(A) ENABLING WORKS AND PROTECTION WORKS Providing and fixing double scaffolding system (cup lock type) on the exterior side, up to seven story height made with 40 mm dia M.S. tube 1.5 m centre to centre, horizontal & vertical tubes joining with cup & lock system with M.S. tubes, M.S. tube challies, M.S. clamps and M.S. staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for the required duration as approved and removing it there after .The scaffolding system shall be stiffened with bracings, runners, connection with the building etc wherever required for inspection of work at required locations with essential safety features for the workmen etc. complete as per directions and approval of Engineer?in-charge .The elevational area of the scaffolding shall be measured for payment purpose .The payment will be made once irrespective of duration of scaffolding

Net Covering: Providing and Installing vertical safety /protection net all around the building scaffolding including all temporary support. tying, bracing. etc. all complete. These net should be black color polypropylene net.

Careful Shifting of cupboards, benches, loose furniture etc stored from the hall/verandah's/chamber's and other working areas. The clearing should be done with utmost care to avoid any breakage of Historic furniture or damage to architectural features of the building.

Careful Packing of sculpture details/ decorative grill work/ delicate tracery / AC indoor & ODUs / Furnitures / and statuary in bubble wrap plastic sheet with masking tape and duck tape to ensure absolutely no damage to the details during the site works.

Propping with steel to support the leaned structure ( roof and wall) using pipes, channels, angles, girders , wooden wages to prevent further leaning/ collaps

Providing & placing / fixing 12mm thick plywood for protection of floors ,other openings during execution of work. The rate is inclusive of fixing charges with nails, screws etc complete.

Providing and laying high density plastic sheet of 5 mm thickness on the floor and other areas for protection and over temporary plaforms during restoration works. The plastic sheet to be of the best and approved quality available in market and as approved by the Engineer incharge.

(B) DISMANTLING & DEMOLISHING WORK Disconnecting, shifting, turning and removing Water Tank for repairs and testing after repairs and fixing in position with all connection etc. complete.Spec:

Removing and lowering down ceiling like wooden boarding from ATIC or false ceiling boarding/gypsym/ POP/ Bison board false ceiling carefully and stacking the same in the compound wherever directed by Engineer In Charge.

Removing the plywood partitions with the supports like wooden members carefully without damaging the other structure. The removal should be done in a such a way that the removed material can be reused. All removed materials should be carted away from the site & should be kept in a designated place as per the EIC.

Removing the existing design MS / CI grills fixed below windows at open verandah, sitout area & other locations. The grills should be removed carefully without causing damage to the adjacent structures & grills too. The grills should be handed over to the Client & to be stacked at designated place in coordination with EIC.

Removal of facia board: Dismantling the roof facia board etc. and storing the servicable and non serviceable facia board within the site primeses. The work also include involve removal of all residual nails etc complete to the satisfaction of the EIC.

Dismantling tiled roofing with battens, boarding etc. complete including stacking of serviceable material and disposal of unserviceable material within 50 metres lead.

Dismantling doors, windows and clerestory windows (steel or wood) shutter including chowkhats, architrave, holdfasts etc. complete and stacking within 50 metres lead :

Removing R.S. girders of any size and span, lowering the same and stacking the same as and where directed by the EIC in the compound etc. complete.

Removing the existing cement/lime plaster internally & externally of any thickness without causing dust nuisance and stacking the debris upto a distance of 50 Metre or spreading in the compound and cleaning the site etc. complete.

Demolishing brick work manually/ by mechanical means including stacking of serviceable material and disposal of unserviceable material within 50 metres lead as per direction of Engineer-in-charge.

Dismantling tile work in floors and roofs laid in cement mortar including stacking material within 50 metres lead.

Demolishing cement concrete manually/ by mechanical means including disposal of material within 50 metres lead as per direction of Engineer - in - charge. Nominal concrete 1:3:6 or richer mix (i/c equivalent design mix)

Removing the present treatment of waterproofing System (if any) given on the terraces and reach the sound surface below the present waterproofing system and cleaning the surface to reach the sound surface, remove all loose material with the help of tools and tackles from the surface and as well as from the hair line cracks & wide cracks if any.

Cutting Holes of any size and length as per the requirement in stone masonry walls to receive ends of girders of any size and making good damages done etc. complete as per the site condition as directed.

Dismantling the existing timber sections like joists, rafters, posts, purlins, planks etc. atany height and any floor of building along with ceiling of verandahs, court rooms,etc. taking due care forthe safety of the adjacent members, stacking the material separately and stacking at site with identification, marking with consultation of site Engineer, Architect etc. complete.

