responsible for cleanliness and necessary up keeping of lift car, including lift lobby area. (e) Each lift / elevator will be operated by only one operator per shift.

Notes for Item No. 7.00 (contd..) : - (f) The operator should be free from the habits of any addiction such as liquor, smoking or other drugs. (g) The contractor or his/her representative will also visit the installations once daily and inform defects/ problems if any in writing to Engr-in-charge. In case of any emergency / break down of lift/elevator, the same must be informed immediately to Engr-in-charge without fail. (h) All lift operators shall wear uniform while operating in their respective shift duties. (j) In case of absence of any lift operator during his/her respective shift duty , contractor will be penalised @ Rs. 1500 per shift per person irrespective of the period of absence from duty and no payment at contract rates shall be made for such shift(s).
