Manning and operation at booster pump house, Borewells02 Nos, UG Sump and RO Plant 03 Nos (Direct boosting water/RO water to Bldgs) by following staff. (1) One FGM in Two Shifts (0600hrs to 1400hrs and 1400hrs to 2200hrs). (Including Sundays and holidays) as follows:- (a) 1st Shift 0600 hrs to 1400 hrs (b) 2nd Shift 1400 hrs to 2200 hrs (i) Manning and Operation of RO Plant, Borewells, UG Sump by FGM such as regular cleaning and its surroundings, inspection of all movable partsof motors pumps Chlorination plant and RO plants, and attending any faults of plants/machineries at site assigned by concerned JE/ Engineer In Charge concerned time to time. Note : (a) The FGM must have two years certificate course in relevent trade from any AICTE approved institution 3 years practical expereience in similar job. (b) The duty operator will also responsible of the following :- (i) Booster Pump Set - 02 Nos (ii) Cholorination Plant - 03 Nos of decrine or liquid chlorine of calcium hypo choloride dozing by proper maintaining free chlorine should have in 0.2 PPM to 0.4 PPM . (iii) Manning and operation of RO Plant of capacity 1000 Ltr Per Hour 02 Nos working and 01 No Standby round the clock and boosting it two times daily as per time given by JE/AGE concern including checking serviceability of all parts time to time and intimate to JE/AGE in case of any faults/unserviceability. (iv) Water to be boosting direct to buiding and valves controlling as per timing as circulated by Engr-in-Charge . (v) Proper maintenance and cleaning in and out side area of pump houses/RO Plant /Borewell regularly as a presentable manner. (vi) A printed and properly binded regular attendance/log sheet must be maintained in respect of duty FGM by the contractor supervisors and produced to Engineer in Charge on demand. (vii) In case of non availability/absence of above FGM recovery will be effected double the minimum fair wages applicable for the relevant category or double the quoted rate whichever is higher. Complete all as specified and directed by Engineer In Charge.

Comprehensive maint/repair and fault rectification to HT/LT over head lines/underground cables, 500 KVA Transformer, Two pole structore, LT/HT Panels . Capacitor Bank, APFC panel and DG set of capacity 200 KVA by skilled electricians in handling of HT 11 KV/LT 440 Volts control distribution system all as specified and as directed by Engr-in-Charge for the following timing:- (1) One electrician in three shift (Including sunday and gazatted holiday) from 0600hrs to 1400 hrs, 1400 hrs to 2200hrs and 2200 hrs to 0600 hrs and One Helper in three shift (indlucing sunday and holidays) from 0600hrs to 1400 hrs and 1400 hrs to 2200 hrsand 2200hrs to 0600 hrs. Note:- (i) The duty electrician must have two years certificate course in relevent trade from any AICTE approved institution 3 years practical expereience in similar job and helper must be HSLC Pass from any govt recognised board in India with 2 years practical experience. (ii) A Printed and properly binded regular attendance/log sheet must be maintained in respect of duty electrician and helper by the contractor supervisors and produced to Engineer-in-Charge on demand. (iii) In case of non-availability/absence of above electrician/helpers recovery will be affected double the minimum fair wages applicable for the relevant category or double the quoted rate whichever is higher. (iv) The duty electrician/helper having suitable electrician kit for safety as well as recifiication of HT/LT faults. (v) The contractor shall also be responsible for cleaning and maintainng surroundings area inside and outside of all Sub Stns, feeder pillers and control units. Complete all as specified and directed by Engineer In Charge.

Manning and operation of passenger lifts of capacity 08 passengers lift AC variable voltage control system suitable for operation with attendant to serve ground floor plus 4 (G+4) with rated speed of 1 Mtr/Sec including power operated doors, automatic electric levelling and ARD installed at Single Officers Quarters (One lift operator in three shifts of 08 hours duration). (Lift Manufacturer Name :- Thyson). Number of shift 03 and shift timing is 0600 hours to 1400 hours and 1400 hours to 2200 hours , 2200 hrs to 0600 hrs (round the clock ). Note :- (i) The staff employed by the Contractor will be responsible for manning operation, preventive & periodical maintenance of all equipments and system including attending to any type of fault occured during operation and their immediate rectification for smooth functioning. Any difficulty arises during operation of lift the same to be intimated to JE/ Engineer-In-Charge concern. (ii) A printed & properly binded regular attendance/log sheet must be maintained in respect of duty person by the contractor's supervisors and produced to Engineer-In- Charge on demand. (iii) In case of non availability/absence of lift Operator a sum of Rs. 1500/- per shift will be recovered for the relevant category or double the quoted rate whichever is higher. (iv) Contractor shall also be held responsible to keep clean the car lift machine room and surrounding area regularly complete all as specified and directed by Engineer-In-Charge

