COMPREHENSIVE MAINTENANCE OF CENTRAL AC PLANT AT MANEKSHAW CENTRE (3 X 270 TR) UNDER GE UTILITY PLANT AND MACHINERY DELHI CANTT-10

SECTION - I

Periodical, preventive and comprehensive maintenance of Central Air conditioning plant of capacity 3 x 270 TR as per manufactures manual of preventives and comprehensive maintenance and with periodicity mentioned there in as per particular specification including servicing of units installed at Manekhsaw Centre for equipments as listed below :- (a) Periodical, preventive and comprehensive maintenance complete package chillar units 03 Nos, each consisting of 1 No 270 TR alongwith motor and its condenser, flooded chiller, scale guard unit, microprocesor based control panel complete system through OEM i.e. any one of M/s Blue Star/Trane/Voltas/ Htachi/ Carrier including submision of quarterly service reports from OEM. Total No. Chiller units-03 Nos. (b) Preventive, compreshensive and general routine maintenance of following aquipments :- (i) Condensing pump sets along with motors of 25 HP -02 Nos. (ii) Chiller pump sets along with motors of 30 HP -02 Nos. (iii) FRP cooling towers complete with motor, fan, gear box-03 Nos. (iv) Compressor water pipe lines and its control valves complete-Lot. (v) Chiller water pipe lines and its control valves – Lot. (vi) AHUs complete with accessories such as casing, chilled water coil, hot water coil, any type of air filters, drive motors control panel etc. complete-43 Nos. AHUs. (vii) Expansion tanks including their insulation for chilled water and hot water system-01 No. (viii) Electrically operated hot water generator of Capacity 2x300 KW complete with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-01 No. (ix) Hot water pump set along with motor and control valves pump set 30 HP - 02 Nos. (x) Hot water piping, insulation, fittings control valves connected between hot water unit to pump set and pump set to various AHUs-Lot. (xi) Controls for AHUs comprising of three way mixing valves with modulating motor, thermostat and humidistat-43 Nos. (xii) Supply air ducting complete, aluminum section grills/diffusers its dampers, fire dampers complete.

Item No 1.01 (Contd.../) :- (xiii) Cubical type floor mounted main LT panel complete consisting of control switch gear, starters of pump sets, cooling towers and its single phase preventors, no volt and under volt protection system, meters indication lamps complete-02 Nos.(xiv) Sub control panel provided for AHUs including controls starter meters and protection system -43 Nos. (xv) Central control panel comprising of ON/OFF push buttons and ON/OFF indication lights -01 No. (xvi) LT cables from main electrical panel to compressor motor, Pump motors, cooling tower motors, sub panels of AHUs units floor mounted and ceiling suspended and control cables of central control panel complete –One Lot. (xvii) Two numbers of earth pits and earthing strips provided for panels and motors complete-One Lot. (xviii) Air washer operated on 230 volt AC supply-02 Nos. NOTE FOR ITEM NO. 1.01:- (a) The comprehensive maintanance of plant under this contract shall be done through Manufacturer i.e. any one of M/s Blue Star/Trane/Voltas/ Htachi/ Carrier. The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized as per proforma (on serial page No. 108 & 109) within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default. (b) Contractor has to carry out all major and minor break down/repairs pertains to complete machineries of central AC Plant & connected cooling tower AHUs rates quoted is deemed to be included for all except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc.

NOTE FOR ITEM NO. 1.01 (Contd.../):- (c) The contractor shall carry out routine checking of the complete system and rectify the minor/major defects noticed immediately. Cleanning of fine air filter such a way that all AHUs are cleaned once in a month and making a maintenacne register for above maintenance and one separate register to be maintained as complete register received from deptt and taking signature from users after recrifying the defects if any. The contractor will arange to clean all the grills/ducts/filters on regular basis with vaccurn cleaner & other appliances and record to be maintained. If complaints were not attended after six hours the following penalties will be imposed and deducted from payments. :- (i) Rs. 200/- per complaint for not attending the complaint and keeping pending from six hours to 12 Hour/per complaint. (ii) Rs. 500/- per complaint for not attending the complaint and keeping pending 12 hours to 24 hours/per day. (d) Contractor should provide one technician to attend local complaints, minor faults, routine cleaning of filters and grills and other clanging and maintenance work in day shift 0700 hrs to 1500 hrs. (e) All consumables such as de scaling solution (use latest solution) having very less quantity of acid and other maintenance materials such as,oil, lubricants, grease, gland packing thimbles, etc. will be deemed to be included in the quoted rate. (f) In case of break down, the additional manpower if required will be arranged by the contractor. The cost of the same are deemed to be included in the quoted rate. (g) Required refrigerant gas and compressor oil for maintanance including initial topping up if required of Plant are deemed to be included in the quoted rate. (h) The rate of note No. (a) to (g) above are deemed to be included in the quoted rate.

SECTION -II

Cleaning of inside surface of supply ducts of HVAC (minimum open area of duct 1.00Sqm and maximum area 16.00Sqm) system of any area using high power vacuum air compressor robotic camera, air hammer, special nozzles, air sweep with other required accessories given/showing inspection of dust before and after cleaning of duct using colour video inspection complete all as specified & asdirected by Engineer-in-Charge.