Removal of all existing paint and/or polish layers from rafters, trusses of roof,boarding, floor joists etc. by careful scraping using sand paper and grinding wheel if required and preparing the surface to receive french polish/melamine polish or paint etc. complete.

Removing old paint from steel and other metal surface and making the surface even withhand scraping or by mechanical means etc. complete.

Removal of Services lines : Carefully removing all electrical, plumbing, HVAC lines, Sanitary fittings & fixtures without damaging the structure attached. The work include removal of all clamps, fittings etc. & storing the same on site as directed by EIC. Removal of entire services is considered in this item. Hence Contractor can not claim in one go. To be claimed in parts as work progresses.

Dismantling W.C. Pan of all sizes including disposal of dismantled materials i/c malba all complete as per directions of Engineer-in?Charg

Removing urinal pans or wash hand basins with frame including disconnecting the sanitary and water supply connections, removing the same carefully and stacking the serviceable materials as and where directed including throwing the unserviceable materials outside.

Lowering down the debris of the existing building by anymeans without causing dust nuisance and damage to structure, stacking upto the 50 m the same as and where directed including cleaning the site complete. (Rate for loose material) (As directed by Engineer-in-Charge)

Removing any kind of debris including loading in truck and conveying to approved dumping point, uploading and spreading etc. complete.

C-STRUCTURAL & INTERIOR WORKS. Providng encasment to columns/ beams/ Pardi etc with free flow high strength non shrink micro concrete M-35 using single components and added with 100% by weight staturated dry stone aggregates water cement ratio shall be maintained properly as per manufactures specifications to achieve dense solid mass prepared micro concrete shall be poured properly as per in pre fixed holding boards slurry tight form work properly aligned to required size amd shape and well oiled air bubbles if any shall be removed by tapping the boards removinsg the boards after 24 hours and curing the micro concrete thoroughly for 14 days cost inclusive curing etc.complete.(Excluding reinforcement and preparation of damaged surface)

Filling of small pockets of any size in wall with brick bats or small pieces of bricks in lime mortar 1:4. This works to be carried out with prior intimation to the EIC. This item to be executed where all the small undulation pockets appears post plaster removal & also to make the wall in line prior to start plastering. (Consider Depth upto 115 mm).

Providing and fabricating structural steel works in rolled sections like joists, channels,angles, tees etc. as per detailed designs and drawings including fixing in position with connecting plates,braces and welding, riveting, bolting as necessary etc.complete.

Stone stitching in cracked stone patties, beam,and lintels. Providing and fixings of kota stones/tiles of 90cms length &width 15cm . The kota stones & tiles fixing with cement and araldite mixture in such a way that the entire length of stones complete contact with bricks/stone walls & fill the cracks.

Providing, cutting, bending, fixing the Stainless Steel flat, angle, box sections, bolts, nuts & screws wherever required as per the instructions given by Structural Consultant.

Providing and casting in situ cement concrete M-25 of trap metal for R.C.C. Slabs and landings above 12.5 cm thickness and upto and inclusive of 15 cm thickness as per detailed drawings and designs including centering, formwork, compacting, finishing the formed surface with cement mortar 1:3 of sufficient minimum thickness to give a smooth and even surface or roughening the surface if special finish is to be provided and curing. (Excluding steel reinforcement)

Providing and fixing in position Mild Steel bar reinforcement / Tor Steel bar reinforcement (FE 550 D) of various diameters for R.C.C. pile caps, footings, foundations, slabs, beams, columns,canopies, staircases, newels, chajjas, lintels, pardies coping, fins, arches, etc. as per detailed designs,drawings and schedules including cutting, bending, hooking the bars, binding with wires or tack welding and supporting as required complete.

Item to include supplying and fixing of HELIFIX makeHELIBOND Grout a Special cementitious grout with low expansion, non-gassing and injectable withexceptional thixotropic properties is to be used to bond the stainless steel Hi-Fin reinforcement bars andpins with the help of pressure gun to be injected in the slot of stone masonry, ensuring that it remains tightin the joint after curing. Providing injecting / grouting with lime slurry in stone / brick masonry walls, lime slury infusion with 10% white cement using pressure pump or by gravity including making holes, refilling and making good damages clearing etc. complete as Per Architect's instructions, payable by actual litres of material injected.

