Comprehensive maintenance including any type mainteneance i.e preventive /scheduled and breakdown of passenger lifts 1360 Kg, G+3 (Lift No. 5 of vintage 2003- 01 Nos) (Make Escon Elevators) by topping up oil in gear box and railing, and greasing all required parts, cleaning of car top and lift pit, electric power operated doors, auto electric leveling device including checking tightening of all nut bolts electric connection, alignment of rope, greasing as required, also removing of fault as and when occurred by replacing the unserviceable parts like main microprocessor card, main relay card, contactor, landing roller, brake shoe, Incentring roller, landing lock, car gate lock, door shoe, landing gate complete lock with roller, pick up cam, limit switch, read switch, VVF4 formator, air cord, landing/car door formator, formator belt, formator cam, door motor, ARD battery and any other parts of lift/machine including taking out old U/S parts and fixing of new parts, connecting, testing, commissioning and making lift in serviceable condition in minimum possible time all as specified and directed.

Note for item No 1.00 to 6.00 : - (i) The above maintenance for lifts mentioned at BOQ Sr No 1 to 6 shall be done through only E-in-C Branch's approved OEM rep or authorised agent of OEM i.e M/s Escon Elevetors/ M/s KONE/ M/s Schindler India Pvt Ltd/ M/s Otis Elevator/ M/s Hitachi Lifts India PVt Ltd/ M/s Fujitech India Pvt Ltd/ M/s Kinetic Hyundai Elevators Movement Tech Ltd/ M/s Johnson Lift Pvt Ltd/ M/s LT Elevators Pvt Ltd/ M/s IES Elevators/ M/s Omega Elevators/ M/s Thyssenkrupp Elevators India Pvt Ltd / M/s Mitsubishi Elevator India Pvt Ltd. (ii) The Contractor shall quote his rate after thorough checking of present status/position/serviceability of lift. Nothing shall be paid extra on this account. (iii) The technician shall remain present in 8 hrs of morning shift during the currency of contract to attend the breakdown complaint/rescue operation within short period. Rate deemed to be included in the quoted rate. Penalty of Rs. 500/- per day to be leved in case of technician absent from the area. (iv) The Contractor will have to submit MOU (Memorandum of Understanding) alongwith the tender on prescribed proforma (given in particular specifications) and copy of Annual Maintenance Contract (With machine Nos of each lift) from OEM on stamped paper (minimum Rs. 100/-) , failure which tender will not be opened. (v) All the spare parts of the Lift shall be purchased from the OEM or his authorised distributor. (vi) Any spare parts required to be replaced during the period of tender in any lift shall be replaced by the contractor within the cost of this item. Nothing shall be paid extra on this account except srl item No. 3, 4 & 5 i.e cabin fan, ceiling light and UPS battery. (vii) In case of any fault, lift to be made functional wihtin next 24 hours of intimation. Otheriwise penalty of Rs. 2000/- per day per lift to be imposed for the unserviceable period beyond 24 hours.

Painting of lift car including doors with two coats of super enameled paint of approved quality with spray gun after preparation of surfaces complete all as specified and as directed

Painting of machineries including all motors, gear box LT electric panel board and connected accessories installed at lift room, painting with super enameled paint of approved quality with spray gun two coats after preparation of surfaces complete all as specified and as directed

Material and labour for disconnecting of electric motor of capacity 15/20 HP from lift, taking motor to workshop for rewinding/repair opening of motor, taking out burnt winding wire and rewinding with super enameled copper winding wire of suitable size/ gauge & turns as per compatibility of capacity of motor including proper insulation, heat varnishing , drying with proper heat , reassembling electric motor, taking motor to lift machine room, connecting with lift and testing complete all as specified and directed.

Supply and fix in replacement of car door 800mm centre opening with car header and door formator including 1.2mm 18 gauge 304 grade stainless steel door panel in moon rock finish lift of Escon with header and door with lock complete functional accessories including infrared door curtain sensor/ detector consisting of the emitter and receiver, Power supply box, flexible cables relay output 1A, 230 VAC/2A 30 VDC, operating temperature 20 degree to 85 degree, 154 beams, response time 61 ms, highest beam 1860mm, lowest beam 25mm and protection distance 0 to 5 metres including necessary accessories for fixing sensors complete all as specified and directed Make : as per MOU submitted.

Supply and fix in replacement of landing door 800mm centre opening automatic 1.2mm 18 gauge 304 grade stainless steel door panel in moon rock finish lift of Escon with header and door with lock complete formator including functional accessories complete all as specified and directed.

Material and Labour for replacement header for landing door of size 800mm with rollers, spring assembly, lock contacts by dismantling old header and assembling new header with all necessary joining material nuts, bolts, washers, welding, riveting etc required all as specified. Make : As per MOU submitted

Material and Labour for replacement header for car door of size 800mm with rollers, cam car door motor, formator, lock contacts by dismantling old header and assembling new header with all necessary joining material nuts, bolts, washers, welding, riveting etc required all as specified.

Dismantling the cabin fans of size 300mm sweep from lift, removing the burnt out winding wires, rewinding with winding wires and insulation materials overhauling/servicing, greasing/ lubricating, insulating electric leads, bearing/ bushes , bolts nuts, condensor, assembling back checking for proper function and testing all as specified and as directed by Eng-in-Charge.

Supply and replace LED recessed ceiling light 5W square/round type as per existing type in lift all as specified and directed.

Supply and replace UPS battery for lift 12 AH, 12 V as per existing type in lift all as specified and directed.

Supply and replace aluminium chequred plate 5 mm thick in lift car floor including necessary fixing arrangement complete all as specified and directed.
