Comprehensive maintenance, preventive/periodical, routine & corrective (break down) maintenance, servicing, cleaning, inpection and testing in and including repair/ replacement of defective components/parts/fitting/sensors as and when required of central A/C plant of capacity 3x 300 TR water cooled screw chillers (Models No-YRWCWDT3555C and Sr No-50610F81129603-01 Nos, 50610F81129604-01 Nos, 50610F81129605-01 Nos) through M/S YORK (OEM ) for following plant and equipments to micro processed unit control panel, helical rotary compressor, evaporator , electronical expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, soleniod, safety/metering sensor and equipments and automatic control valves etc. for under mentioed M/S YORK Make models. (a) water screw chiller models -YRWCWDT3555C & Sr No-50610F81129603- 01 X 300 TR (b) water screw chiller models YRWCWDT3555C & Sr No-50610F81129604- 01 X 300 TR (c) water screw chiller models YRWCWDT3555C & Sr No-50610F81129605- 01 X 300 TR

Note: Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) All periodical and preventive maintenance shall be carried out in presence of engineer of OEM (M/S YORK) . (d) Attend all break down as and when required. (e) The cost of spares/sensors and labour for any minor or major repairs of chiller plants as and when required for smooth reliable operation with high efficiency (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (f) The contractor is liable to maintain 21ºC temperature (± 2ºC) and 50 % relative humidity (± 5%) in the rooms. (g) The comprehensive maintanance of plant under this contract shall be done through Manufacturer i.e. M/s YORK or their authorized dealer. GE to ensure the same during executionof work & render certificate in this regard.

(h) The Contractor has to attend the unscheduled service calls as and when required for locating the faults and rectify the same within 24 hours. In case of any fault in the machineries of Central AC plant due to which the plant is put off more than 24 hours the following penalties shall be recovered from the contractor :- (i) Recovery of Rs. 5000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge. (j) The service Engineer from M/S YORK (OEM) will visit the A/C plant every month in contract period for inspection and serviceing of all four Chiller units and will submit inspection and seviceing report(duly signed by service engineer and JE E/M) to the Engineer-in-charge. (k) Necessary repair action of urgent nature should be taken immideately whether it is working hours or holidays if/as required and no additional charges will be payable. (l) Carry out de-scaling process of condensers coils, with suitable chemical on half yearly basis and rate for the same are deemed to be included in the unit rates of item as above. (m) Contractor should submit the copy of Invoice against payment paid to OEM against this contract during submission of RAR/Final bill to Engr-in-charge. (n) Topup or replace (if required), the refrigerant gas and compressor oil are to be done by contractor free of cost.

Preventive/periodical, routine & corrective (break down) maintenance, servicing of under mentioned associated equipments such as Air Handling Units(AHU,s), Cooling Towers, Chilled and Condense water circulating pumps & motors, Condensor and chiller water piping system with control valves, Air distribution system with FCU/Grills, LT panels of AHUs/Pumps/Chillers, including carrying out daily, weekly, monthly, quarterly and half yearly as scheduled in the Particular Specifications :-

(i) Cooling tower Make: PAHARPUR, induced draft type with fan and elect motor, starter, gearbox, PVC fins, base louvers and ladder etc complete of 370 TR capacity - 03 No (ii) Condensor and chiller water piping of all sizes including butterfly valve/sluice valves, non return valves, and other measuring and safety equipments and accessories complete. (iii) Chilled water circulating pumps and Squirrle cage induction Motors Make: ABB of 30 HP capacity - 03 Nos, 15HP-04 Nos,10HP-11 Nos,7.5 HP-02 Nos, 5HP-02 Nos. (iv) Condense water circulating pumps and Squirrle cage induction Motors Make: ABB of 50 HP capacity - 03 Nos (v) Air Handling Units Make: BLUESTAR with chilled water system, blower motor, pantry, cooling coil, spray and filter section dehumidification arrangement, modutrol motor, strip heater, Thermostat etc suitable for cooling in summer and heating in winter complete with elect panel etc - 22 Nos (vi) Electrically operated hot water generator of Capacity 2x300 KW complete with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-01 No.

(vii) Air distribution system including volume control dampers, smoke & fire dampers, air diffusers, canvas connector, control valves and sensors/mearsuring equipements etc. (viii) FCU, Supply and return air grills. (ix) LT panel cubical type floor mounted dust and vermin proof for each AC plant unit No. 1, 2, 3, etc complete - 03 Nos. (x) AHUs ON/OFF monitor panel - 1 No (xii) Dewatering pump sets. (xiii) Make up water pump set of 10 HP capacity - 02 Nos for cooling tower with PVC water storage tank of SINTEX Make- 10000 Ltrs capacity each - 02 Nos along with connecting pipes and accessories complete.

