ANNUAL MAINTENANCE CONTRACT FOR PACKAGE/ CASSETTE /SPLIT ACs AT SRPL ASANUR.

Package ACs service items Part 1

Pressure Testing, Leak arresting of 5.5TR Unit- In case of any leakage in the circuit, Nitrogen pressure to be injected in the circuit for checking the leakage in the circuit. After detecting the leakage location, brazing of copper pipes to be carried out such that the leakage is arrested. Brazing to be carried out with Oxygen and Acetylene cylinder brazing set. No LPG Brazing set is allowed. After leak is arrested, Nitrogen pressure to be injected in the circuit at 250-300 psi and observe for 12 hours for confirming that the leakage was arrested. Vaccumising of the circuit to be carried out for 2 hours and R-22 gas to be charged in the circuit. The pressure of the charged circuit to be maintained at 60 psi and to be shown to Engineer-In-Charge. Line Item includes fixing of supplied Outdoor Unit assembly, Indoor coil, Copper pipe, Drier, Expansion Valve, Pressure Gauge, Compound Gauge and Compressor. Supply of R-22 gas, Outdoor Unit assembly, Indoor coil, Copper pipe, Drier, Expansion valve and Compressor will be paid seperately as per Line Items in the SOR.

Servicing of 11 TR ACs- Carrying out periodic preventive maintenance of the air conditioners as per the direction of the Engineer-In-Charge /Site Engineer including washing with water / detergent, filter cleaning, coil cleaning, checking of electrical wiring, current, gas pressure, replacement of components as required etc. so as to maintain the ACs in good working condition. During maintenance, all parts of the AC has to be monitored regularly and in case of non-functioning of any parts, the same has to be informed to Engineer-In-Charge. The Periodic preventive maintenance shall be carried out every quarter. The maintenance report to be submitted to the Engineer-In-Charge, indicating the functioning of all parts. In case of Breakdown of Package AC unit within 3 months, the breakdown has to be attended within 24 hours and no extra cost will be charged.The supplied Contactor, OLR,PCB, Belt, Blower shaft, Blower Bearing and HPLP Trip switch of Package AC Units has to be fixed during breakdown. The supply of Contactor, OLR,PCB, Belt, Blower shaft, Blower Bearing and HPLP Trip switch will be paid seperately as per Line Items in SOR
