Comprehensive maintenance of lifts including supply of all consumable lubricants and repair or replacement of passenger lifts all components (spare parts) which may occcur due to wear and tear as specified in notes here-in-after and all as specified in Para -16 of Section-5 of Part-8 of NBC - 2016 for group of following electrically operated automatic passengers / goods lift (as specfied here-in-after) and daily / routine / periodical maintenance as per direction of OEMs including cleaning and daily maintenance of records & documents all as specified here-in-after:- Lift operated from ground to 10th floor, automatic closing door type , 8 passenger lift Make of Lift :- KONE (G+10) JCO / OR MAP :- No of Lift - 04 & (G+6) JCO / OR MAP No of Lift - 01

Notes for items no 1 :- (a) The contractor shall submit the Memorandum of Understanding (MoU) on stamp paper duly notarized wirh original Equipment Manufacturer (OEM) as applicable as per specification to the effect that maintenance shall be carried out under the overall supervision and direction / instruction of OEM within 15 days of acceptance of tender, failing which the contract will be liable to be cancelled under condition 54 of I.A.F.W-2249. (b) The contractor shall provide high skilled mechanic / operator during currency of contract period, if required. The cost of the same shall deemed to be included in above quoted rates. (c) In case new mechanic / operator joins during currency of contract period, the OEM or their accredited / authorised agencies shall train new mechanic. (d) For any break of terms and conditions of the MoU by contractor the OEM shall inform to GE. (e) Comprehensive maintenance include day to day routine / periodical maintenance with replacement of defective equipments / parts as specified and shall deem to be included in above quoted rates. (f) Contractor shall rectify the fault within 24 hours as per direction of AGE E/M of his rep within design limit as specified in SP otherwise recovery shall be affected as specified here-in-after. (g) Make and model of part to be replaced shall be as existing at site or as per OEM recommendation. (h) The cost of transportation and other necessary equipments shall be arranged / brought by contractor in this effect. (j) The replacement cost of major components such as control panel, VVVF Driver, ARD,Car door, car door operating system and batteries will be measured and paid separately under appropriate item of BOQ and shall not be considered inclusive in unit quoted rate. Repairs/replacement of all others spare parts require to maintain serviceability and safety of lift shall be deemed inclusive in above quoted rate.. (k) All items required to be replaced / renewed during comprehensive maintenance period shall be supplied by OEM and quoted rate shall be deemed to be inclusive of these items except car enclosure, hoist was enclosure, car and landing door, surrounds, frames and sill, all finishes landing door, wall panel, cabin handrails, mirror, glass sides and hoist way, special display and lift shaft lighting, replacement of batteries, light bulbs in the shaft and machine room, treatment of surfaces of component as e.g. painting and replacements of decorative elements, cleaning of building. (l) Servicing of lifts will be done as per periodic maintenance schedule and as Appx A,B,C & D (fortnightly, monthly, quarterly and yearly) and as frequently as the company deems necessary based on the nature and condition of the elevator. The lift should be maintained in safe and proper working condition.

Supply and fixing maintenance free batteries 7 to 12 AH, 12 Volt for Automatic Rescue Device (ARD) suitable for 8 to 13 passengers lift complete all as directed and as specified icluding taking down unserviceable one. Make : Exide, Amron or equivalent

Supply and fixing Variable Voltage and Variable frequency (VVVF) drive of capacity 7.5 /15 KW, suitable for 415 Volts AC 50 Hz for operation of VVVF system including taking out old unserviceable drive, Make -As per existing at site or as per OEM recommendation

Supply, install, testing and commissioning Automatic Rescue Device (ERD 20) control complete unit with all accessories including maintenance free batteries (EBD Mono 12 V 12AH) 08 Nos suitable for 13 passengers lift complete all as specified and as directed including taking down unserviceable one, Make : As per existing at site or as per OEM recommendation

Supply and fixing in repair car operating panel consists of microstroke luminous push button for all floors, door open, door close, fan, light, emergency light, alarm, stop and auto attendence key, emergency light, 9 segment floor position indicator for G+9 / G+10 automatic lift with SS front facia matching the existing floor cutout after dismantling the existing unit complete all as directed and as specified. Make : As per existing at site or as per OEM recommendation

Supply and fixing in repair of landing operating panel with floors consists of segment floor position indicator and actuating elements for automatic lift with SS front facia matching the existing floor cutout after dismantling the existing unit complete all as specified and as directed Make : As per existing at site or as per OEM recommendation

Supply and fixing car operating panel for G+5, automatic lift with acuality push button, door open, door close button, digital floor indicator & direction indicator suitable for 24, DC opeation after dismantling the existing unit complete all as directed and as specified. Make : As per existing at site or as per OEM recommendation

Supply and fixing of Landing operating panel with Up Down actuality push button, direction indicator suitable for 24V, DC after dismantling the existing unit complete all as specified and as directed Make : As per existing at site or as per OEM recommendation