M&L for preparation of surfaces of Cenral AC Plant of capacity 3x270 TR, trap door, condensers,chillers,compresors, Induction motors,C channels, all pipe lines,valves and outer body of cooling towers and AHU's with different colors following the color code system as directed by the site-in-charge.Job includes removing the old paint by rubbing, brushing and applying one coat of red oxide zinc chrome primer and two coats of Synthetic Enamel Paint (1st grade quality) complete all as specified and directed by the Engr-in-Charge. M&L for insulation of pipe line with 13mm thickness closed cell cheimically cross linked fire retardant polyethllene foam insulation type W3CF2 of density 30 Kg/cum and covered with aluminium foil complete with application with rubber based adhesive Pid complete all as specified and directed by the Engr-in-Charge. (Make-Styrene/Propack/Beardsell).

M&L for insulation of pipe line with 25mm thickness closed cell cheimically cross linked fire retardant polyethllene foam insulation type W3CF2 of density 30 Kg/cum and covered with aluminium foil complete with application with rubber based adhesive Pid complete all as specified and directed by the Engr-in-Charge. (Make-Styrene/Propack/Beardsell).

M&L for duct insulation with resin bonded fiber glass wool roll of size 40MM and density 24Kg/Cum,with factory laminated aluminum vapour barrier , thickness of insulation complete all as specified and directed by the Engr-in-Charge including the following:- (a) Cleaning the duct surface (to be inslated) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt dust , grease and other foreign materials , taking special care so that all duct joints are sealed against any leakage. (b) Applying rubber based adhesive CPRX compound. (c) Sealing of all longitudinal joints and circular overlaps with and including Aluminium foil tape 50 mm wide , to make the insulation leakproof. (d) Securing the inslulation with and including mechanically fastened nylonsteel straps of size 12 mm/50 mm at maximum intervals of 1.2 mtr.

Supply and fixing in repairs AHU Tray (Bottom Tray) made of GI plain sheet of size 2400mm x 1200mm (8'x4') of Gauge 18 SWG complete all as specified and directed by the Engr-in-Charge. (Make –Make:Tata/Shakti or equivalent as approved by Accepting Officer).

Supply and fixing in repairs cast iron butter fly valves lever operated SS disc type nitrile/EPDM rubber lining PN 16 of dia 300mm complete all as specified and directed by the Engr-in-Charge. (Make: - ADVANCE/ AUDCO/ LEADER/CASTLE/ NVR/ ZOLOTO).

Supply and fixing in repairs cast iron butter fly valves lever operated SS disc type nitrile/EPDM rubber lining PN 16 of dia 200mm complete all as specified and directed by the Engr-in-Charge. (Make: - ADVANCE/ AUDCO/ LEADER/CASTLE/ NVR/ ZOLOTO).

Supply and fixing in repairs cast iron butter fly valves lever operated SS disc type nitrile/EPDM rubber lining PN 16 of dia 150mm complete all as specified and directed by the Engr-in-Charge. (Make: - ADVANCE/ AUDCO/ LEADER/CASTLE/ NVR/ ZOLOTO).

Supply and fixing in repairs 3 Pole power contactor MNX 32 complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER/ GE POWER).

Supply and fixing in repairs 3 Pole power contactor MNX 25 complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER/ GE POWER).

Supply and fixing in repairs MCCB 63 Amps, capacity 25kA, 4 pole, 3 phase, 415 volts with thermal magnetic release complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs MCB TP 63 Amps, capacity 10kA, B curve complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs Single Phase Preventer of frequency 50-60Hz for sumersible pump complete all as specified and directed by the Engr-in-Charge. (Make:-HAVELLS/ L&T/MINILEC/ C & S).

Supply and fixing in repairs over load relay 20-33 Amps complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs over load relay 9-15 Amps complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs PVC fins of size 600mm x 300mm x 165mm for cooling tower of AC complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs of 1-20 Sec star delta timer timing and monitoring devices as per existing size and specification all as specified and directed by Engineer-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER).

Supply and fixing in repairs of PVC Eliminator of suitable size for cooling tower of AC Plant complete all as specified and directed by Engineer-in-Charge.

Supply and fixing in repairs of Miniature Circuit Breaker (MCB, SP) single pole, 240 volts 6 to 32 Amps current rating 'C' curve, 10 KA breaking capacity complete all as specified and directed by Engr-in-Charge. (Make : SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER.)

M & L for servicing of LT ACB 1600 Amps, 1200 Amps and 600 Amps draw out type 415 volts, 50 Hz, brushing, greasing and tightening of nuts and bolts fixed and moving contacts for smooth functioning and replacing of minor accessories complete all as specified and directed by the Engr-in-Charge.

Supply and fixing in repairs 3 Pole power contactor MNX 45 complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER/ GE POWER).

Supply and fixing in repairs over load relay 14-23 Amps complete all as specified and directed by the Engr-in-Charge. (Make:-SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER). NOTE FOR SECTION III, ITEM NO. 3.00 TO 36:- Cost of Serial Item No. 3.00 to 36.00 are not included in Section-I, i.e. Serial Item No.1.01.)