Providing and fixing Burma Teak wood planking of 25 mm thk for flooring/planking in the verandah or at any other location as directed, tongue and grooved including scaffolding if necessary and one coat of primer complete. Item to include all mouldings and chamfers to be made as per original design indicated by the Architects. Item to include using a larger section of wood to get the mouldings and chamfers as per original design, sample to be shown to the Architect for approval before fixing.

Providing & fixing bamboo wooden flooring of thickness 22-25 mm in sitout area & other area as instructed of approved quality & shade. The flooring material should be having tongue & grooved to have proper interlocking fix. The rate is inclusive of adhesive required to fix the bamboo wooden flooring.

Providing and applying machine or hand mix external minimum 25 mm thick double coat cement sand plaster; first coat to be 15 mm thick cement sand mortar of mix ratio 1:4 (1 Cement : 4 Sand) including polypropylene fiber of KRI-FIB make or equivalent 12mm long (1 bag in 50kg of cement), including waterproofing compound (WATERSEAL CONC, SIFUMEX 100 D of Krishna con-chem make or equivalent) 2 % by weight of cement. Providing anti termite treatment to joints of wooden beam/joists used for the roof work anddoor and window frames of the existing building as Per IS 633 (Part III) by drilling 6 mm dia holes at fourcorners at downward angle of about 45 degrees at the junction of wood work and masonry adn injecting150 ml of chloropyrifos of equivalent 5% emulsion concentrate sealing by filling putty etc. completecovering 2 years guarantee.

Providing anti termite treatment to the sides of flooring of the existing building as Per IS6313 (Part III) by punching holes 12 mm dia drilled at a distance of 30 cm centre to centre and injecting 50ml of cholropyrifos or equivalent 5% emulsion concetnrate Per one hole and sealing by filling putty etc.complete covering 2 years guarantee.

Providing and fixing CP Teak wood planking of 25 mm thk for false ceiling in the verandah or at any other location as directed, tongue and grooved including scaffolding. Item includes all mouldings and chamfers to be made as per original design indicated by the Architects.

Providing and fixing false ceiling of 15 to 20 mm thick decorative boards of fibrousplaster of paris including scaffolding if necessary, all architectural work like mouldings, cornices, coves,domes, cups as per detailed drawings and three coats of spray painting to boards etc. complete.(excluding frame work, runners and mild steel suspenders) .

18 mm thick Calcium Silicate Board made with Calcareous & Siliceous materials reinforced with cellulose fiber manufactured through autoclaving process.

Providing and fixing in position Gypsum board false ceiling with 12.5 mm thick Gypsumboards , screwed/fixed to the under structure of the suspended G.I. Grid constructed and suspended fromthe main ceiling consisting of ceiling sections of size 25 x 50 mm maximum centre to centre distance of600 mm perimeter channel and intermediate channels at maximum centre to centre distance 1200 mmgalvanised grid should be fixed to reinfoced cement concrete slab. Providing and fixing POP mouldings/ cornice bands, of 6" Vertical Height includinggrooves in wall, opening side vertical band, architraves, lintels etc. Item to include applying POP upto 1/2"thick to repair existing mouldings, cornice bands, architraves, lintels, pediment, ceiling, etc when eve rindicated by the Architect or Engineer in charge. Item to include checking all surfaces for proper line andlevel, scaffolding etc. complete. Mode of Measurement: Height/Width of the moulding to be determined asper the vertical/Width of the same irrelevant of the horizantal depth & inclined dimensions.

Providing and applying french polishing to new wood work including knotting, preparing the surface, etc. complete as directed by EIC.

Providing/fixing and restoring the wrought iron/cast iron ornamental railing including restoring the original missing intricate design by completely removing the railing and refixing in thefoundation. Item to also be executed in the eventuality of making a new railing complete with fixing etc.,Item to include stainless steel fixing dowels upto 10 " deep and 15 mm in dia to be inserted in thelimestone for fixing and/or SS pins upto 10 mm dia threaded at the end for anchoring etc.,. The fixing ofthe new stone and railing to stone would also include cutting out the stone etc., and filling the gaps with mortar grout.

Careful painting of cast iron brackets, railings and balusters after cleaning, preparing base, application of 2 coats of corrosion inhibiting primer such as zinc phosphate and) 3 coats of epoxy paint of of recommended brand of shade to match original colour or as directed by Architect.

Providing and applying one priming coat to over steel and other metal surfaces including preparing of the surfaces by thoroughly cleaning oil, grease, dirt and other foreign matter withwire brushing, fine fire steel wool, and sand paper, scaffolding etc. complete.

