Materail and labour for Preventive maintenance of 14 nos AHU cooling coil by taking out pre filter frame, cleaning of cooling coil and cleaning of AHU and cleaning of dampers refixing all removed parts, checking the operations of all safety devices, cleaning of electrical contacts, checking the electric circuits, testing, commissioning etc installed at DARE system, all as directed by Engineer - in - Charge.

Materail and labour for cleaning of 11 nos AHU cooling coil by taking out pre filter frame, cleaning of cooling coil and cleaning of AHU, cleaning of dampers refixing all removed parts, checking the operations of all safety devices, cleaning of electrical contacts, checking the electric circuits, testing, commissioning etc installed at STIR campus all as directed by Engineer - in - Charge.

Dismantling 1 nos of screw compressor from 250 TR capacity chiller carefully with using hydraulic jack & chain pulley, putting dummy plates to suction & discharge line & transporting to authorized workshop for repair, etc and refixing the same in the original place all as directed at DARE.

Dismantling 1 nos of screw compressor from 150 TR capacity chiller carefully with using hydraulic jack & chain pulley, putting dummy plates to suction & discharge line & transporting to authorized workshop for repair, etc and refixing the same in the original place all as directed. At STIR

Dismantling of burnt out stator from screw compressor body, cutting, opening of burnt-out winding, rewinding with the same gauge of copper conductor of F class oil proof insulation applying one coat of varnish and kept at the electric oven and heated for 48 hours and refixing the same in the original place all as directed. at DARE & STIR.

Pressure Testing each circuit of carrier make 30GX & 30XA model chiller for refrigerant leak by evacuating refrigerant gas from the circuit into the empty cylinder, leak testing of the circuit with nitrogen (N2) pressure by separating the entire system like low side, high side compressor condensers and rectifying the leakage vacuuming re-charging of evacuated refrigerant gas and testing complete all as directed. Note: Topping up of gas will be measured separately for DARE & STIR.

M & L for Complete Overhauling of one 06NA Compressor in 250 TR chiller unit by opening the compressor end plate, removing the gear assembly with gear puller, removing the hydraulic chamber, removing the twin screws using puller, removing the bearing sets, O rings, rotor, terminal bolts and stator. Clean the entire mechanical parts with approved cleaning agent and oil the parts. Checks all the mechanical parts for wear & tear and replace if required. Reassemble the dismantled parts carefully by using required tools and tackles. Refix the twin screws and checks the alignment of screws for smooth operation. Refix the stator along with terminals, fix the gear assembly and hydraulic chamber. Checks the alignment of screws and gear assembly for smooth rotation. Refix the endplates and tightened the bolts and complete the overhauling all as per standard procedure.

Complete Overhauling of one 06T Compressor in 150 TR chiller unit by opening the compressor endplate, removing the gear assembly with gear puller, removing the hydraulic chamber, removing the twin screws using puller, removing the bearing sets, O rings, rotor, terminal bolts and stator. Clean the entire mechanical parts with approved cleaning agent and oil the parts. Checks all the mechanical parts for wear & tear and replace if required. Items to be maintained and operated are as under :- (a) Maintenance for 3 x 15TR package AC and 7 x 7.5TR capacity duct able units consists of daily inspection and checking of all electrical control panels, supply and return diffusers, refrigerant gas, leak testing and weekly inspection and checking of distribution duct systems, checking and cleaning of all electrical motors, belt and fan blades, alignment checking , refrigerant pipe line insulation checking etc. including rectification of any faults as occured /replacement of parts as required by authorised service agent of installed system to keep the system function properly according to the manufactures parameters as set, complete all as directed.

(b) Maintenance for Air Handling Units connected to 750TR capacity chillers package units installed at DARE with different capacities (14 units) by daily checking of electrical cable panel, VFD switches, checking of AHU propellers and weekly inspection and necessary repairs of all system/ replacement of parts as required connected to AHU including cleaning of pre -micro filters, AHU shaft bearing alignment, checking of cooling coil etc. to keep the system function properly according to the manufacturers parameters as set by authorised service agent to installed system complete all as directed .

(c) Maintenance of computerised building management systems connected to 750TR capacity chiller package units installed at DARE consists of weekly inspection and checking of all electronic devices, VFDs, pneumatic actuator, including rectification of any faults as occured/ replacement of parts as required by authorised service agent of installed system to keep the system function properly according to the manufacture's parameters as set, complete all as directed.
