CWE/CHM(U)-33/2026-27 PREVENTIVE MAINTENANCE OF AC PLANT IN MANEKSHAW AUDITORIUM UNDER AGE E/M II OF GE(U) CHANDIMANDIR

Organizing visit of skilled technician/ Engineer of OEM (which is Blue Star) of central AC Plant of capacity 2 x 56 TR (Chilled water and strip heater type) air cooled type installed at Manekshaw Auditorium for the followings :- (i) Depute a skilled technician/ Engineer for two working days except Sunday/ Holidays. (ii) Checking, Testing and providing consultancy for necessary repair to be carried out and providing necessary testing report of each Central type AC plant unit. (iii) Providing consultancy for repairing maintenance schedule for the smooth working of all equipments. (iv) The entire equipments will be serviced in presence of skilled technician.

The details of plant equipments are as follows:- (i) Multi stage reciprocating compressor: Model. XACYS2060R2. Make: Blue Star (Capacity 18 TR each) (Three Nos in each set) -02 Set (ii) Electrical control panel (LT) 440 volts, 680 Amps - 02 Nos. (iii) Condenser and chiller of shell and tube type - 02 Nos (iv) AHU blower motor of capacity 11 KW - 02 Nos. (v) Chilled water pumping set of 7.5 HP, 3 phase, 440 volts - 03 Nos. (vi) Paharpur induced draft cooling tower, 204 Ton, with 15 HP - 01 No wheather proof, gear driven electrical motor. (vii) All other connected items of the plants/ equipments/ machines mentioned in respects of sub paras (i) to (vi) above. Contd..

Contd.. (viii) Air handling unit, blower, evaporating coil and other sections of humidification arrangements, electrical panels etc and all other connected items - 06 Nos. (ix) Water softening unit with monoblock pump 2 HP- 01 No. Notes :- Following checks and duties shall also be carried out under this item:- (a) Checking the proper functioning of all Air Conditioning plants 2X 56 TR and AHU's. Make: Blue Star.

Supply and charging of Gas R-407C suitable for 2 x 56 TR chiller plant after detecting and rectification of any leakage in system by using CO2 gas and flushing the complete system with Nitrogen gas as required complete all as specified and directed by Engr-in-Charge. Note : (a) Gas to be brought by contractor at site from authorised dealer in company sealed cylinder. (b) The unit rate inserted shall deemed to be included the cost of CO2 and Nitrogen gas to be used for leakage test and flushing and pressure test prior to charging the gas in plant as required.

M&L for servicing including petty repair to chiller pump 7.5 HP (5.5 KW) after disconnecting electric connections such as replacement of gland packing, bearing, seal, coupling, nut bolts washer, greasing etc as required for satisfactory operation for pump complete all as specified and as directed by Engineer-in-Charge.

Disconnecting Electrical and pump connection from unserviceable Motor of capacity 7.5 HP (5.5 KW), 3 phase, 415 volt and transporting to workshop for rewinding the motor dismantling, cutting and removing the burnt windings from the motor, cleaning the core, removing all carbon by chemically and rewinding with existing size/gauge of super enameled/ copper wire and other approved insulating materials, heating, drying up, re-assembling, refxing and re-installation at site complete and testing on load complete all as specified and as directed. Note: (i) Required T & P such as chain pulley block and transportation shall be contractor's responsibility and quoted rate shall be deemed to inculde the same. (ii) After assembling, rewinded motor shall be checked for no load current and full load current all as directed. (iii) Replacement of unserviceable parts will be measured and paid in respective items of schedule.

Supply only of Ball bearing suitable for 7.5 HP (5.5 KW) motor complete all as specified and as directed by Engineer-in-Charge.

Supply only of Motor terminal box of sizes for 7.5 HP (5.5 KW) motor complete all as specified and as directed by Engineer-in-Charge.

Supply only of Shaft key of suitable size for 7.5 HP (5.5 KW) motor complete all as specified and as directed by Engineer-in-Charge.

Material and labour for descaling of condenser unit of 56 TR Each (Chilled water and strip heater type) air cooled type plant including accessories like pipe line and condenser tubes by using wire brush and cleaning thoroughly by using cleaning prescribed chemical (as per IS) to make system serviceable complete all as specified and as directed by Engineer-in-Charge.
