ANNUAL MAINTENANCE CONTRACT FOR VARIOUS AC PLANTS AT 3 BRD AF STN CHANDIGARH UNDER GE (AF) MC CHANDIGARH

Sch-A Part-I Annual maintenance contract (AMC) for upkeeping of uninterrupted running for the following AC plants :- AMC shall commence immediately after issue of work order. Contractor is responsible for the supply and control of Refrigerant gas, Compressor lubricant oil, original spare parts and any other material required for the operation & maintenance during the operation period and shall bear the cost of the same including the cost of storing and safeguarding of parts and consumable materials. Contractor is also fully responsible for replacement of all electronic items which got defective due to over voltage or any other reason, for maintenance of all the AC plants in the complete period without failure of any plant with his proper trained team working at the station and no extra cost for material/labour except AMC shall be paid to the contractor including energy charges and water, necessary for the continuous operation of the works.

Note:- (i). After taking over of plant no gas/spare parts etc shall be supplied/measured separately. Contractor shall be fully responsible for supply of all material i.e. gas,lub oil, electrical and mechanical components etc for smooth functioning of the plants. (ii). After taking over the plants if the contractor fails to run the plant satisfactorily, the same will be got done through other agencies and the amount will be deducted from the contractor's due. In addition an amount equal to Rs. 1000 per plant per day would be deducted from the amount payable to the contractor. (iii). The contractor will carry out MOU with M/s Blue Star/M/s Voltas who are main manufacturers of plants and work will be executed by M/s Bluestar or M/s Voltas only. The tender shall be opened only if MOU is uploaded with the technical bid.

Note for Srl Item No. 1.02 to 1.17 here-in-before (i) The contractor should be channel partner/ dealer of M/s Blue star/ Voltas/LG and shall have office/workshop setup at chandigarh and shall have atleast 5 years period of channel partner of M/s Blue Star/Voltas. (ii) Bidders are advised to inspect the site and acquaint themselves with all local conditions means access to work and nature or work etc. before quoting the tender and must obtain and collect information of existing AC plants at their own. No claim shall be entertained on these account at later stage. (iii) The Contractor shall be responsible for corrective maintenance of Air conditioning Plant & equipments, make-up water & air distribution system as well as miscellaneous equipments. (iv) The Contractor shall be responsible for carrying out regular cleaning, leakage testing, lubrication/recharging of refrigerant gas of the equipments, complying with maintenance instructions as defined in the Operation & Maintenance Manual and ensuring that Air conditioning equipments operate correctly at all times. (v) The contractor shall ensure that log book should be maintained correctly at all times and the same shall be signed by contractor and Engineer-in-Charge.

Srl No. 2.00 here-in-before (vi) Daily observation like leakage of Refrigerant gas, Compressor lub oil, Condenser inlet/outlet water temperature, inside room temperature, noise, vibration, regarding of suction pressure, high pressure, oil pressure of Compressor, oil control pressure of Compressor, voltage and current shall be made. (vii) Pressure differential across the filter. (viii) Semi annual or monthly inspection like tightening of end terminations, earthing connections, contacts of relay and level of oil in Compressor, setting of over current relay, pressure safety control contacts, no volt coil and tripping mechanism, Condenser inlet/outlet water temperature, cleaning of air-cooled condenser, inside room temperature, connection of equipments, etc. shall be made. (ix) Maintain the proper stock of spare, lubricants and consumables items. (x) The Contractor will maintain in state of contineuous operational readiness of all the plant and systems to meet the flow requirements. It shall remain the Contractor’s responsibility to ensure the plant systems are at all times able to operate to the maximum capacity of the installation duty plant.

Contd.. Srl No. 2.00 here-in-before (xi) All plant and plant installation shall be operated within their designed limits. The Contractor shall operate the plant strictly within these operating ranges and shall manage the operation of the plant to achieve optimum performance as far as possible. (xii) Unless stipulated otherwise elsewhere in the tender documents, for the duration of O & M period, Contractor will be responsible for the supply and control of Refrigerant gas, Compressor lub oil, descalling chemicals, spare parts and consumable materials excluding energy charges and water, necessary for the continuous operation of the works. (xiii) The quantities of all the unutilized spare parts and consumable materials will be fully handover in a new condition to "Garrison Engineer (Air Force) MC authority" at the end of O & M period. (xiv) The store’s inventory, the issuing and recording of spare parts will be the responsibility of the Contractor. (xv) Some of the plants are declared BER and the tender for the same is being concluded for replacement. In the event of replacement of such plants, the Garrison Engineer shall inform the contractor to stop the AMC for the plant being replaced and AMC shall stop from date as specified by the Garrison Engineer. (xvi) Contractor shall hand over all the plants in working condition at the end of AMC. (xvii) The spares related to panel inside plant rooms such as MCCBs,Contactors,MCB TPN, panel meter shall be measured and paid separately under Sch-A Part-II of this schedule

Sch-A Part-II Supply & fix in repair MCCB 4 pole 415 volts 630 Amps with fixed thermal magnetic release 50 KA breaking capacity with sheet metal enclosure or replace with existing LT panel including taking down old unserviceable MCCB all as specified and directed by Engr in Charge. Make : ABB/Havells/Legrand/L&T/C&S

Spray painting to LT Panel complete portion of any size not less than 2.5 Sqm including preparing the surface by removing the peeled old paint with scrapper, cleaning the surface and painting with two coats of synthetic enamel paint of 1st quality as per standard shade and colour approved complete all as specified and directed by Engineer-in-Charge.

S&F Amp meter square flush mounted digital type of size 96x96mm of range 0 to 100 Amp including taking out old unserviceable amp meter complete all as specified and directed by the Engineer-in-Charge. Make : HPL/L&T/AE/Siemens/GE/Secure Meters