Comprehensive, preventive and periodical maintenance of 01 No. electrically operated ThyssenKrupp Elevator (INDIA) make passenger lifts of capacity 544 Kgs carrying 08 passengers suitable for serving G+4 floors (total 4 landings) with electric power operated doors, auto electric leveling device complete with ARD facility installed at G+4 block at 56 ASP AF Stn Faridabad to be maintained as described here-in after in reliable, safe and efficient operating condition by regularly examine lubricating and adjust the mechanical and electrical driving equipment governor, sleeve shaft assembly bearing / contacts & governor jaws, car & hall mechanical buttons, car & hall position indicators, car direction indicators and all other car and landing signal fixtures, deflectors, car and counter weight guide rails and buffers, equipment and carry out planned maintenance in a systematic and controlled manner using techniques and expertise consultancy including replacement of minor spares parts such as wire, lug, lubricant, landing wheel, nut and bolts, welding, rubber bushes, etc complete all as specified and directed by Engineer-in-Charge and as detailed in Ser No 4.01 to 4.14 hereunder:-

The contractor shall have to replace the unserviceable materials with OEM materials only. Contractor is responsible for renewal of Insurance. Load Testing for Lifts to be carried once in a year through chartered Engineer and necessary test report shall be submitted. The entire work mentioned in this Sch 'A' including comprehensive, preventive and periodical maintenance of lift/elevators shall be executed through OEM i.e. M/S ThyssenKrupp Elevator (INDIA) only or through the authorized service representative of the company (subject to production of valid authorization document) The contractor shall submit MOU with OEM in this regard.

The comprehensive maintenance include weekly, fortnightly, monthly, quarterly, half yearly, inspection/testing/ preventive maintenance replacement of un serviceable parts/material including labour, transportation. Cost.

Contractor shall rectify the defects within 24 hours after receipt of complaints, otherwise the complaint will be rectified by other agency and the expenditure incurred will be recovered from the contractors dues. The penalty for not attending the complaints shall be recovered at Rs. 2000/- per day till the proper functioning of lift in addition to the recovery of rectification cost through other agency as mentioned above.

Old material will be deposited to AGE E/M Store yard at Faridabad by the contractor.

The Schedule 'A' consists of comprehensive maintenance of M/S ThyssenKrupp Elevator (INDIA)Ltd. lifts at G+4 Block 56ASP AF Stn Faridabad. All as specified in this item duly amplified in special condition, Particular Specification, SSR Part-I (2009) & directed by Engr-in-Charge. The tenderer shall have to submit the copy of MOU with M/s ThyssenKrupp Elevator (INDIA) or their authorized services representative to carry out the comprehensive maintenance.

The cost of labour required for replacement of spares/accessories, shall be deemed to be included in the quoted rates.

Lift mechanic engaged in the work shall be qualified with at least two years certificate course in the trade from any AICTE approved institution directly engaged by the OEM or their authorized service representative having minimum three years practical experience in the field. Contractor has to give a copy of qualification, serving certificate of mechanic with the OEM/authorized servicing agent alongwith document in proof of experience.

Contractors shall carryout, monthly quarterly, half yearly inspection duly accompanied with authorized representative of the OEM and submit the same to Engineer-in-charge without fail.

The contractor shall ensure proper functioning of safety devices

Contractor shall provide the Mobile Number and e-mail IDs for regular communication

The following repairs are deemed to be included in the rates quoted by the contractor under comprehensive maintenance. Contractor has to submit the original purchase voucher and test certificate of ThyssenKrupp Elevator (INDIA). A responsibility certificate (Indicating caring out the works catered under the contract through OEM or their authorize service representative and by utilizing material manufactured and supplied by OEM and also indicating guarantee of twenty four calendar months from the certified date of completion of the contract and undertaking to carry out rectification of any defects noticed during the defects liability period without any extra cost to the department) after completion of the contract. A similar responsibility certificate shall be obtained from the OEM and produced by the contractor to the Engineer-in-Charge. However the department will not hold any responsibility regarding the financial understanding between the contractor and the OEM during this guarantee period. A security deposit amounting to 2% of the completion cost of this composite item shall be retained from the final bill towards guarantee money which will be released after expiry of defects liability period. On production of No claim No demand certificate on IAFA-451. Alternately the contractor may furnish a FDR/TDR of equal value from any scheduled bank for equal period. (a) CAR CABIN (i Repairs/replacement of acrylic roof cover and cabin fan. (ii) Contractor is responsible for maintaining the car cabin neat and clean. Necessary cleaning to car cabin shall be done by the contractor on daily basis. However cost of these action as mentioned in this para is excluded from the scope of this item and shall be considered against item No 3.00

(b) CONTROLLER (i) Checking fuses of controller and mains, replace if any found defective. (ii) Checking the condition of brake oil and replacement if required. (iii) Checking flexible leads to relays to make them serviceable & replacement if required. (c) AC MOTOR (i) Lubricate bearings with suitable lubricants. (ii) Clean ventilation passages on weekly basis. (iii) Carry out the insulation test and continuity test of motor on quarterly basis and make them in serviceable condition. (iv) Checking the alignment of motor shaft and realignment of shaft as and when such requirement arises.

