REPAIR MAINT OF CENTRAL AC PLANTS AT AF STN MEMAURA

Carrying out maintenance of central AC plant water cooled micro processor based having scroll compressor,chilled water system type of capacity 2x37.5 TR by regural maintenance by a trained mechanic & OEM rep as and when required (on order) for checking/rectifying defect to make the plant in serviceable condition within 72 hours in case of major break down, along with all tools,brazing tools and materials elctrical testing tools etc to make plant serviceable including setting of in/out temperature of microprocessor control panel and also required dismantling,refixing serviceable parts and replacing defective parts (new parts shall be measured and paid seperately and paid under respective items as supply only) complete all as specified and directed. NOTE :The work per unit includes :- (i) General visit to be done as ordered to carry out work during contract period by OEM rep in addition to daily visit of mechanic (ii) checking of proper funtioning of microprocessor and all its parameters are as specified if any error,resetting as per design condition. (iii) checking repairing of control wiring. (iv) checking/setting of water flow swith,HP/LP switch (v) functioning of chiller & condenser with design parameter (vi) functioning of compressors (vii) all others functioning of control parameter of AC Plant required for achieving design parameter of conditioned space. (viii) Proper visit and maintenance work carried out record has to be maintained duly signed by contractor and Engr-in-charge.

Material and labour for de-scaling and cleaning of chocked pipes of water circulating lines including service valves, condenser (heat Exchanger) to cooling tower by circulating concentrated de-scaling solution (concentrated hydrochloric acid) mixed with water in suitable proportion till the complete deposits/scale is removed but min 24 hours whichever is later & as ordered, circulating through pump, servicing of valves, cooling tower, water spray assembly, cleaning with suitable size of drill rod, wire brush including dismantling and connecting all dismantled components in proper position after servicing/ overhauling/greasing etc. replacement of packing gasket 3mm thick, nuts, bolts with washer, testing of water line for leakage, complete all as specified and directed for central AC plant central AC plant 2x37.5 TR capacity. Note: De-scaling of one condenser/ Chiller will be consider as one job.Each condenser to be carried out as per site requirement & as directed.

Micro controller in replacement of old unserviceable microcontroller (LCD type) complete with internal PCB Controller board/card along with outer (external) display contyrol unit with inclusive of all control wiring/ terminal etc complete as a single unit for one machine complete in respect suitable for blue star chiller machine of capacity 37.5 TR.complete all as specified and directed.

M&L for painting the interior and exterior parts of cooling tower of central AC plant of cap 2X37.5 TR with epoxy seal paint as per the manufactures specifications including prepairing the surface of cooling towers afters removing all the PVC fills, nozzles, ID fan and cleaning the water collecting tray for algae free surfaces using necessary detergent chemicals complete sealing the leakage on the body if any while apply the epoxy sealing paint complete to all as specified and directed.

M&L for carrying out pressure leak test by nitrogen gas of the system of AC plant 2x37.5 TR for leak proof valve joints, seal & other connected contacts etc. including identifying and rectifying of leakage (if any) and maintaining constant pressure of 160 PSI on lower side and 300 PSI on higher side for 24 hours, complete all as directed. Note : T&P and nitrogen gas shall be arranged by the contractor at his own cost without any extra cost.

M&L for charging of refrigerant gas (R-407C) in 2x37.5 TR central AC plant including provision of all T&P as required at site.

Taking out the filter from AHU up to 10000 CFM cleaning the cooling coils/hot water coils/inside layers of modular AHU panel with suitable chemical and jet of water pressure with pump and remove all the scale and foreign material deposited in side coil followed with air pressure to sweep up all the paticles and ensure through flow of air over the cooling coils including cleaning of blower section/stainless steel drain pan with all drain GI pipes complete as specified and directed and refixing the air filter after cleaning of central AC plant 2x37.5 TR

Replacement of AHU Pre filter of 50 mm thick washable type with filter element made out of synthetic non woven media supported by HDPE mesh on both side including stitching in diamond pattern complete including frame and suitable for efficiency 90% down to 10 micron EU-3 type complete all as directed & specified,of 2x37.5 TR central AC plant

Replacement of AHU secondary dry type cleanable and easlily maintainable air filter in 2x37.5 TR central AC plant, suported by GI wire and folder to form accordion plate having an efficiency of 95% down to 5 micron EU-5 type complete all as directed & specified.

Supply & Fixing in replacement fan belt for cooling tower fan of central AC Plant of cap 2x37.5 TR as per site requirement and as per sample .(Make : DUNLOP/FENNER/ECODRIVE)

Pressure gauge of any description and in any position and Supplying and fixing Freon gas pressure gauge of range 0 - 150 PSI, 150 mm dia complete all as specified & directed. (Make : Fiebig /ACCEL/WAAREE/WIKA/MAHAVEER)

Taking up or down butterfly valve of any description and supply, fixing and testing new butterfly valve of 50 mm bore in existing pipe line after necessary cleaning etc.complete all as specified and directed.

M&L for complete overhauling of 7.5 HP water pump cleaning, oiling, greasing and replacement of other worn out/unsv parts of pump if required complete all as directed.

M&L for complete overhauling of 3.0 HP water pump cleaning, oiling, greasing and replacement of other worn out/unsv parts of pump if required complete all as directed.