Note :- for item Ser No 1 &2 (i) All consumable items such as grease, cotton waste, gland packing, nuts, bolts and washers, insuation tap, M-seal, copper and aluminium lugs/thembles etc as required will provided by contractor and rate for the same is deemed to be included in the unit rate. (ii) Carry on the servicing, routine/periodical and preventive maintenance, as per schedule mention under particular specification. Non compliance maintenance schedule as mentioned above penalty @ 1000/- per day will be recovered from the contractor (iii) Upkeep the system, record of maintenance/service as per PS etc. of works. (iv) Carry out de-scaling process of AHU's, Cooling Towers, Chilled water and condense water piping, with suitable chemical on yearly basis and rate for the same are deemed to be included in the unit rates of item as above. (v) The contractor shall be responsible for handing over the entrie AC Plant in serviceable condition in the time of completion of works duly inspected by engineer (M/S YORK), contractor, Engr-in Charge and rep of Accepting officer jointly and inspection report of serviceabilty state of each and every parts of AC Plant to be submitted to accepting officer.

Supply and fixing in repair of 14700/16500 Cfm AHU Shaft bearing of as existing model as per site requirement complete all as specified and as directed. Make - MTM/SKS or equivalent as approved by GE.

Supply and fixing in repairs of bottom tray for fan and coil section made out of MS sheet 1.6mm (16 guage) duly painted with two coat of synthetic enamel paint (1st grade quality) over a coat of red oxide primer with 25mm thick thermocoal insulation covered with tarfelt all as specified and as directed for AHU's complete all as specified and as directed.

Supply and fixing in repairs of shock absorbing rubber pads at the bottom of the AHU unit for absorbing shocks and vibrations, heavy duty of size 150mmx150mm complete all as specified and as directed. (Note:- Unserviceable materials are contractors property)

Supply and fixing in repairs of Pre filter 10 micron of size 600mm x 600x 50mm made of out of GI wire mesh interspaced with two crimp layers and three flat layers flanged deep box type and efficiency 90% as per existing size and pattern for the all three AC Plant air handling unit complete all as specified and as directed. Make- Athlete or equivalent as approved by GE.

All as per srl item No 6.00 here-in-before but size 600mm x 300mm x 50mm.

Supply, assemble and errection of ducting, made up of GI Sheets of 1mm (20 guage) thickness as in Air Condition Ducting including fabrication for required size, patch work, fixing on walls, roofs or ceiling or in existing iron frame work including all accessories such as Corner, Cleat, Carriage bolt, Gasket, lap joint, welding, reverting and appropriate sealant on longitudinal joints etc. complete all as specified and as directed.

Material and Labour for 50mm thick fibre glass wool insulation in existing ducts of AC plants bonded with Aluminium foil, including wraping, pasting complete and cover the insulation one side with GI wire Mess netting after cleaning the duct surface (to be insulated ) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt, dust, grease and other foreign materials, taking special care so that all duct joints are sealed against any leakage including taking down old unserviceable glass wool insulation from existing duct complete all as specified and as directed.

Material and Labour for frame work with angle iron for frame support, with fabrication, welding joining including cutting tops to shape as directed, drilling holes, notching for wire, etc.; flat iron fillets (for securing wire mesh etc.) including all necessary drilling, bolting or riveting, etc., and similar work conforming to Fe-290 Gde E-165 complete all as specified and as directed.

Supply and fixing in repairs DOL starters for motors upto 7.5 HP capacity with suitable rating relay, suitable for mounting on existing LT Panels of AC plants and connections with suitable size single core copper conductor wire complete all as specified and as directed.

Supply and fixing in repairs DOL starters for motors upto 10-15 HP capacity with suitable rating relay, suitable for mounting on existing LT Panels of AC plants and connections with suitable size single core copper conductor wire complete all as specified and as directed.

M&L for duct insulation with resin bonded fibre glass wool roll of density 24 kg/Cum, with factory laminated aluminium vapour barrier, thickness of insulation 40mm and including the following:- (a) M&L for cleaning the duct surface (to be insulated ) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt, dust, grease and other foreign materials, taking special care so that all duct joints are sealed against any leakage.
