CONSULTANCY FOR PROVISION OF DEFICIENT MARRIED ACCOMMODATION FOR SAILORS POs AND BELOW IN MULTISTORIED CONFIGURATION AT COLABA MUMBAI

Design and preparation of architechtural drawing, structrural drawings, design of services and bill of quanties for building and internal and external services (excluding external electrification and external water supply) for provision of of DPR for provision of deficient married accommodation for sailors (POs and below) in multistories configuration at Colaba, Mumbai. The scope involves design of two highrise buildings consisting of sailors marriesd accommodation (G+32 floors) with multi-storey parking, lift oprator room, meter room including core area, RCC water tanks for domestic/Grey water /fire fighting at terrace, etc. with areas and capacities as given below:- (i) Main building plinth area = 29748.61 of each tower (ii) Terrace tanks (iii) 50,000 litres domestic water tank on roof of each tower (iv) Grey water tank of 25,000 litres capacity on roof top of each tower (v) Loft tanks (two tanks per quarter of specified size) (vi) Fire fighting terrace tank of 10000 Litres on roof of each tower (vii) False ceiling for top floor Note : The plinth area and capacity of sumps may vary slightly

The detailed scope of work shall involve:

(ii) ARCHITECTURAL DESIGN AND DRAWINGS (a) Preparation of conceptual architectural drawings, three proposals with latest architectural views in 3D (on latest AUTODESK software) with relevant details like plans, elevations, section, layout plan, etc. based on data and local architectural norms. The conceptual drawings shall be submitted in duplicate hard copies for approval of the Users and the Director (Arch) of HQ CE (Navy) Mumbai. (b) After approval of conceptual drawings, the preparation of Architectural drawings including schedule of finishes, internal water supply and internal electric supply drawings incorporating required changes / modifications, and submit the same in four copies. The working drwaings shall be on A1 or A0 size as required on standard scale and working details on standard scale as per requirements. The final drawings shall be got approved from the Director (Arch) of HQ CE (Navy) Mumbai. (c) Refer Appendix 'F' attached hereafter. (d) After approval of architectural and structural drawings of the project, submission of final drawings in hard copy (tracing sheets) to be submitted to this HQ duly signed by an Authorised Architect of the Consultant with CA registered number (e) Submission of 3D model (on 1 : 200 scale) and 5 mins walkthrough. Animation including Birds Eye view building exteriors, entrance loby, lift loby stair case area and typical residential unit interiors.

General Conditions:

STRUCTURAL DESIGN AND DRAWINGS (a) Analysis and design of the structural as per latest IS codes in design software BIM (b) Preparation of structural drawings including all details in AUTOCAD including original prints in tracing papers A1 size and submission of 5 sets of ammonia prints/ white prints and one set of drawings in soft copy, copied in CD (all drawings shall be drawn to a suitable scale and shall not be printed in 'fit to scale' mode. Scale shall be clearly mentioned in the drawings. The preperred scales are as follows: (i) Main Plan 1:100/150 (ii) Details of component 1 : 25 (iii) Minor details / cross-sections of columns and beams, etc. 1:10 (iv) Vetting of design and drawings from IIT, scanned in PDF format (v) Submission of design folder (one set each of soft copy and hard copy), details of calculations, one hard copy of architectural and structural drawings, softcopy of all architectural drawings and structural drawings in AUTOCAD as well as soft copies of signed and certified drawings (vi) Submission of Wind Tunnel analysis

E/M SERVICES Complete consultancy of E/M including design, preparation of site plan, schematic diagram, schedules and estimates alongwith supported quptations/ price lists for the following as given below, all as specified and directed for final approval of building plan (a) Intenal electric Supply (b) Telephone, TV cable (c) Fire detection, alarms and Fire fighting systems including sprinklers as per NBC/ fire advisory as per CFFEES recommendation E/M & B/R (e) Lifts (f) Aviation Lighting (g) Standby DG supply (h) Lightning Protection (j) Piped Natural gas (k) Geysers (464 Nos.) (l) External electric supply (m) External water supply (Fresh & treated) (n) Roof top solar plant of 70 KW (o) U-shaped pre cast RCC duct of suitable size (01m X 01m -140 RM) and (0.75m X 01m - 40 RM) for External electric cable)

B/R SERVICES Preparation of Site plan/ drawings duly marked B/R External Services Including schematic diagram for Internal water supply as per details given by the department Notes : The consultant required to the submit the following: (i) submission of allied services schematic diagrams in connection with civil works i.e. substation building and UG sump and other installations as pr BPs/ AEs (ii) Site plan marked with existing and proposed external services (iii) External road/path/culverts (iv) External storm water drains (v) External sewage system (vi) Internal water supply (vii) Internal electric supply (viii) Internal plumbing details etc (ix) Compound wall/gate/fencing

PREPARATION OF DETAILED ESTIMATES Preparation of details estimate and item wise yard stick including taking off quantities and abstract as per MES SSR 2020, market rates analysis including preparation of tender and submission of dtails to the CE (Navy) Mumbai as per approved drawings through the GE including market rate analysis of all provisional items for the above specifed work and uploading of temder documents online as directed Note: Market analysis of all items should be supported with documently proof of rates considered.

GRIHA 3-STAR GREEN GREEN BUILDING (i) GRIHA pre-registration (ii) Green buiding compliance review and planning (iii) Preparation GRIHA documentation and credit sumbission (iv) Coordination with Architectural, Structural and MEP disciplines for GRIHA compliance and certification requirements (v) Submission to GRIHA Council and response to observations (vi) Assistance for obtaining GRIHA 3-Star Certification

MISC (a) List of T&P required to execute the project for which consultancy given with justification. (b) Number of Engineers with their qualification required to execute the work with justification thereof. (c) Minimum completion period for completion of subject work supported with CPM chart.
