Monthly Comprehensive (Annual Maintenance contract) of DX type Precision Type Air conditioners by deploying respective Original Equipment Manufacturer (OEM) experienced Engineer / Technical staff for following equipement i. e. 3 Nos X 20 TR capacity DX type Precision Air conditioners working 24 x7 round the clock at AVC building DATA center, including electrical connections to inspect the operation of Air conditioning units by the representative of OEM (Original Equipment Manufacturer) and carrying out preventive maintenance as per standard practice/ as per OEM recommended Repairs to defective component / Equipment, detection of Leak & rectifying the same, charging / topping up of the Refrigerant Gas complete all as specified and directed. (Note : Compressors, PCBs,Sensors, Rewinding of Motors, Refrigerant Gas will be measured & paid separately under relavent Item of this Schedule) Make: EMERSION

Scope of work for Item No. 1 & 2: (i) The AMC includes repairs to indoor accessories & outdoor accessories PCB's, Sensors as and when required basis OR as per site requirement so that AC's will work satisfactorily to maintain the required temparature as per user requirement.

(ii) Checking the functioning of compressor and its accessories if unserviceable replace them immediately.

(iii) Attending to any number of breakdown calls during normal working hours including on all working days

(iv)Routine inspection and general checking of units

(v) Providing of four quarterly preventive service evenly spaced or as per site or users requirements / as per direction of Engineer-in-Charge during the AMC period

(vi) Repair of electrical or mechanical running part found defective due to normal wear and tear only.

(vii) Periodical report shall be submitted to department on each visit of the OEM at site

(viii) Checking the refrigerantion system,motors,starters and ensuring healthy condition of Air cnditioning system

(ix) Taking set of readings and reporting the healthiness of AC Units & sugest improvements if any

(x) Lubricating the bearings of motors,fans when found necessary.

(xi) The complaint lodged by the concern AC Operator / JE E/M on Telephone / SMS / Whatsup, the contractor should provide necessary Mobile noumber to department

(xii) The Air Conditioning units shall be in good working condition for 24 Hours, throughout the contract agreement period i.e 11 months

(xiii) All Tools & Plant required for repair and maintenance are deemed to be included in the unit rates quoted.

(xiv) Quoted rate shall be deemed to be include for supply of all minor consumable viz grease, lubricant, cotton waste, thimbles, cable pieces, cable lugs, mild steel bolts, nuts, washers, emery papers and other sundry items etc., taking down the burnt/damaged parts going to be replaced, inclusive of cleaning, greasing, oiling, fixing, making connections, testing, commissioning etc.

(xv) The replacement of spares/parts will be measured and paid for separately under relavent items of BOQ. Labour elements for fixing of spares/parts mentioned in this Schedule/BOQ as 'Supply Only' shall be deemed to include in the unit rate quoted.

(xvi) Contractor/ OEM has deemed to have visited the site and known to have complete knowledge / information about Air Conditioning units and all other relevant factors as existed at site before quoting the tender.

(xvii) Any loss due to negligence, faulty Mechanism / operation shall be made good by contractor without any extra cost to the department.

NOTES FOR SERIAL ITEM Nos. 1 & 2: (a) Comprehensive maintenance of above make VRF / VRV type Air Conditioners installed at RCI Technical to be carried out by an authorised service engineer from OEM whenever called by GE / Engineer-in-charge / JE during break down and compulsorily once in a month. (b) The inspection, servicing, Repair & Maintenance shall be carried out by OEM service Engineer / Technicians only. (c) The contractor shall submit the license/ Agreement obtained form the service provider of OEM. (d) The contractor has to submit necessary AMC documents to Engr-in-charge with in 15 days of Acceptance of Tender.

The rates quoted shall also include for NOT attending breakdowns in precision type Air conditioners and VRF/VRV type Air conditioners if such breakdown are not attended in time. The following compensation shall be leived from the contractor dues:- (a) Attedning breakdown with in 24 hours - Rs. Nil (b) Attending breakdown within 2 to 5 days - Rs.5000.00 per breakdown (c) Attending breakdown after 7 days - Rs.6000.00 per breakdown
