REPAIR/MAINTENANCE OF CENTRAL AC, PACKAGE TYPE PLANTS AND HOT WATER GENERATORS OF DIFFERENT CAPACITIES IN TECH AREA AFS GWALIOR

M&L for de-scaling and cleaning of condenser, condensor pipe, water circulating pipe lines, valves, condenser coil (heat exchanger) to cooling tower, and cooling tower by circulating concentrated de-scaling solution (scale balaster-copper friendly chemical and neutralizer) mixed with water in suitable proportion till the deposits/scale is removed to maintain required pressure, the chemical should be circulated through pump, cleaning the condenser and connected pipe and components of compressor by suitable size of drill rod fixing wire brush including dismantling and connecting all dismantled components in proper position after servicing/ overhauling/ greasing/cleaning and replacement of packing gasket 3mm thick, nuts, bolts with washer, testing of water line for leakage, complete all as specified and directed by Engineer-in-Charge for the following AC plants :-

Carrying out periodical checking & preventive maintenance of Central AC plants with Water / Air cooled micoprocessor based scroll compressor, chilled water system type installed in Tech Area of Capacity mentioned below by attending quarterly for checking/rectifying defects through Authorised / experienced rep as approved by GE as required alongwith all tools, brazing tools and materials, all type of nuts, check nuts, washers, teflon tap, leakage cheking kit, electrical testing tools etc to make plant serviceable/functional including setting of in/out temperature of microprocessor control panel complete all as specified and directed for following plants:- The work per unit includes:- (i) General visit to be done by authorised rep as directed by Engr-in-Charge to carry out soundness of plant during contract period. (ii) Checking of proper functioning of Central AC Plant and its all parameters as specified if any error found re-setting as per design condition (iii) checking and repairing of control wiring. (iv) Checking and setting of water flow switch, HP and LP cut out switch. (v) Checking of refrigerent gas pressure and oil level in compressor, and gas charging if required (vi)refrigerent gas shall be issued by department and transportation from AGE EM Yard to Site shall be provided by contractor at his own cost. (vii) Checking and Functioning of chiller and condenser with design parameters. (viii) Checking and Functioning of compressors. (ix) All other functioning of control parameters of AC plants required for achieving design parameters of conditioned space.

(Plant Make : Blue Star) Notes :- (a) No extra cost will be paid to the contractor for T&P and trades man required for taking down the unserviceable material from plants for replacement incl cleaning of AC plant greasing, replacement of minor parts repairs/replacing etc, the cost of same is deemed to be included in the rate quoted. (b) The replacement of defective/non-functional parts shall be measured and paid for seperatly under appropriate items of schedule A as supply only.

M&L for Attending Breakdown complaint of central AC plant of any capacity upto cumulative plant capacity 100 TR with necessary tools & plants, skilled technician/labour complete checking & diagnose faults/defect and make the plant functional within 48 hours of receipt of complaint all as directed. Note:- (a) Replacement of any unserviceable/defective spares shall be measured and paid under relevent item of this schedule here-in-after as supply and fix, any necessary labur charge for the same is deemed to be included in the rate quoted. (b) The Contractor shall maintain register of record for complaint received and action taken all as directed by Engr-in-Charge. (c ) Penal recovery of Rs. 10000 per day will be levied if the plant is not made functional within 48 hrs.

All as per item No 3.00 here-in-before but cumulative plant capacity above 100 TR.

M&L in replacement for Cross arms, bracings, supports, clamps and back plates, any type of work fabricated from structural steel sections including nuts, bolts, washers, welding, bending cold or hot, drilling holes for bolts, in any shape or size as indicated or directed and inclusive of one primer coat, one under coat and one finishing coat of synthetic enamel paint complete all as specified and directed.

M&L for cleaning of surrounding area of plant by cutting hedges, grass, surface dressing n exc 15 cm deep complete all as specified and directed.

M&L in replacement for making of board of GI box of size approx 120cm x 90cm x 10cm including opening arrangement with transparent fibre sheet on front side and including writing details of plant / diagram , fixing of light inside the board, complete as per sample and directed.