(d) GOVERNOR (i) Lubricate bearing on weekly basis with suitable lubricants. (ii) Checking that levers working smoothly incl needful repair/replacement as required. (iii)Checking that electrical contact opens before rope get locked incl needful repair/replacement as required. (e) ROPES (I) Checking the condition of hoist and governor ropes (ii) Lubricate rope on weekly basis. (iii) Checking the dia of rope and record in maintenance book on quarterly basis for its proper functioning. (iv) If the condition of the rope warrants replacement the cost of labour and sundry accessories for replacement shall be borne by the contractor. However the rope for replacement shall be provided by the department free of cost. (f) HOIST WAY (I) Lubricate guides and guide shoes on weekly basis with suitable lubricants. (ii) Checking that the buffers are in proper position, measure and record counter weight buffer clearance with the car at the top (iii) Checking the rope fastening at the car and counter weight incl replacement when required. (iv)Checking the guide clamps and adjustment as necessary. (v) Checking the upper and lower limit switches for proper connection after physical inspection get the lift to travel by holding from the controller and see that the switches operate properly. (vi) Checking the condition of travelling cables and termination at junction boxes.

(g) MACHINE ROOM (i) Checking and adjusting of overload relay and phase failure relay (ii) Checking power wiring termination in switch motor controller and power switching relays (iii) Checking the lubrication of all equipment on weekly basis (iv) Cleaning the machine room on daily basis (v) Cleaning the relay contacts, replacement of contact as required. (h) GEAR BOX (i) Inspect for stray noises . (ii) Checking axial play of work shaft . (iii) Lubricate bearing and top up oil in gear box when its required. (j) BRAKES (I) Cleaning of oil surface and trace source of oil leakage and arrest the leakage problem. (ii) Adjust clearance between shoes and drum on monthly basis

(k) RETIRING CAR AND LOCKS (i) Checking operation of car and lock from the top at each landing checking that retiring car solenoid is not getting overheated and that the movement of car is smooth. (ii) Checking that all locks are functioning properly, mechanically and electrically after opening the covers, checking all set screws and springs and replace if necessary. The lever should lock the brake properly. (iii) Checking that the retiring car does not touch the lock roller at the landing which is being passed . (iv) Checking the door closer safely, clean and adjust if necessary . (v) Checking the car gear switch operates properly . (vi) Lubricate top track and door motor and linkage. (vii) Checking the landing door and can be operated by emergency keys . (viii) Repair/replacement of retiring car solenoid locks doors closer safety switch as and when required.

(l) GENERAL (I) Checking the car frame for bends or cracks and correct if required. (ii) Checking and carry out insulation resistance test half yearly basis for the following :- (a) All power circuit cables and incoming cables. (b ) Switch and feed controller (c) Between different power relays. (d) Power card in the traveling cables (e) Motor (iii) Checking operation of the car over speed safety gear by moving the levers manually landing so that the safety locks up properly. (iv) Checking that sheaves are tight on the shaft also checking with hammer sounding for cracks, check sheave bearing clean and re-lubricate. Adjust for proper axial play. (v) Unload car (s) checking the worn gear lash and adjust by removal of sheaves as required. (vi) Checking of motor bearing, clean and lubricate (vii) Checking that the gear coupling belts are tight (viii) Checking the oil seals of gear box and fill fresh oil if required. (ix) Contractor is responsible for maintenance of lift well/pit /shaft/machine room in dry and clean condition at all time. Any entry of water needs to be pumped immediately and rates quoted is inclusive of necessary pumping arrangement. A pump should be kept in store at all time to meet the emergency requirement. No extra payment admissible on this account. In the event of any failure in this regard penal recovery @ Rs 10000/- shall be recovered as penalty per failure due to above reason (x) Remove brake shoes clean and refit or replace brake linings inspect pins springs clean and reassemble. Checking that brake drum is not scored or worn unevenly.

Any major breakdown of the lift is out of scope of this item. However if it is found that the major breakdown has occurred due to any negligence/mishandling/wrong maintenance on the part of the contractor’s workmen, the total expenditure towards rectification shall be borne by the contractor. Decision of GE in this regard shall be final, conclusive and binding

Though the contractor is required to produce MOU with OEM for executing the complete work under this item, the department shall not hold any responsibility on the financial part of the MOU. The department will also not be held responsible for the terms and conditions settled between the contractor and OEM except that all contractual requirements shall be fulfilled by the contractor, even if not covered under the MOU. Any difference of opinion/dispute between the contractor and the OEM shall be settled between the parties without any reference to the department and without hampering the performance under this contract.

The contractor shall provide a pucca bound register to the Engineer-in-Charge for recording date wise detailed of all maintenance and checks as per carried out as per the details given here-in-above duly signed by the Engineer-in-Charge and accredited representative of the contractor. The record thus created shall be cross linked to the PRB of the lift. This record alongwith PRM shall be produced while preferring any RAR/Final bill shall be preserved for a period of 10 years from the certified date of completion duly allocating identification number. However, the contractor shall not hold any responsibility in preserving the record in addition to the above the accredited representative of the contractor shall be responsible to maintain record as per Appendix ‘A’ to D of the particular specification attached here-in-after
