REPAIR/MAINTENANCE OF CENTRAL AC PLANT AT MSL 1, 2, 3 AND 4 AT MIL STN KANASAR UNDER GE (N) BIKANER

M&L for Comprehensive preventive & periodical maintenance of Air Conditioning Plant, comprising of chiller unit complete, AHU/humidifiers,cooling towers etc of capacity 3 X 100 TR of make - Voltas & Model - EGWF XR 1001ML installed at MSL shed No 3 & 4 including servicing of AC Plant by authorized company representative (Voltas Company Ltd) to check and inspect all air release valves, Gas pipe line, gauges, valves connected to the system cleaning and setting of sensors, checking of control panels, checking of cooling and heating system, greasing to all moving parts including all minor spare parts for smooth and efficient functioning complete inspection of all type of filters for smooth & trouble free functioning of AC Plant complete all as specified and as directed.

M&L for Comprehensive preventive & periodical maintenance of Air Conditioning Plant, comprising of chiller unit complete, AHU/humidifiers,cooling towers etc of capacity 3 X 100 TR of make - Carrier & Model - 30HXY100A installed at MSL shed No 1 & 2 including servicing of AC Plant by authorized company representative (Carrier Company Ltd) to check and inspect all air release valves, Gas pipe line, gauges, valves connected to the system cleaning and setting of sensors, checking of control panels, checking of cooling and heating system, greasing to all moving parts including all minor spare parts for smooth and efficient functioning complete inspection of all type of filters for smooth & trouble free functioning of AC Plant complete all as specified and as directed.

(vii) During entire contract period any defective minor components/or any other minor materials which is not specified in Sch 'A' but required repair/replacement to make plant/ machinery fully functional, the cost of same shall be deemed included in quoted rates and nothing extra shall be paid to the contractor on this account. (viii) The transportation and other necessary equipments shall be arranged/brought by the contractor, hence the bidder is advised to visit the site and assess the quantum of the work to be carried out in the contract and quote their rate accordingly. (ix) Repair of any water pipe line of any type (MS, GI, PVC or as per site) including drilling, cutting, bending & welding in required shape including nuts, bolts, washers, rubber gasket complete all as specified and as directed. (x) Make and model of part to be replaced shall be same as existing at site. (xi) Comprehensive /Periodic maintenance means ensuring optimal functioning of AC plant by synchronising all levels at no extra cost. (xii) All installations & surrounding area shall be kept neat and clean all the time by the contractor’s workmen and quoted rate shall deemed to include this provision. (xiii) Regular inspection and servicing of all EM assets/installation comprising with Plant, with Techanically qualified/experience person (manpower is available for 24 hrs for regularly/emergency) for rectify the issues on immediate basis. (xiv) Taking down/dismantling of defective induction/Sumbersible or (any types) motor of any capacity and make from the foundation, disconnecting the electric connection. coupling, pulley, with all connected items for cleaning, servicing, Minor/Major repair and refixing in the same position, making necessary electric connection and testing of induction/sumbersible/(any type) motor after rectification of issue complete all as specified and as directed by Engineer-in-Charge as per site requirment.

(xv) Taking down from foundation, base frame by disconnecting suction & delivery lines and coupling, opening including dismantling of centrifugal/Sumbersible/Monoblock or (any types) pump set of any make & any capacity for servicing/cleaning/Major or Minor Repair/replacement of worn out spare parts as per site requirment and re-assembling, installation in same location including testing after complete rectification all as specified and directed by Engr-in-Charge. (xvi) Replacement of Flexible tyre/star type coupling, AC operated contactor 3/4 pole upto 60 Amp rating, fan belts and angle valve 3/8 x 3/8 (two way) in replacement as per site complete, angle valve 3/8 x 1/4 (two way) in as per site requirment complete all as directed. Rates are inclusive in Quoated rate for items which is not in Sch A items as Supply/Material Only. (xvii) Repair/rectification of all type of complaints against Pumps/motors/NRV/Sluice Valve/Starter/chiller and condenser /any water supply pipe lines (Sunction/Delivery) like Motor not working/pump not working/leakage/blockage/no suction of pump etc,(any type) against day to day maintainence/services. Contractor shall be responsible for complete check and found exact issue, Complaint shall be rectified by the contractor within 4 hrs from the launch of complaint time through complaint slip/ teliphonically/messaging. If contractor fail to rectified the above said complaint in given time period then a penalty @ Rs 200/hr will be recovered agaist the each job/complaint. (xviii) M&L for cleaning & Checking for make proper serviceable of suction & delivery water supply pipe line, foot valve,sluice valve, NRV, instruements, starters, connected control cabling/wiring including electrical panels with switchgears complete as per direction of Engr-incharge. (xix) M&L for opening the gland cap from both side of centrifugal pumps/Any type and taking out the rusted gland dori completely and refilling the new gland dori with grease both side of pump and refixing the gland cap in same position as per requirment on site (as complaint given).

