M&L for annual preventive and comprehensive maintenance of Air Cooled Chiller Plant (3 x 80 TR) capacity with refrigerant R-407C (Make :Voltas Limited) through OEM i.e Voltas Limited or his authorised service centre with following plants/equipments, control panel of chiller plant complete all as specified and as directed as below :- (a) Air Cooled Chiller Model ACDS080DPMN2x2, capacity 241920Kcal/Hr Package with compressor 4 x 20 TR - 03 Nos (b) Hot Water Generator Module, Model RC-175, 3 Steps, 175 KW (Sl No. H061, H062) - 02 Nos (Make- Rapid Cool) (c) AHU (Model-ETU-180 H) with air quantity 17500 cfm, Static Pressure - 75mm Wg - 03 Nos at MSB 1 & 2 and MPB (Make- Edgetech Air System) (d) Chiller Water Pump Set Model KDI 1040 14 lps, 34.5m head, 7.5 kW/ 10 HP, 2800 r.p.m, 3 ph, 415 V, 50 Hz - 04 Nos (Make- Kirloskar Brothers) (e) Hot Water Pump Set Model KDI- 844 7.5 lps, 38.0m head, 5.5 kW/ 7.5 HP, 2800 r.p.m, 3 ph, 415 V, 50 Hz - 04 Nos (Make- Kirloskar Brothers) (f) Blower Motor at AHU with capacity 15 H.P, 3 ph, 50 Hz - 02 x 03 Nos (Make- Kirloskar Brothers) (g) Make up Water Pump Set Model- KDI 225 3.1 lps, 22.0 m head, 1.5 kW/ 2 H.P, 2840 r.p.m, 3 ph, 415 V, 50 Hz - 03 Nos (in 03 AHU) (Make - Kirloskar Brothers) (h) Humidifier Pump Set Model D832/16 with discharge 3.6 m³/Hr, 8 m Head, 0.37 kW, 1390 r.p.m, 3 ph, 415 V, 50 Hz - 03 Nos (Make- Kirloskar Brothers)

Notes: (i) (a) Inspecting the plant and/or the system and carrying out preventive maintenance of the HVAC units as per preventive maintenance schedule in quaterly basis i.e. four times in a year. However, the maintenance schedule should be approved from comptent authority within fifteen days of commencement of contract. (b) Quarterly checking the refrigeration system motor and starters for performance and ensuring the overall healthy condition of the plant. (c) Quarterly checking the HVAC system for any type of leaks in refrigerant gas and water circulation & the same also to be rectified within 24 hours (d) Taking a set of readings and then evaluating them to ensure satisfactory performance of the plant. (e) Quarterly checking the refrigeration control system and adjusting the settings, if necessary. (f) Cleaning of the Chillers on half yearly basis or more if required (g) Quarterly cleaning of condenser coils of Chiller AC Plant. (h) Quarterly cleaning of the Cooling Coils of the AHU and AHU pre filters (j) Lubricating/ greasing the bearings of Motors, Pumps and Fans on half yearly basis

(k) Replenishing the refrigerant due to any type of leak from the system (l) Attending the complaints/ breakdown as per requirement at site with in two hours and rectify the same with in twelve hours, otherwise a penalty of Rs 500/Hr will be imposed to contractor in both cases. (The complain should be lodged to contractor through whatsapp or sms or phone calls) (m) Yearly replacement of Compressor Oil alongwith other connected items (n) Replacement of Compressor if the same found defective (o) Reporting the healthiness of the plant and recommendations of improvements, if any (p) Replacement of condenser fan motor bearing if found damage (q) Replacement of AHU fan belts (B-94) on yearly basis (r) Replacement of AHU motor bearing if found damage (s) Replacement of chiller panel contactor if found defective/ damage (t) Replacement of chiller controller if found damage/defective (u) Replacement of chiller display if found damage/defective. (v) Replacement of Solenoid coil if found damage/ defective