Supply & Fixing in replacement MCCB 63A, TP, 16 KA breaking capacity,with adjustable thermal magnetic release with spreader links on both sides with existing size and make as suiable to fit in the existing LT panel, complete all as directed.

Supply & Fixing in replacement MCB 32A, TP complete with connection testing and commisioning, complete all as directed.

Pumping back the refrierant gas to a seprate gas cylinder from the AC plant,before leak test with the help of required T&P and charging back the same refrigerant gas to the AC Plant after the leakage test, complete all as specified and directed.

Taking out the filter from AHU of capacity 14000 CFM cleaning the cooling coils/hot water coils/inside layers of modular AHU panel with suitable chemical and jet of water pressure with pump and remove all the scale and foreign material deposited in side coil followed with air pressure to sweep up all the particles and ensure through flow of air over the cooling coils including cleaning of blower section/stainless steel drain pan with all drain GI pipes and refixing the air filter after cleaning of central AC plant 3x20 TR complete as specified and directed

Cleaning of cooling tower of central AC plant of cap 3X20 TR by applying the suitable chemical and removing al the deposited dust, forign material, cleaning of filter and servicing of CT fan motor, sprinklers and PVC arms complete all as specified and directed.

Supply & Fixing in replacement sprinkler of cooling tower of central AC Plant of cap 3x20 TR of make as per site requirement or as per sample

Supply & Fixing in replacement CT fan blade for CT motor of cooling tower of central AC Plant of cap 3x20 TR of make as per site requirement or as per sample

Disconnecting and removing existing unserviceable interconnecting wiring and connections of electric control panels of Central AC Plant of 3X20 TR Cap after thorough checking and inspections at site and material & labour for repairs of electric control panel & its interlocking system by using PVC insulated and unsheathed stranded copper conductor cable, single core,1.5 Sqmm size, 1100 Volts grade cable for making functional controls of the compressor, condenser water pump, Air handling unit, cooling tower fan, LP/HP/Differential oil, pressure switch, solenoid valve, capacity control valve, thermostat, humidistat, heater, auxiliary contactor, push buttons, indicator, amps meter, volt meter complete as required at site for functioning of central AC plant, all as specified and directed by Engineer-in-Charge. Note :- Cost of copper conductor cable,single core,1.5 sqmm size is included in quated rates.

S&F in replacement of Electronic timer for star-delta starter of series ETR 550.

Supply, fixing & testing complete contactor ML-3 type, three pole power contactor with 2 NO + 2 NC auxiliary contacts for AC circuit having current rating (AC3) of 32 Amps at 415 Volts, 50 Hz. confirming to IS/IEC 60947-4-1. Make : L&T/Havells/C&S or equivalent

S&F in replacement of thermal over load relay of various ranges as per existing make and model starting from 9 Amps to 42 Amps complete all as specified & directed.

Dismantling the burnt Squirrel cage induction motor of capacity 25 HP and rewinding motor by using super enamelled copper winding wire of same gauge as existing and replacement of gun metal bush, bearing,other worn out/unsv part if necessary and refitting the same, testing and commissioning as per specified and directed.

Dismantling the burnt motor of capacity 7.5 HP and rewinding motor by using super enamelled copper winding wire of same gauge as existing and replacement of gun metal bush, bearing,other worn out/unsv part if necessary and refitting the same, testing and commissioning as per the entire satisfaction.

Dismantling the burnt condenser pump motor (Make of motor: Kirloskar) of capacity 5 HP and rewinding motor by using super enamelled copper winding wire of same gauge as existing and replacement of gun metal bush, bearing,other worn out/unsv part if required and refitting the same, testing and commissioning as per the entire satisfaction.

Dismantling the burnt cooling tower motor (Make of motor: Kirloskar) of capacity 3 HP and rewinding motor by using super enamelled copper winding wire of same gauge as existing and replacement of gun metal bush, bearing,other worn out/unsv part if necessary and refitting the same, testing and commissioning as per the entire satisfaction.

Microcontroller in replacement of old unserviceable microcontroller (LCD type) complete with internal PCB Controller board/card along with outer (external) display contyrol unit with inclusive of all control wiring/ terminal etc complete as a single unit for one machine complete in respect suitable for blue star Package type AC Plant of capacity 11TR.complete all as specified and directed.

Taking out unsv/damaged scroll compressor from Chiller unit in central AC Plant of cap 3X11 TR and Supply & Fixing scroll compressor 5.5 TR capacity, suitable for low ODP refrigrant like R407C including initial compressor oil filling to appropriate level complete all as directed by Engr-in- Charge as well as testing and commissioning as per the entire satisfaction.

Taking down unserviceable condensing coil unit and supply and fix new condensing coil unit suitable for outdoor unit of 3X11TR AC plant, as per the existing, including brazing the suction / discharge lines and filling the suitable refrigerant gas and testing on all as specified and directed.

Supply and fixing in replacement of condenser/cooling fan blade suitable for 3X11TR Package AC complete all as specified and directed.

Supply and fixing in replacement of condenser motor suitable for 3X11TR Package AC all as specified and directed.

M&L for preparartion of old painted steel or iron surfaces of LT Panel of various size by scraping with steel wire brush/scrapping with emery paper etc and apply one coat of synthetic enamelled siemens grey/existing colour (Painting shall be done by spray machine).complete all as specified and directed.