(xx) contractor shall provide all required tools at plant location till completion of CA period, 2 nos cylinders of refrigerant shall arrange by contractor at plant location for entire CA period with all necessary tools, (xxi) All above points mentioned in notes for the period of three months shall be considered as one Job. (xxii) Periodic maintenance shall take place at every three month or as per directed by GE/CWE. (xxiii) Each Job shall be measured and paid in three calendar months. installation in same location including testing after complete rectification all as specified and directed by Engr-in-Charge.

M&L for De-scaling (Machanical & Chemical) of condenser (Heat exchanger) of capacity 100 TR installed in central AC plant by cleaning choked pipe, water circulating lines including service valves, condenser (heat exchanger to cooling tower) circulating concentrated de-scaling solution (concentrated hydrochloric acid or any other suitable descaling chemical) mixed with water in suitable proportion till the complete deposited scale is removed or 24 hours whichever is later & ordered, circulating through pump, servicing of valve, cooling tower, water spray assembly, cleaning with suitable size of drill rod, wire brush including dismantling and connection all dismantled components in proper position after servicing / overhauling etc. replacement of packing gasket 3mm thick, necessary welding / filling and lathe work, nuts, bolts, with washers, testing of water lines for leakage. The condenser unit including civil work in both side of AC plant room wall and cutting of water pipe line and fixing valve / flange with dummy plate, cleaning of condenser pipe line for smooth functioning of other two unit complete and same for evaporators tubes all as specified and as directed by Engr-in-Charge. Mechanical descaling uses physical tools like brushes or water jets to remove deposits. Chemical descaling uses specialized acidic solutions to dissolve the scale, followed by neutralization and rinsing with water. (Note : AC Plant 1X100 TR (01 Nos unit for 100 TR) 01 No condenser & 01 No Evaporator descaling is considerd in one Job)

M&L for including the following works :- (a) Disconnection of defective compressor from base including removing the suction valve, discharge valve / liquid injection line, oil valve, refrigerant piping. (b) Defective compressor - loading / unloading from base to ground and lifting/ shifting/ loading of compressor in vehicle and transportation from site to authorised workshop for repair. (c) After repairing of compressor - collection of compressor, transport to original installed on site. (d) Fixing of compressor on base, fixing of suction valve, discharge valve, NRV, liquid line injection valve, vapor injection valve oil & refrigerant piping connection installation & testing complete all as specified and as directed. (e) Pressure testing, leakage testing in all system and rectification of leakage, if any. (f) Dismantling and removing of chiller & condenser, both side end, and MS pipe line and again taking the leak test of the chillers & condenser tubes after fixing the cork and repairing of leak tube through dead plug/replacing new as per requirment. (g) Taking the hydraulic test of the chiller and taking the leak test after replacing Copper tube all as directed and specified by Engineer-in-Charge. (h) Cleaning / flushing the chillers shell with CTC chemical, cleaning/flushing the condenser shell with CTC chemical, flushing the system of suction, discharge, liquid line, oil separator tank, NRV by using nitrogen and CTC chemical. (j) Vaccumising / dehydration of the system upto 10 days/as per site requirment with cold trap/ice/salt complete (as per manufacuturer recommendations). (k) Pressure testing in the system, taking/ rectifying the leaks and holding the pressure including of nitrogen gas cylinder, vaccumising the system and holding of 24 Hrs, break the vaccum with R-134 and revaccum the system. leakage rectification for one unit is applicable for minimum 9 months if facing issue of leakage again within this time frame same will be rectify by contractor on withself without any cost.

(l) Servicing of electrical panel, compressor, contactor, checked and set right, control wiring/inter locking, safety controls complete. (m) Filling the refrigerant gas with R134a upto suitable pressure and testing the chiller to the entire satisfaction of GE. Note :- Refrigerant gas R134a , copper tubing ,Compressor oil & compressor winding whatever required shall be measured and paid for separately under respective item of Sch'A'.

M&L for rewinding of 100 TR screw compressor motor with super quality copper conductor of suitable size, replacing all type of bearings, seals, bushes shafts from authorised service station complete including after repair transportation from workshop to its original location, refixing and testing, complete all as specified and as directed by Engr-in-Charge.

Material only of very efficient copper tubing of length 10.5 feet,16 mm dia having pressure bearing capacity 80kg/cm2, ASTM B280 standard or AS1571 Standard complete all as specified and directed of 80 TR Cooling capacity complete all as specified and directed.