(w) Replacement of expansion valve if it is not functioning w) Replacement of MPD if found defective (x) Replacement of Sensor if found malfunctioning (y) Replacement of stainless steel type temperature / pressure gauge of 100mm dia if not working or unserviceable. (z) Any other items which are reqd for smooth functioning of Chiller type Central Air Conditioning System is deemed to be included in this rate (ii) Any other spare parts required for smooth functioning of 3 x 80 TR Chiller Plant are deemed to be included in this rate (iii) The temperature of MPB & MSB-I & II shall be maintained at 23+ 2 degree centigrade and relative humidity must be followed at 55+5% (iv) Quarterly maintenance of hot water generator & replacement of unserviceable / defective spares as per site requirement. (v) Payment to the contractor should be done in quarterly basis after submission of necessary documents to Engineer-in-Charge.

(b) Quarterly checking and preventive maintenance of Panels such as disconnection of cables and reconnection through anti corrosive compound and ensuring the overall healthy condition of the panels (c) Quarterly checking the system and ensuring proper functioning of fuses, control cable, CBs, contactors etc. (d) Taking a set of readings and then evaluating them to ensure satisfactory performance of the AHU and Chiller Plant. (e) Cleaning of the Panels both externally and internally by mild cleanser (maximum four times in a year based on the requirement) (f) Replacement of defective spares as per existing make where ever required (g) Yearly painting of panels as per existing shade after treating old painted surfaces (h) Reporting the healthiness of the plant and suggesting improvements, if any (j) Attending the complaints/ breakdown as per requirement at site with in two hours and rectify the same with in twelve hours, otherwise a penalty of Rs 300/ Hr will be imposed to contractor in both cases. (iii) Any other spare parts required for smooth functioning of 3 x 80 TR Chiller Plant Power/Starter Panel are deemed to be included in this rate.

M&L for writing letters, figures, index, arrows, etc. not exc 30cm in height on LT Panel or any other specified location as required complete all as specified and as directed.

M&L for painting of Panel Boards or any other plant or equipments over 10cm width or girth and applying two coats of synthetic enamel paint after and including treating of old painted surfaces complete al as specified and as directed.

M&L for earthing copper earth plate electrode 900 x 600 x 5mm thick with charcoal and salt and treating the surrounding soil with magnesium sulphate, buried directly in ground (earth pit not less than 2.4m depth below ground level) with top edge of the plate not less than 1.5m below normal ground level connected to copper strip 32 x 6mm dia by means of brass nuts, bolts, washers & protection pipe for earth strip from the earthing plate to the equipment/ test point/ panel, (50mm bore GI pipe, light grade), watering pipe from plate to earthing pit (20mm bore GI pipe, medium grade), funnel with wiremesh. The earthing pit made up of PCC (1:3:6) type C-I (using 20mm graded stone aggregate) and pit cover, made up of 40mm thick pre-cast RCC (1:2:4) type B-I (using 20mm graded stone aggregate), reinforced with 6mm dia TMT bar and suitable handle of 8mm dia TMT bar including necessary excavation and earth work complete all as shown in SSR Part-I Electrical Plate No. complete all as specified and as directed. Note:-(i) The copper strip and protection pipe beyond 7.5m length shall be measured and paid separately. (ii) Rate quoted shall be deemed to be inclusive for necessary excavation and earthwork, Chemicals, like magensium sulphate, etc. (minimum quantity 150 kg for treatment of surrounding soil may be required)

(iii) The desired value of earth resistance is less than 2 Ω, on testing after completion if the desired earth resistance is not obtained; the earthing will be redone at no extra cost, otherwise it will not be measured and paid to the contractor. iv) The approx size of earth work for chemical treatment of soil and earthing is 2.4m X 1.5m X 0.6m {D X L X W] and form work of size1.2m X 0.9m X 0.6m for pouring charcoal & salt is deemed to be included in this rate v) During earth work if surface water found at site, the cost for dewatering through pumpset is deemed to be included in this rate.