M&L in replacement of GI Plates of size 2ft x 1.5ft , 3 mm thick and including painting , writing details of plants like SM / MES No , Capacity, etc complete all as specified and directed.

M&L in replacement for earthing complete with galvanized steel earth plate electrode 600mm X 600mm X 6mm buried directly in ground vertically to a depth not less than 2.25 meter below normal ground level (with top edge of earth plate not less than 1.5 meter below ground level) connected to GI strip 32mm x 6mm main earthing lead by means of galvanized bolts, nuts and washers all as shown in electrical plate no 3 of MES Schedule Part-I, earth lead connected to earth test point & to main switch board etc with & including adequate quantity of charcoal dust and common salt around earth plate, PCC 1:3:6 type C-1 using 20mm graded stone aggregate for earth pit , 40mm thick cover reinforced with 8mm dia TMT bars both way with 12mm dia round bar handle, GI medium grade watering pipe 20 mm dia with funnel and wire mesh,etc complete all as specified and directed. Note:- The cost of earth lead upto and including 7.5 metre only from the top of earth electrode are deemed to be included under this item and additional earth lead, if any required shall be measured and paid for seprately under appropriate item of Sch A.

M&L in replacement of Galvanised iron strip 32 x 6mm buried in ground/on surface fixing with providing insulators complete all as specified and as directed.

Supply and fixing in replacement including testing of thermostatic expansion valve as per existing suitable for plant cpacity of folllowing Central AC plant and other works as reqiured including welding, etc. complete all as specifed and directed.

S&F in replacement butterfly vlave of 80 mm dia PN-10 suitable for AC plant as per sample including testing all as specified and directed.

S&F in replacement strainer of 200mm dia for suction of water in cooling tower as per sample all as specified and directed.

S&F in replacement Angle valve of size as per sample complete all as specified and directed.

S&F in replacement insulation (K-flex), 12mm thick with Aluminium foil wrapping over MS pipes of 150/80mm dia complete all as specified and directed.

S&F in repair of water temprature sensor (LWT / EWT) alongwith 5 mtr wire as per sample suitable for AC plant all as specified and directed by Engr-in-Charge.

Supply and fix in repair of anti-freeze thermostate as per sample suitable for AC plant all as specified and directed by Engr-in-Charge.

Supply and fixing in replacement rotational moulded polyethylene Three layer water storage tanks (cylinderial vertical with closed top) of Capacity 5000 ltrs. and 25 mm bore size float valve, hoisted and fixed in position including connection of water supply line and testing complete all as specified and directed.

Supplying and fixing in replacement new hermetically sealed scroll compressor of 13 TR, 3 phase, 440 volt , Make : Danfoss, Model No - SZ-185S4RC complete with oil suitable for 407/410 a Non CFC refrigerant gas etc including disconnecting and reconnecting with inlet and outlet refrigerant copper pipe with brazing/ soldering as required to make leak proof connection all as specified and directed. Note : Referigerant Gas will be supplied by Department as Sch B, transportation for gas from AGE E/M yard to site is to be provided by the contractor.

Supplying and fixing in replacement new hermitically sealed scroll compressor 19 TR 3 phase 440 volt , Make : Danfoss, Model No - SY-300A4PBE complete with oil suitable for 407/410 a Non CFC refrigerant gas etc including disconnecting and reconnecting with inlet and outlet refrigerant copper pipe with brazing/ soldering as required to make leak proof connection all as specified and directed. Note : Referigerant Gas will be supplied by Department as Sch B, transportation for gas from AGE E/M yard to site is to be provided by the contractor.

M&L for necessary tools/ plants for finding leakage in condenser piping system, and clearing choking of condensor and rectifiying defects including welding/brazing as necessary by arranging N2 gas for checking leakage and oxygen gas for welding etc all as directed and testing for satisfactory operation of plant including refilling of refrigerant gas by the contractor complete all as specified and directed. Note : Referigerant Gas will be supplied by Department as Sch B, transportation for gas from AGE E/M yard to site is to be provided by the contractor.

S&F in replacement heating element of 3 KW capacity for hot water generator as per sample complete all as specified and directed.