Providing and applying one priming coat to new/old wood surface on the underside of the floor including joists including preparing of the surface by thoroughly cleaning oil, grease, dirt and other foreign matter with wire brushing, fine fire steel wood, and sand paper etc. complete.

Providing and applying three coats of Epoxy paint of approved colour to new structural steel work and wood work in buildings and workshops including scaffolding if necessary,cleaning and preparing surface by solvent, degreasing and derusting by manual scraping/ mechanically bysand blasting/shot blasting, flame cleaning/ by chemical methods complete. (excluding primer coat).

Scraping the existing wooden door and window shutters with frame removing existing paints and or polish, by applying paint remover over wooden surface, heating by blow lamp, rubbing thesurface with sand paper & as directed by the architect etc complete.

Providing and applying Melamine polish of required finish to woodwork internally by spray machine including knotting and preparing surface by scraping, applying French polishing,s , complete.

Providing and laying cement concrete flooring 40 mm thick with M-20 cement concretelaid to proper line level and slope in alternate bays including compaction, filling joints, marking lines to givethe appearance of tiles of 30 x 30 cm ot other size, as specified and laid diagonally or square, finishingsmooth (with extra cement) in any colour as directed, and curing complete.

Providing & Laying of Bharat Tiles of Heritage revival type 200 x 200 mm size, 14-16mmthick of plain colour laid in a combination of one or more colours as per the design indicated by theArchitect and matching to the original flooring pattern for the corridor and verandah spaces , laid in cement mortar 1.5 to 3.5cm cement : sand bed mortar of 36 grade cement of rationot leaner than 1:4 with a neat cement slurry on top, of approved thickness. Joints should be as fine aspossible and filled with matching cement mortar as directed by architects.

Providing & Laying 23- 25 mm thk Bharat Tiles or equivalent cement tile as approved bythe Architect of 150 x 150 mm size in a combination of plain colour (plain colour include all therange (dark., light or premium)as available with the manufacturer) and design imprinted to matchthe original pattern upto using 4 colours or as per drawing issued and approved by the Architect, laidin a combination of one or more colours as per the design indicated by the architect and matching to theoriginal flooring pattern used in the building or as per drawing in cement mortar 1.5 to 3.5cm cement :sand bed mortar of 36 grade cement of ratio not leaner than 1:4 with a neat cement slurry on top, ofapproved thickness. Joints should be as fine as possible and filled with matching cement mortar asdirected by architects

Providing & Laying 20-25 mm thk Bharat Tiles or equivalent cement tile for border asper design of the existing/original pattern. The border design to be broken up into 3-4 components indifferent colours upto a maximum of 4 colours and pattern inserts to match the original design to completethe border as per the design indicated by the architect and matching to the original flooring pattern used inthe building or as per drawing in cement mortar 1.5 to 3.5cm cement : sand bed mortar of 36 gradecement of ratio not leaner than 1:4 with a neat cement slurry on top, of approved thickness. Joints shouldbe as fine as possible and filled with matching cement mortar as directed by architects.

Providing & Laying 23- 25 mm thk Bharat Tiles or equivalent cement tile witn printeddesign on each tile ranging from 300 mm x 300 mm to 400 x 400 mm upto a maximum of 4 coloursas per drawing approved by the Architect inset along with plain tiles in combination of one or more coloursas per the design indicated by the architect and matching to the original flooring pattern used in thebuilding or as per drawing in cement mortar 1.5 to 3.5cm cement : sand bed mortar of 36 grade cement ofratio not leaner than 1:4 with a neat cement slurry on top, of approved thickness.

Provision of Bharat tile or equivalent make cement tiles skirting 100mm ht. using Plaintiles (plain colour include all the range (dark., light or premium)as available with themanufacturer). Item complete with cement mortar 1:4 and finishing with 6 mm groove at the junctionbetween skirting and wall etc. Rate to be inclusive of tile, storage, all duties and taxes applicable.

Providing & fixing the black & white pre polished marble flooring of thickness min 15 mm in diamond shape pattern in CM 1:4. Size of marble pieces at main verandah to be 7"x7". Size of marble pieces at common sitout area to be 1'0"x1'0". The works to be executed as per the instructions given by the EIC.

Providing & fixing the pre polished marble inlay design flooring of thickness min 18mm as per the approved pattern in CM 1:4. The works to be executed as per the instructions given by the EIC. Location at the Suit Bedroom No 01.