M&L for Earthing complete with copper earth plate electrode of size 600 x 600 x 3.15mm thick buried directly in ground (earth pit not less than 2.25m depth below ground level) with top edge of the plate not less than 1.5m below normal ground level and connected to copper strip of size 20 x 3mm dia by means of brass nuts, bolts, washers, etc and protection pipe for earth wire from the earthing plate to the DB/main switch/Panel, (40mm bore GI pipe, light grade), watering pipe from plate to earthing pit (20mm bore GI pipe, medium grade), funnel with wiremesh. The earthing pit made up of PCC (1:3:6) type C-I (using 20mm graded stone aggrtegate) and pit cover made up of 40mm thick pre cast RCC (1:2:4) type B-I (using 20mm graded stone aggregate), reinforced with 6mm dia TMT bar and suitable handle of 8mm dia TMT bar including necessary excavation and earth work as shown in SSR Part-I Electrical Plate No. 5 complete all as specified and as directed.

Notes: (i) The copper strip and protection pipe beyond 7.5m length shall be measured and paid separately. (ii) Rate quoted for excavation and earthwork shall be deemed to be inclusive (iii) The desired value of earth resistance is less than 5 Ω, on testing after completion if the desired earth resistance is not obtained; the earthing will be redone at no extra cost, otherwise it will not be measured and paid to the contractor. (iii) Form work of size 0.9m x 0.9m x 0.6m for pouring charcoal & salt are also deemed to be inclusive with quoted rate. (iv) During excavation and earth work if surface water found at site, the cost for dewatering through pump set is also deemed to be included in this quoted rate. No extra cost shall be admissible for dewatering.

Taking out old corroded earth continuity conductor of any types or sizes from brick wall/RCC structure/ CGI sheet or equivalent location carefully including making good to all disturbed surfaces complete all as specified and as directed.

M&L earth continuity conductor or main earthing lead fixed to wall/roof by DMC insulators (as required basis) on any other indicated location for loop earthing, etc. with 20 x 3mm copper strip complete all as specified and directed. Note : Copper strips shall be fixed on bridge insulator of 60cm apart if required.

M&L earth continuity conductor or main earthing lead fixed to wall/roof by DMC insulator (as required basis) on any other indicated location for loop earthing, etc. with 32 x 6mm copper strip complete all as specified and as directed. Note : Copper strips shall be fixed on bridge insulator of 60cm apart if required.

M&L for re-fixing of old earth continuity conductor or main earthing lead of any types or sizes (Copper or Aluminium or GI) to wall/roof by DMC insulator (as required basis) on any other indicated location for loop earthing etc with 20 x 3mm copper strip complete all as specified and as directed. Note : Copper or Aluminium or GI strips shall be fixed on bridge insulator of 60cm apart if required.

Taking out old old existing corroded steel tubes of any types or sizes from brick wall/RCC structure/ CGI sheet or equivalent location carefully including making good of all disturbed surfaces complete all as specified and as directed.

S&F galvanized steel tubes of size 40mm bore, light grade, including all fittings, like bends, sockets, etc. and fixed on walls/ceilings/floorsby means of MS clamps for earth strip protection complete all as specified and as directed.

All as per Serial item No. 12 here-in-before but of size 50mm bore, light grade.

M&L for clamped joints (by overlapping the bars and applying clamps around the overlap) after brazing the jointing portion of the copper earthing strips complete all as specified and as directed.

M&L for test point terminal block, made of gun metal for phosphorous bronze size 75 x 75 x 25mm, drilled and screwed including 3 Nos. 8mm dia 25mm long hex head screw within halogen free weather proof IP-66 enclosure with one/ two nos mounting bracket complete all as specified and as directed. Make : Hensel/Sintex Industries Ltd/OBO Note : The test point should be 1.0m above ground level.

Dismantiling asbestos cement (corrugated/semi corrugated, etc) sheets in roof coverings including ridges complete all as specified and as directed.

S&F pre-painted galvalume aluminium zinc coating GI based corrugated steel sheet 0.50mm of any colour having tensile strength of 550 Mpa as in roof covering/cladding to wall, fixed with self tapping screws complete all as specified and as directed
