M & L for Periodical maintenance of Central AC plants of any capacity like checking for proper electrical connection, checking/tightening of V belt, checking refrigerant pipe line, arresting refrigerant gas leakage if any, checking of proper functioning of electrical control panel, checking/cleaning of pre filter (twice in a month), cleaning of out door unit with soap solution and routine checking to ensure smooth running of package AC plants including preparation of monthly inspection report in the register as per proper format for each plant installed at following locations complete all as specified and as directed (a) Central AC Plant 1 x 34.5 TR + 1 X 34.5 TR standby at SIMULATION Bldg AC Plant (b) Central AC Plant 2 x 8.5 TR for Flight Simulator Doom 1 &2 (c) Central AC Plant 2 x 60 TR + 1 X 60 TR standby at RUSTOM II (d) Central AC Plant 2 x 60 TR + 1 X 60 TR standby at NIRBHAYA Note: Replacement of unserviceable spare parts will be measured and paid separately.

M & L for Evacuating of refrigerant gas from the plant into the empty cylinder for up to 120 TR capacity central AC plants, leak testing of the plant with nitrogen (N2) pressure by separating the entire system like low side, high side compressor condensers and rectifying the leakage vacummising re-charging of evacuated refrigerant gas and testing complete all as directed. Note: Topping up of gas will be measured and paid separately.

M & L for descaling of condensing unit up to 40 TR capacity of air-conditioning plants by circulating descaling agent (HCL) through the condensers by forced feed method after removing of the end covers of the condensers, cleaning of each tube of condensers thoroughly by the brushing and refixing the end covers of the condensers, replacement of old/unserviceable rubber gasket, bolts, nuts & washers, cleaning of spray nozzles, cup, water line strainer and testing spray nozzles for proper functioning on working pressure complete all as specified and as directed.

M & L for cleaning of FRP cooling tower of round/bottle/suare type of up to 60 TR capacity by opening the top cover of cooling tower, removing the spare pipe and nozzles properly without any damage to clean the same, cleaning the PVC fills and cooling tower base through circulating caustic soda mixed with water solution for half-an-hour and drain out the dirty water, cleaning the entire cooling tower with wire brush including replacement of old/unserviceable worn out gaskets, bolts, nuts & washers and painting the cooling tower completely with enemelled paint as per instructions of Engr-in-Charge including testing and commissioning for proper functioning complete all as specified and as directed.

M & L for disconnecting compressor of 33 TR from the system for maintenance/ servicing after closing by suitable dummy plates on suction and discharge valves and opening the compressor & removing of all internal parts, cleaning of the all parts thoroughly, polishing of crank shaft, piston pin including replacement of thrust washers, spring washers and nut bolts etc, and re-fixing back all parts, refixing the compressor in the system and removing of the dummy plates, leak testing of the compressor, testing and commissioning of the compressor all as directed. Notes: a) Compressor oil will be measured and paid separately. b) Spare parts required to be replaced will be measured and paid separately.

M & L for disconnecting compressor of 20TR from the system for maintenance/ servicing after closing by suitable dummy plates on suction and discharge valves and opening the compressor & removing of all internal parts, cleaning of the all parts thoroughly, polishing of crank shaft, piston pin including replacement of thrust washers, spring washers and nut bolts etc, and re-fixing back all parts, refixing the compressor in the system and removing of the dummy plates, leak testing of the compressor, testing and commissioning of the compressor all as directed. Notes: a) Compressor oil will be measured and paid separately. b) Spare parts required to be replaced will be measured and paid separately.

M & L for disconnecting compressor of 15TR/ 16TR capacity from the system for maintenance/ servicing after closing by suitable dummy plates on suction and discharge valves and opening the compressor & removing of all internal parts, cleaning of the all parts thoroughly, polishing of crank shaft, piston pin including replacement of thrust washers, spring washers and nut bolts etc, and re-fixing back all parts, refixing the compressor in the system and removing of the dummy plates, leak testing of the compressor, testing and commissioning of the compressor all as directed. M & L for dismantling and taking out the existing unserviceable compressor induction motor after disconnecting the electric connection and in let/out lets, transporting to workshop, removing the burnt out winding from slots, cleaning the rotor slots with CTC and emery paper and rewinding the motor with as per existing size of new supper enameled copper winding wire and insulating by using class ‘B’ insulation keeping for drying, bring back to site, reassemble the motor, transporting back to site and fixing in position, connecting electric connections and in let/outs including testing and commissioning for its satisfactory performance including taking down old unserviceable copper widing complete all as specified and as directed for the following capacities :-
