SCHEDULE 'A' PART-I [ A/C WORKS]
Comprehensive Maintainance of 3 x 26 TR Central AC Plant by OEM/ Authorised dealer of OEM (BLUESTAR) including preventive maintainance services and attending all call breakdowns.Checking, maintaining and ensuring smooth function of the Air conditioning system equipments without any abnormalities in noise, temperature,pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts.The key inclusion in the contract are maintaince and repair/replacement of following components in Air conditioning sysytem:- (a) Compressor (b) Chilled water circuit (c)Condenser water circuit (d) Refrigeration circuit (f) All the electrical components /sensors connected to the Bluestar control panel. Note: The items needed for replacement shall be measured seperately
Material and labour for descaling of condensor unit with No. of Pass (Water Side) - 08 & No of Pass ( Refrig Side) - 01 by circulating dilute hydrochloric acid solution using a chemical dosing pump and cleaning the tubes with wire brush by removing the side cover till the tubes are thoroughly cleaned and re-circulating the fresh water after fixing the side cover with necessary gasket and bolt and nuts complete all as specified and as directed by Engr- in- charge .
Supply only thermostatic expansion valve suitable for 11 TR , R22 refrigerant gas, 38 kW, maximum working pressure 46 bar, Temperature Range: -10° C to +15° C, made of Brass , including taking down old unserviceable item complete all as specified and as directed by Engr- in- charge .
M & L for Insulation of M S Pipe with PUF slab 30 mm thick with and including applying bituminuous compound and GI cladding with 26 gauge GI sheet complete for 63 mm dia GI pipe connecting chiller to AHU and AHU to Chiller pump complete all as specified and as directed by Engr- in- charge .
Material and labour for removing the controller board of chiller and carrying out minor repairs/servicing including repair of the current sensing transformer, replacement of indication lamps, checking the input /output of flow switch control terminal, High presure /low pressure control port terminals and refixing it in its original position and testing complete all as specified and as directed by Engr- in- charge .
Supply and replace duct insulation 40 mm with resin bonded fibre glass wool roll of density 24 kg/Cum, with factory laminated aluminium vapour barrier, thickness of insulation as specified and including the following:- (a) M&L for cleaning the duct surface (to be insulated ) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt, dust, grease and other foreign materials, taking special care so that all duct joints are sealed against any leakage.(b) M&L for applying rubber based adhesive CPRX compound. (c) M&L for sealing of all longitudinal joints and circular overlaps with and including Aluminium foil tape 50 mm wide,to make the insulation leakproof.(d) M & L for securing the insulation with and including mechanically fastened nylon/steel straps of size 12 mm/50 mm at maximum intervals of 1.2 mtr complete all as specified and as directed by Engr- in- charge
Labour only for inspecting the plant, arresting the leak using nitrogen pressure testing and Refrigerant gas charging in the chiller plant complete all as specified and as directed by Engr- in- charge
Supply only R 22 Gas complete all as specified and as directed by Engr- in- charge
Material and Labour for maintainance of AHU for optimal performance including replacement of Air filters, dampers, AHU Belt , greasing the AHU Motors , cleaning the AHU , Check the unit: Ensure the unit and its associated plants are secure, and assess the geneRAl conditions of the unit. Check for noise and vibration, and check all AHU function and fan motors.Check the filters: Remove all the AHU's filters every two months, clean the filter racks, and replace the filters. Check for contamination, damage, and odors.Check the wiring: Inspect wiring for damage or loose connections. Check the electrical connections of motors and control wires on the electrical panel.Check the components: Check, clean, and maintain filters, tubes, and coils every year. Inspect dampers and other system components monthly to make sure they are allowing for good airflow.Check the outdoor air inlets: Every six months, check the outdoor air inlets for damage and contamination.Clean the AHU interior: Clean the AHU interior.Lubricate and grease: Lubricate and grease motor and blower bearing.Check the motor belt and pulley: Check that the motor belt and pulley are working properly.Check the bypass valve: Check the unit's bypass valve.Repair or replace any damaged minor components as necessary
Material and Labour for maintainance of Cooling tower for optimal performance including the following : - Check the condition of drive couplings, pulleys, and belts.Checking the blade status ,Checking the oil level, Checking the coupling,Checking the nozzle and diffuser,Checking the motor, Checking for leakages in the water inlet and outlet lines,Cleaning the drift eliminator Cleaning the fills Check for corrosion and wear and check the fan's alignment, balance, and security to shaft. Clean the Basin and Sump,Examine Drift Eliminators and Fill Material, Check fan system for for proper airflow and heat dissipation. Inspect the blades of fan for any damage or imbalance. Verify that the fan motor, coupling and gearbox are in good condition and properly aligned. Lubricate bearings and change gearbox oil as recommended by the manufacturer, Inspect the Water Distribution System and ensures even water flows over the fill material. Check for clogged or malfunctioning spray nozzles. Adjust or replace any faulty nozzles to maintain consistent water distribution and prevent dry spots which cause inefficient cooling, Clean and Inspect the Water Piping Examine the water piping system for leaks, corrosion, or blockages. Remove any scale or deposits that may have accumulated. Check valves, fittings, and couplings for proper operation and tightness. Repair or replace any damaged minor components as necessary complete all as specified and as directed by Engr- in- charge .
Material and Labour for maintainance of Dehumidifier for optimal performance including the following : - (a) desiccant rotor cleaning from accumulated dust and debris in following steps Remove the desiccant rotor from the dehumidifier ,Replacing the Desiccant Rotor and Drive Belt. Direct clean and dry 100 psi air into one side of the desiccant rotor while applying a vacuum to the opposite side of the rotor to catch dust and debris. . After cleaning the rotor, install the rotor in the dehumidifier , Refixing the Desiccant Rotor and Drive Belt. (b) Checking the Reactivation Filter (c) Checking the Process Filter .Repair or replace any damaged minor components as necessary complete all as specified and as directed by Engr- in- charge .
Material and labour for painting the steel surface after preperation of the surface , applying one coat of red oxide primer and two coats of synthetic enamal paint complete all as specified and as directed.
